Six great friends (3 couples) stayed at this beautiful just right house. We loved the beach accessibility, the sound of the Caribbean waves, the daily visit and feeding of the iguanas, the refreshing pool and each of the suites with its own bathroom! We rented 2 golf carts to get us around the island and to the wedding we came there to attend. Everything was just as we needed! I thought we'd want more tvs but we never turned it on once. Bedroom AC worked great and we had really good water pressure for our showers. Thank you so much for your hospitality! We'd absolutely stay again!

Loved this Airbnb ! Will stay again in the future , we loved the location of this place, balcony was on the 9th floor giving a beautiful view of the hotel zone and access to the beach! Definitely recommend this place for anyone who wants to party , it’s a seven minute walking distance to ultramar ferry ( caracol beach )to go to Isla Mujeres , good tacos from across the street and a 7/11 next to the place for snacks and drinks ! Restaurant from the Airbnb by the pool was delicious, staff was friendly and the drinks were great! Sergio was attentive and quick to respond to any of our questions !

This is a top of line view and very homey kind vibe. Hosts were great and very helpful. Luxury kind of feel and the place was even nicer than the pictures look. Nothing but positive feedback on this home.

My family enjoyed our 5 night stay. Perfect location right by restaurants and beach. Stayed in lower 2 bedroom apartment which you could just walk out front door to town or back door to beach.

Had an amazing week at Cherri’s condo - the view was unreal and we loved the great snorkeling right out front of the building!

Need help finding the place and there are a LOT of stairs. Beds aren’t great and no coffee. But man - literally not a better location on the island and the place is huge with very comfortable space for a couple plus two other real beds. If price isn’t an issue for you, you can’t pick a better place and a more helpful host!

Rosa and Vitto was amazing from checking in to checking out. The place was beautiful inside and out. Me and my wife enjoyed our stay felt right at home. Rosa was very helpful on booking a lot of things for us as well. I would highly recommend this place to anyone going to Tulum.

It was excellent, the host was always attentive to us, and answered quickly. The house is very comfortable and above all very clean, with everything in order. In a very safe private community, friendly guards at all times. I recommend it 100%. They welcomed us with the air conditioning in the room on for a comfortable welcome. It has everything you need to spend a long time in Playa del Carmen. Convenience stores two blocks away, it has a shared pool. Overall excellent, that's why 5/5.

i recommend the house, because what we liked the most is the security in the fractionation, which the host was from a day before, during and afterwards very attentive to us and our needs. The house is comfortable, comfortable, it has everything you need from glasses, cups and pans, to washing machine, iron and parking. in conclusion we would be back with my whole family on site.

Breathtaking interior in the home. Was an amazing home to live in while traveling around Cancun. It was a very stress-free experience and I was able to whole-heartedly enjoy my trip.

This place is a hidden gem! We loved that it wasn't right in the city center, but a very easy taxi ride or drive to it, giving us the privacy we wanted but the action when we wanted. The pool is clean and beautiful, the kitchen is well stocked and came with surprise fresh fruits for us, and Ana was exceptionally helpful throughout. All in all a fantastic stay and wish we could've stayed longer!

We had a great time, Francesca's house is perfect! Well-equipped, secure, in front of the pool and well placed to visit the surrounding sites. The people who monitor access to the residence are very nice and helpful. Francesca, despite her physical absence, was always available and provided good advice. if we have to come back to this area, we'll be back with pleasure at Francesca's ☺️ We highly recommend this accommodation.

Wow, BOOK it now! We loved our Spring Break retreat here. The sprawling house is amazing. It was perfect for our 2 families (9 ppl - 4 adults, 5 teen or preteens). We had enough room to spread out but all connect in the amazing spots throughout the property. The house setup gives lots of flexibility to accommodate variety of guests. The porch is awesome. The pool and waterfall are relaxing. The cenote is truly uniques. The support team (Ruth - housekeeper and Rafael - handyman, grounds) are a superb extra perk. We coordinated for a bfast and dinner by Ruth and perfecto. They treat the property and guests with real caring. The location is convenient for all types of activities. We couldn't have asked for more and highly recommend.

Beautiful stay! Very comfortable for our family of 4!! So nice to have beach gear (chairs, beach blanket, snorkels/fins/masks/small umbrella) and household basics provided (tp, dish soap, drinking water, shower soaps, napkins, cooking oils and spices, and ground coffee). We enjoyed the back yard space a bunch. Loved the coffee shop treats in the Am. It's a lovely comfortable spot.

Robin’s place was perfect for our multi-generation family holiday. The simple studio apartment on the ground floor was perfect for me and my little kids, and the more luxurious apartment upstairs was very comfortable for grandparents and aunt&uncle! The pool and backyard were tidied daily (the pool was so refreshing and a big hit with the kids), and the beach was just a quick walk over the road. We were perfectly situated for a relaxing and peaceful family trip. Robin organized a van and driver to drive us to and from the airport, and a chef took cook dinners for us — which was such a treat! Robin was super responsive and friendly and always very quick to reply. I would not hesitate to recommend this place to others!

Nice house with a solid outdoor area to hang out in. Easily fit our group of 8. Good affordable option to stay on the beach!

Sylvia's home was just perfect for our sisters getaway. 3br/ 3bath and a great living area to gather. The decks overlooking the ocean were perfect for morning coffee and cocktails by pool (overlooking the ocean) were splendid. Local concierges and housekeepers Maribel and Jose couldn't be more responsive and helpful. It was a wonderful stay.

This was my second time staying here and I seriously love this place. It's not in the main part of the island, which is exactly why I keep coming back -- it's super peaceful, quiet, and feels really secluded in the best way. The views of the ocean are absolutely stunning, and the space itself is gorgeous and super comfortable. One of our favorite things to do is grab a nice bottle of mezcal or tequila and make our own cocktails to enjoy out on the balcony, just staring out at the Caribbean. It’s honestly the dream. If you're looking to get away from the crowds and just relax somewhere beautiful, this is the place. Can’t wait to come back again.

We had an amazing stay at Susan’s place in Tulum! The house was perfect for our large group of 12 - spacious enough for everyone to hang out together but also have their own private areas when needed. The kitchen was fully equipped, making it easy to buy groceries and cook meals at home. The property felt very secure, and there was convenient parking for those who had cars. The on-site staff were incredibly helpful and responsive throughout our stay. A huge shoutout to Susan, who went above and beyond by helping me plan a dinner party for 21 people! Everything - from the food and staff to the location and DJ - was a total hit. I can’t recommend this place enough for anyone visiting Tulum, especially if you're traveling with a group. We’ll definitely be back!
