The space: Nestled in the scenic Texas Hill Country, Happy Waves is a newly built luxury waterfront home on Lake Dunlap — about 15 minutes from downtown New Braunfels and historic Gruene.

KITCHEN: Fully stocked — cookware, utensils, coffee maker, all essentials provided.

Water safety: Our property features breathtaking lake views and direct water access. We provide life vests for all ages — please supervise children and pets near the water at all times for a safe, happy stay.

🏠 A few house notes to help everyone enjoy Happy Waves: 🚭 Smoke-free home — To keep the space fresh and healthy for all our guests, we kindly ask that there's no smoking indoors or anywhere on the property. 🐶 Pets welcome — Nice, well-behaved pets only. Up to 2 pets allowed. Flat pet fee of $145. Please clean up after your pets, and no pets on furniture. 🗑️ Trash — Please bag all trash and place it in the two outdoor bins on the side of the house to keep critters away. We provide plenty of bags, and there are stores nearby if you need more. 📝 Rental agreement — We ask that the rental agreement be signed and returned at least 48 hours before arrival so we can get your access code to you on time. We're not able to send the code until it's completed, so finishing it early keeps your check-in smooth. 🔇 Quiet hours (10 PM–7 AM) — We're nestled in a friendly lakeside neighborhood, so we ask guests to keep noise low during these hours out of respect for neighbors. 🎉 No parties or large events — This is a peaceful family retreat, so parties and events aren't permitted.
