Vacation rentals with a patio in Tulum

Really enjoyed my stay here! The room was super clean, the patio was a great hangout spot, comfortable chairs and a good vive. Great breakfast spots to walk to. The rooftop pool was definitely a highlight—beautiful, quiet, and perfect for relaxing. If you’re looking for a clean, low-key place to stay in Tulum, this one’s a great choice.

Nancy's place was beautiful for a week in Tulum. Nancy was very helpful in all questions we had. Walking around was very safe, there is amazing food all within walking distance. We rented a car to get to the beaches and to explore outside the average tourist zones and it was amazing! We will definitely stay again ❤️ perfect for our family of 5, and the teenagers loved it.

A wonderful place! We so enjoyed the spacious apartment, excellent spacious showers, comfortable beds, lovely garden and pool. The caretaker Alejandro was so kind and helpful. He even loaned us containers to pack our lunch out when we went to Tulum! This is a perfect for families who wish to stay a while and cook their own food. Highly recommend!

2nd time staying at this apartment! Really peaceful,quiet and private. Now that the road( Calle 29)to apartment is paved makes the location even more convenient. I like that the apartment is close to the beach and downtown Tulum. 100% recommended this place.

We enjoyed our stay, we had 10 people it was a mix of teens, adults and 1 child. The house is beautiful, each bedroom was comfortable and had an en-suite bathroom. The first floor provided good space to gather. In the pool there are 2 shallow areas and 1 is usually in the shade and 1 in the sun, this was helpful to have what each individual needed all day. We loved the neighborhood, it is lush with vegetation and lovely sounds of nature. Right outside the gate is an additional development with many great cafes and areas to walk. We really didn’t discover this until the last day. To do over we would’ve utilized this for dinners or breakfasts. The closest cafe was less than a five minute walk. If you have a car this is a great location to get to the beaches or any surrounding area easily. I would easily recommend this home, the pictures accurately represent the property.

This house was truly a home away from home! A big thank you to Alexis, Cindy, and Alefo for making sure my stay was pleasant, especially after a challenging first night getting there due to a storm in the Yucatán Peninsula. The house is spacious, modern, and fully equipped with everything you need, including wi-fi to make your stay comfortable and convenient. It’s perfect for a family of four and has plenty of parking space. Once you're familiar with the area, it's easy to find if you're driving. One thing to note: the neighborhood is still developing, so the roads aren’t in the best condition. I recommend using a suitable vehicle and downloading offline Google Maps, as internet reception in the area can be spotty. It’ll definitely help you navigate more easily. Thank you again to the amazing host team for your great communication and support throughout my stay. I’m already planning to return to Tulum next year and would absolutely consider staying here again!

Our stay at Mariana’s Airbnb was truly wonderful. The host was phenomenal — extremely responsive, thoughtful, and went above and beyond with recommendations for restaurants, activities, and local attractions, making our trip even more memorable. The home itself was exactly as described, clean, comfortable, and well located. It’s important to note that while the Airbnb experience was amazing, we did encounter an unfortunate situation with local law enforcement during our stay. We were pulled over and, sadly, extorted for the U.S. dollars we had on us. This had no reflection on the host or the property, but travelers should be aware and exercise caution when carrying cash. Overall, we’re very grateful for Mariana’s hospitality and would absolutely recommend staying here — just wanted to share our full experience for future guests’ awareness.

We stayed at Casa Alejandra and had an amazing experience! From the start, the host was incredibly responsive, helpful, and super sweet. They provided clear directions and even sent recommendations for our stay, which we really appreciated. As for the Airbnb itself, it was a beautiful house super clean and with everything we needed. The hosts had mentioned that there might be construction noise, but we honestly didn’t notice it at all. We were out most of the day, and the house is in a pretty quiet area, which helped block out any potential noise. I also want to mention that having AC in each room was clutch, especially since my family members were used to different temperatures than I was. One thing to keep in mind is that the tap water was salty, so we bought bottled water but we expected that by doing research before the trip. The host also provided a 5-gallon bottle of water, which lasted long enough. Overall, we had an amazing stay and would definitely recommend Casa!

Great place to stay in Tulum! Three large rooms with ensuite bathrooms. Close to main restaurants of Tulum centro. Felt safe. I would recommend!

Pictures on this listing do not do this property justice at all! We arrived early and the host was very responsive and accommodating. Also helped carry our bags to the villa with no hesitation. We were delighted to find such a modern and clean space right near where we wanted to be. It was the perfect central location for people who want to enjoy downtown tulum as well as the beach strip. As far as transportation, the security guard was such a big help and called us a taxi at any time we needed and made sure we were okay and safe when returning to Villa late at night. It was the perfect place for us to stay and such a great value. We will definitely be booking again very soon. Thank you again to such amazing hosts!

We had a great stay. The property was spacious with lots of enclosed yard space around the pool that was great for our kids, and having the separate guest house was really nice. The location was also great, just one block from great restaurants and shops. Short drive to the beach and cenotes as well.

Tetiana was a wonderful host. The treats and breakfast snacks she left were the most elaborate and well thought out that I have ever seen in my years of Airbnb. The backyard jungle around the pool is perfectly maintained. The decor and style is impeccable and the place is very peaceful and quiet. For the price it's an excellent choice because it's one of the few places like this in Tulum where you can walk to stores and restaurants and transportation. If the pool were heated (it's freezing) and a bit more comfy chairs I would give it a 100 out of 10!

We chose this property for its vibes, and it delivered. The expectations set by the pictures were fully met. If I were to point out a problem, it would be that the apartment was so good we wanted to stay there all the time rather than go out. Aldea Zama is our favorite area in Tulum, and this has been the best place we’ve stayed at so far.

I had a fantastic stay at Fernando’s place in Tulum. The apartment was fully stocked with everything I needed for an extended stay and is conveniently located in Veleta, about a 10-minute walk or a 2-minute scooter ride from the main area on Calle 7. It felt very safe and secure, and being just far enough from the main road meant no traffic noise at night while still being close to everything. Fernando was incredibly helpful and always quick to respond to any questions I had. As a remote worker, I really appreciated the fast Wi-Fi, desk, and office chairs. I would definitely return!

We had a great stay overall. The bed was very comfy! The rooftop pool was better in person. The blue light in the plunge pool did not come on and we couldn’t figure out how to make it light up, but everything else was lovely. Thank you for having us

Gabriela is an incredible host- far exceeded expectations! The condo was just like the photos and very clean. It’s in a developing neighborhood with some fantastic nearby restaurants within a short walking distance. There is construction on the street which the host mentions in the posting. It can be noisy most days (except Sunday) but we just put our headphones on and still enjoyed the outdoor spaces. One minute away is a small Cenote! And at least 3 others within travel distance on bikes or a scooter. It is about a 20 minute bike ride to the beach. You can walk to downtown Tulum (15 mins?) from the condo, some directions will lead you through some quite impoverished areas to get there. However, Tulum feels extremely safe and welcoming at all times. We loved our visit and our stay! Immerse yourself in the Mexican culture and you will love it too!

My friends and I stayed for two days. Lilian allowed us early check-in and late check-out. The home was clean and extremely beautiful. Anthony was very helpful and took care of our needs. We were able to rent ATVs that were brought to us all thanks to this amazing team. Throughout my stay I felt safe and relaxed. I visited the onsite amenities like the pool, the cenote, and the cafe. The location was perfect because it was in between the resorts on the beach and the downtown of Tulum making it very walkable or better ATVable. I would definitely book with this team when I return to Tulum. Thank you for hosting an amazing home.

I have stayed here for more than a week and felt nothing but safe and satisfied. The place itself is actually bigger than I thought it’d be, but as what other reviews have said, it’s a lot of stairs. The apartment is located on the 3rd floor so expect a lot of climbing up and down whenever. Location wise, it’s so close to everything that you could possibly think of and we did enjoy a lot of local restaurants and cafe while staying here. The Tulum Centro and other places aren’t really as hard to reach either, just wing out your options. Javier and Leonardo were both very responsive and helpful each time we bring up a concern or question. Both were very hands on and helpful.
