Susi greeted us with a smile when we arrived and did everything she could to make us feel at ease. She explained the nearby attractions and showed us around the place and the room. Susi and her family were always available to answer our questions and were very friendly. A full breakfast was served outside under the palapa every morning. A great way to start the day. It was perfect for the few days we spent in Valladolid, this charming colorful city!

Lovely room, clean and quiet. Mattress and pillows were great. Breakfast every morning was delicious and different each day. Great map of the area on the wall in the reception area. Many great restaurants in walking distance. Thank you for a great stay, you have a wonderful family and home.

Living with Susi was a real pleasure! delicious breakfasts, great location (close to the center where everything is), wonderful owners and very helpful in everything. super safe, parking on the property. If we are in Valladolid we will definitely come back. I recommend it to everyone!

We had an incredible two night stay here, we could not recommend it more highly. The staff were attentive, always smiling and helpful. We are travelling with our 8 month old baby, a cot and high chair were provided and the staff were so sweet with him. The room itself is absolutely gorgeous, we especially loved the bath. The gardens are beautifully kept, we loved having breakfast and dinner outside. The food at breakfast and dinner was delicious. Feels very authentically mexican in terms of decoration, vibrant colours. The staff also helped us organise a cenote tour and a taxi to the train station. Truly one of the most wonderful air BnB/mini hotels we have had the pleasure of staying in, we hope to return one day!

Excellent place!!! The cathedral about a block away, all central! The reception guys are always very friendly, the breakfast very rich! I would definitely stay there again.

Susi and her family are incredible. They are kind, great communicators and were very helpful. They recommended a delicious restaurant, Idilio, and helped us find a pharmacy when we needed one. We did not want to use our phones or gps, and they have a large printed map in their home to show us how to navigate to places in the city. They accommodated our need for a crib in the room since we were traveling with our baby, and also had a high chair and gave him appropriate food for breakfast. We truly wish we could have stayed longer, and look forward to our next visit!

Such a cute little place to stay in Valladolid! Susi and Miguel were welcoming and always had a piece of advice or a helping hand if needed. Would definately recommend.

The owners were extremely helpful both when we arrived and when we left. Finding the entrance is a little confusing, but I asked the woman who was standing nearby who happened to be their neighbor, and she went right up and buzzed their doorbell for me. I was shown to my room and given a tour of the facilities as well as some wonderful tips on what there was in and around the town. Once everything was settled, it was very convenient, and I felt very safe especially since we were parked in a gated area which is around the corner from the walk-in entrance. If I came back to Valladolid, I'd definitely stay again

super convenient location because less than 5 minutes to chichen itza. inner courtyard to park your vehicle. good welcome. room with 2 queen beds. very clean. low water pressure.. but no big deal for 1 night. simple but very appreciable breakfast. not easy at all to find especially at night. on the callé 10 take the road right in front of the toy store (the propio speaks French and drove us there). pass 5 donkeys and turn right. the accommodation is a little further on the left. I recommend local resto la coccina fabiola in front of the typical church, friendly welcome, quick preparation, good and very reasonable price level.

we had a great time at Fabian's. He is a wonderful person with a lot to share. He helps with everything and gives good recommendations. The property is lovely and close to the lake. So there are obviously many mosquitos, but the net helps. Everything is clean and the breakfast is delicious. If I ever come back to Coba, I will stay with him again and can fully recommend this accommodation.
