Guest access
Guests have full private access to the entire interior of The Train, with the exception of one locked supply closet. You’ll also enjoy access to the elevated deck and a private, fully fenced backyard — perfect for relaxing outdoors.
Other things to note
Security Notice: For the safety of our guests and property, there are two exterior security cameras monitoring the front side of The Train. These cameras are positioned to cover the front porch and parking area only. There are no cameras inside the railcar, on the deck, in the backyard, or in any private spaces.
Due to the unique nature of the space — including elevated decks and other features that aren’t childproof — The Train isn’t currently set up to safely accommodate young children.
Third-Party Booking Policy:
Third-party bookings are permitted only with prior approval from the host. If you are booking The Train for someone else (such as a family member, employee, or guest), please contact us in advance with details.
Even with approval, the person whose name is on the Airbnb reservation — the “booker” — must accept full responsibility for the conduct of the guests and will be held financially and legally responsible for any damages, excessive cleaning, or rule violations that occur during the stay.
Unapproved third-party bookings may be subject to cancellation.
Maximum Occupancy Policy – The Train
1. Maximum Occupancy Limit
The maximum permitted occupancy for The Train is six (6) persons, including children and infants, unless otherwise agreed in writing by the owner prior to arrival.
2. Guest Responsibility
The booking guest is responsible for ensuring that total occupancy does not exceed this limit at any time during the reservation period, including day visitors.
3. Unauthorized Occupancy
Exceeding the maximum occupancy limit is considered a material breach of the rental agreement and may result in:
• Immediate termination of the stay without refund.
• Additional guest fees charged at a rate of $50 per person, per night.
• Possible eviction by local authorities if required by health, safety, or zoning regulations.
4. Safety and Compliance
This occupancy limit is established for the health, safety, and comfort of guests and to comply with fire code, insurance requirements, and local ordinances.

1. Scope of Standard Cleaning
The standard cleaning fee charged at booking covers routine turnover services, including laundering of linens, replenishment of supplies, and normal cleaning of the kitchen, bathrooms, living areas, deck, and yard.
2. Excess Cleaning Definition
“Excess Cleaning” is defined as any cleaning requirement beyond normal turnover standards. This includes but is not limited to:
• Excessive trash, food waste, or debris left throughout the premises.
• Staining, damage, or contamination of furniture, upholstery, flooring, or bedding.
• Strong odors from smoking, vaping, or prohibited substances.
• Pet hair, waste, or damage beyond what is expected for approved pets.
• Conditions requiring specialty cleaning services such as carpet, upholstery, or odor remediation.
3. Guest Responsibility
Guests are required to leave the property in a reasonably clean and orderly condition. Guests agree to comply with all posted house rules, including instructions for trash disposal, pet management, and prohibited activities.
4. Excess Cleaning Fees
If, in the owner’s reasonable discretion, the property requires Excess Cleaning, the guest authorizes the owner or property manager to assess an additional cleaning fee as follows:
• Minor Excess Cleaning (extra 1–2 hours beyond normal turnover): $50–$150.
• Major Excess Cleaning or Specialty Services (odor remediation, deep stain removal, professional carpet/upholstery cleaning): $150–$500 or actual cost of service, whichever is greater.
5. Documentation and Collection
Photographic and/or written documentation of the Excess Cleaning condition will be maintained. Fees may be collected through the booking platform, deducted from the security deposit, or charged directly to the guest in accordance with platform rules and applicable law.
6. Acknowledgment and Consent
By booking and occupying The Train, guest acknowledges and consents to the terms of this Excess Cleaning Fee Policy.
