Waterfront vacation rentals in Tulum

We had a lovely stay here for 5 nights. Juan was easy to communicate with and was able to get us checked in earlier! The apartment was beautiful. The only thing was that it was quiet, the pools and common areas were not used by many. But if this is what you are needing, its perfect!

Excellent apartment with swimming pool (single pool) . In a modern complex with natural decor respecting the surroundings of the city.. That has everything you need for nice stay in Tulum. A tip, be careful with the accesses because the streets are almost impassable. The place doesn't almost have a phone signal reception. It has internet in the room. And at the reception of the condominium. With those exceptions the stay, it's almost 100%. I would definitely come back.

Good location. Great shower. Cama ok. Near downtown but far away from the beach.

ANTAL is a wonderful place to stay! It is super quiet and has absolutely beautiful design inside the apartment and in the building common areas. The pool and common areas were fantastic with comfortable lounge furniture, gentle activities (cornhole and giant jenga), and lots of shade. There is a 10 minute drive down a dirt road, but that does keep things quiet. The only negative was that there was a lot of sargasso on the beach while were were there, but that was true of absolutely everywhere along the coast.

My husband and I loved staying here. Beds were very comfortable, a/c worked great. was very accommodating . We had all of our needs meant. Our host was very prompt when we had questions. Will definitely stay here again.

This was a great spot to spend the night in Tulum. It wasn’t right in the heart of things (more in the area currently being built up), but still a pretty easy walk for us to some really good restaurants. Liz was very communicative and helped me to navigate how to get there and gave advice on things to do the next day and how to get to those things which was much appreciated. For us it was the perfect spot to spend a relaxing night in Tulum.

Overall good experience. The unit is tucked away in a private subdivision with a guard so felt safe. The unit itself was a one bedroom studio with private bathroom and kitchen. There was a private caretaker (Luis) who was very responsive and friendly. The unit is in a clearing with several other units and a private beach with lawn chairs and canoeing equipment. The host was also very gracious to supply the unit with a large tank of drinking water. It was also fairly quiet. Cons: There was a lot of construction and the roads were very dusty and not paved which made for a bumpy ride. The unit was also a little run down- I would not say it was luxurious. The main con was that the AC wasn't powerful, so when I was there around 95 degree F outside, it would get to about 75 deg F minimum inside the unit.

The place is very nice and private, a safe area, and it is very pleasant to stay. It is worth it and is not far from beaches and the hotel area

This was a fantastic place. My husband and I came down for a quick visit and had a wonderful time here. Everything was perfect down to the privacy, the outdoor seating, beachfront. I loved that I could open all the front doors and allow the constant ocean breeze to roll through the house. There were great restaurants and shops within walking distance from the beach. Our host very communicated with us from the time of booking till we left. He gave us suggestions for different places to eat and things to do. The staff was amazing! Every day the cleaning service would come by and tidy up the sand and the salt covered windows to keep a beautiful view all the time. Reed our host set up a Couples massage one evening at the villa that was so good. This was worth every penny, and so much better than being in the resorts.

My husband and I decided to spend our honeymoon at Yellowbird, and we had an amazing time! Everything was super clean, and the host was very responsive to all of our questions. We were surrounded by local restaurants, and I really enjoyed being able to explore the community. I'd love to come back to Yellowbird in the future. We had a wonderful week at Mataray Tulum. The place is beautiful and peaceful and having the private beach made all the difference. But importantly, the staff were incredible. So accommodating and friendly, and always offering advice on where to go for dinner or excursions. There was never a tie that we didn't feel taken care of. The accommodation was amazing. The beds were amazingly comfortable, and my husband and son had great fun in the evening playing pool upstairs. The balance of having your own accommodation, but being connected to a hotel if you want food or drinks was a great combo! We will definitely come for another visit.

Great house in a great location with an amazing staff. Having a chef for meals was really nice, and the staff was all great. Cannot wait to come back.

This place is heaven! I now understand why this place has a perfect review score: it truly lives up to all of the expectations set, and then some. The house is super peaceful and private-with two very helpful and friendly caretakers onsite when needed, but totally out of your way when not. We basically lived in the pool and adjacent palapa and just lounged for 5 days in this small slice of paradise. Don't expect to swim in the ocean (we got lucky and the sargassum subsided 1 afternoon) -- but its not an issue at all. The pool is amazing + there are so many cenotes and swimming spots within a 5-20 minute drive (15 mins from Xelha, highly recommend). The inside is exactly everything a couple needs - it felt like a luxury suite at a 5 star resort. Large comfy bed, nice bathroom, and decent sized kitchen and living room -- all super clean and well stocked. We grocery shopped and cooked a few meals + there are many decent restaurants within a 5-20 min walk or short drive. We will be back!

We loved staying at Deanna's. We didn't want for anything and found the accommodation beautiful! Located in a small, very quiet and well-maintained neighborhood. The public pool is also lovely! Favorite for the kids' room with the big snake, they loved it! ❤️

LOCATION LOCATION LOCATION ! This place was a few steps away from one of the most beautiful beaches in the world and the best part was that it was lonely ! Juan Luis was very attentive and such a great host ! Only negative comment was that there was hardly ever any hot water. But other than that, it was great !!

We had a great stay. The property was spacious with lots of enclosed yard space around the pool that was great for our kids, and having the separate guest house was really nice. The location was also great, just one block from great restaurants and shops. Short drive to the beach and cenotes as well.

Over all this was a great stay. Daniel was very responsive to any communication we needed. We really liked that there was a friendly security guard present at night. Definitely made us feel safe.

This place was amazing! Lived up to my expectations and was the perfect private beach getaway for my wife and I! Amazing views, kind staff, and my wife felt very safe there as well! It’s definitely off the beaten path but that’s what we wanted, and if you have a rental car it’s perfect! As others have said, be prepared for little critters like ants or other bugs. Other than that, could not recommend this place enough!!

This was a beautiful and peaceful home, with everything you could need close by! The hosts, Isaac and Viviana, made our trip even better with their quick responses and consistent support throughout our stay. I highly recommend staying here!

Comfortable place in a quiet neighborhood and an excellent host

We were super comfortable in this accommodation, good communication and attention from the beginning, we traveled with 10 members and we were all able to enjoy it, great place to rest and enjoy the pool, the accommodation is in a very good location, we will definitely return!

We loved every minute of our stay at Daniels place. The apartment is lovely and has all you need for an incredible stay! The area Aldea Zama is for the sure the best area to stay when visiting Tulum. The apartment is a few minutes walk from the beach and supermarket. Daniel provided us with great local recommendations and communication was perfect. Thank you for hosting us, Daniel!

This was probably the best Air BnB I’ve ever rented. It was very well kept. Super clean, smelled great, and it had a fantastic coffee machine and a clothes streamer!!! The location was great. Right between town and the beach. The bikes were a great addition. It was easy to ride anywhere we wanted. Or walk down the street to numerous delicious restaurants. Our stay in Tulum was definitely enhanced by this place. The host Michael was wonderful and the little old man gate guard was so cute and helpful. The beds were comfortable. Although one friend chose to sleep on the couch one night because the couch was so comfortable!! There was a washer and dryer which came in handy. Two bathrooms which is always nice when travelling with multiple people. Loved, loved, loved this place. Would stay there again in a heartbeat!
