Vacation rentals with breakfast in Portsmouth

This is the second time we have stayed at Diane’s place and we absolutely love the home. It’s a quaint little home and suitable for our family of 5. The home was spotless and we had plenty of towels and fresh linens. Shopping & dining are all close by and the city of Providence and Boston are also great options and within driving distance. Diane is an exceptional hostess and I would recommend her home to anyone looking for a place to stay in RI

We had a wonderful time at Maria’s house. The place is truly incredible and the view is spectacular. Tons of space and great for a big group. Maria thought of everything and even left us provisions, that were so helpful like eggs, bread, and a coffee cake! Would love to come back.

This was a last minute reservation and at first we were just happy to find anything to accommodate our extended family close to my son’s URI graduation. However, upon arrival, we found that not only was the beautiful home in an ideal, quiet location, the home was incredibly clean and well appointed with anything and everything we could possibly need. Justin was prompt in answering the few questions we had, and he and his wife took extra steps to make sure we had everything we needed for a comfortable stay. We enjoyed beautiful mornings on the spacious and sunny deck and (as we opted to dine-in both nights) we found the kitchen, updated appliances and outside grill provided everything we needed. We even decided the first night to play cards, which were provided and easy to find, for a fun night in. If you can reserve this beautiful property, grab it! 10/10 would recommend! We wanted a unique stay not too far from home for a brief break in our lackluster winter routine. Ken's farm certainly filled the bill. The best description we can come up with for the house is that it is part antique store, part natural history museum, part collectibles emporium, part library, and part very cozy home! We have never stayed in such an interesting, spacious, comfortable, and well-stocked Airbnb before. Ken is a very personable host who gave us a tour of the home he obviously loves after first having helped us lug our belongings from the truck. He answered questions promptly, kept the walkways clear of snow and ice, gave us fresh eggs from his chickens for breakfast, and had started a welcoming fire in one of the two fireplaces just prior to our arrival. If you are looking for a quiet country setting with a few pleasant surprises, Kenneth's farm is the place to be!

Mark was extremely responsive and any question or request that I made. Excellent to communicate with. We very much enjoyed using the backyard patio and his lobster pot with propane gas fuel for boiling our delicious Maine lobsters which we picked up just around the corner. Location was ideal for walking to restaurants and beautiful residential areas in the charming neighborhood. If you items need repair in the house, and general could use a little updating with linens, mattresses, and lighting. But for host, responsiveness, ideal, location, and backyard dining, you couldn’t ask for anything better.

We had a wonderful time visiting RI and staying here made it that much more enjoyable. The house is beautiful, the views were amazing, it was peaceful and relaxing. The property was clean and had everything my family needed. Everything was as pictured and better than we expected. Sarah was very responsive with communication. We couldn’t have been happier. I would go back in a heartbeat - Highly recommend!!

We had a great stay here at James’ property. Everything was as advertised and ran smoothly. James was very clear with all instructions and was responsive. Would definitely recommend this property for anyone looking to be close to Newport.

This is a charming place that Nadine has right in the heart of Norton. Close to everything you need. I arrived just when the Fall leaves were bursting with color. Star watchers will see amazing views every night. Nature lovers have so many choices to pick from. There’s beautiful parks and hiking trails very close by. Nadine is great communicating as well as making great suggestions locally.

We stayed 2 nights toward the end of Summer. It was about 1/2 hour outside of Newport, which we knew. We spent most of our time in and around Newport. If you don’t mind the back and forth, it’s perfect to sneak away from the crowds. Suzanne and Dan were very friendly and helpful. The apartment is the perfect size for 2 people and stocked with what you would need, if you want to cook or not. It was very clean and uncluttered with no knickknacks around. Due to time constraints we didn’t get to enjoy the yard, but could see it was very pretty and well maintained. We would recommend and stay again if we are in the area.

Martha was probably THE best communicator I have ever had on AirBnb and incredible thoughtful and fair. Although the description absolutely states 3rd floor, from the time I made the reservation to the time I arrived, my Moms had suffered a fall and although did not break anything her confidence in climbing the stairs was not there. So I would say this is a perfect spot except those that have trouble with stairs or a lot of luggage. Martha very graciously accommodated the last minute change. Very much appreciated. I highly recommend staying otherwise. Clean, well stocked, organized. Recommend bringing a night light for bathroom.

The studio is cozy, very clean and well equipped! Ronni is a thoughtful and available host. We would definitely return to her house.

The rental was really nice, exactly as described. Very comfortable for two people, the host was friendly and responded quickly to our questions. Definitely recommend.

Joan was very responsive. The Airbnb was clean, in a safe place, all amenities were available plus extras. It was walkable to Narragansett town. So much to do. Beaches, shopping, restaurants. It was a great trip!

Our stay was perfect! Alexis was a wonderful host, providing tons of history about Newport and Rhode Island during our three breakfasts there. Super interesting! (And yummy!) Check in could not have been easier, and Alexis was attentive from start to finish. The location of her B&B is super convenient. We almost walked everywhere for our 3 1/2 day stay. The Broadway area has tons to do but the downtown area is super easy to walk to and where we spent most of our time! No need to worry about parking downtown! We jet out car at the bnb nearly all weekend! We have been staying in Newport for years and absolutely loved our stay with Alexis.

Waking up to homemade cinnamon muffins—truly the best we’ve ever had—served with a side of fresh fruit and kindness. It felt like staying with an old friend who just happens to be a phenomenal baker! We were also lucky enough to meet Zane, her sweet and beautiful husky, who added an extra dose of joy to our trip. Her generosity and flexibility made all the difference—allowing us to check in early and check out late so we could fully relax and make the most of our time in Newport. Every thoughtful touch and kind gesture made this stay unforgettable. If you're lucky enough to find availability at this gem, book it immediately. You won’t regret it!

Wonderful place, good location, very friendly staff!

We spent two nights with Rick and enjoyed our stay. You're renting a room in a quaint old complex of three or four old buildings converted to hotels. You can hear people walking the halls, but we did not hear anyone in their rooms. There is no "front desk", per se. If no one is at the Cleveland House office when you arrive, you call a number posted on the office door, and someone from the staff will arrive shortly to check you in. Every staff member we met was pleasant and welcoming as was Rick. We were offered our choice of three rooms. The staff member was happy to walk us around to the different buildings to show the options and answer our questions about each. The rooms are clean and simple; there is a chair or two and a small table, plus a closet and dresser. These rooms are to be slept in, not stayed in for the day. After two days of walking and seeing all Newport had, it was perfect for us to sleep. The quiet street was as safe and short walk to Thames Street.

Heidi greeted us and was very helpful in orienting us to the area. The breakfast was wonderful and the room was clean and cozy! Will definitely return. Thank you!

This is the place to stay if visiting Providence! Such a warm and inviting vibe and the hosts are marvelous. The morning breakfast is such a sweet and thoughtful touch. A fabulous experience.

5/5 stars for this venue and Michael as a great host. My girlfriend and I stayed here three days and two nights, Mike included complementary water, Gatorade, coffee, tea and silverware/glassware. Place was spotless upon arrival in a quiet and quaint area of Newport. Offstreet parking is also a huge plus here. We like to walk places and this air bnb is the best “halfway” location between Easton beach/ the cliff walk and all the businesses on Thames Street. Mike was responsive and helpful above all. We would look to stay here again in the future!

We enjoyed our stay very much. The bed was so comfortable! And the shower is over the top! Becky was very knowledgeable about many things and we enjoyed visiting about travels and birds and plants! We would definitely stay there again if we visit that area of RI.
