If you are visiting for the trail riding, running, gravel, golf or looking to relax in the woods, locals will tell you this one will be hard to beat. Mulligan Trail is across the street and your own private trail connector to the Back 40 Loop behind the house. Single track paradise found, acres of privacy, and minutes from everything Bentonville. The space
Updated house that is primo for those who like everything close, but want to get away from it all. Just trees, deer, and colorful birds behind you. That’s it. Well, that and your own personal trail “Summer’s Loop” that connects you to the 22 mile Back 40 Loop trail, Ledges, and 50+ miles of Back 40 trails. How popular is the Back 40 Loop? The biggest trail running and riding races that happen here, go through our backyard. If your here to get miles in, you can throw a nerf ball from the garage and hit two trails. Generally that means you’re near a bunch of houses… Not this one, as there are only two houses on the street, and we own the wooded lot in between them. You can begin and end a full day of riding in the backyard, relaxing in the woods on a hammock or Adirondack chair. .4 miles from the garage is the Metfield pump track (kids bring the scooters), and only minutes in a car from Area 51 and Little Sugar. Beautiful backroads to The Railyard Bike Park, about 20 min drive; highly recommend Rail Pizza.
If you want to spread your riding around, you are a short, easy drive to Coler, Slaughter Pen, Little Sugar, Handcut Hollow or you can just bike there. In fact, 25 min on an ebike from the garage, and you’re enjoying a coffee at Onyx in the town Sq because the greenway that connects you to Fayetteville, that’s right, is only .3 miles from the garage (just hop on Mulligan).
3 bedroom, 2.5 bath, updated and comfortable. King, Queen, and bunk bed upstairs, separate TV room downstairs that includes an OZ Trails wall mural painted by local artist Graham Edwards who has painted several buildings around the town Sq, among other projects in NWA. We also commissioned him to paint the 3 OZ Trails Bikes hanging in the trees off the trail where the well known OZSHREDDERS trail cooler is located (if you’ve done the loop, you likely had a drink from our cooler :) yup, it’s that house, check out the video on Discover Bella Vista: The Cooler. Guests have access to the garage to store their bikes in the bike racks.

House, garage, AND the entire wooded lounging area. (PSA: In summer use OFF. Not trying to scare you, but ticks are a real thing in most woods, and they love people. Spray up in the summer.).
Other things to note
Golf, golf, golf. The Metfield clubhouse is about .3 miles from the garage, the course is across the street, and there are 5 courses in the Bella Vista area.
Should it rain, the trails behind the house are totally open. In fact that area is part of the wet weather routes. Rain, snow, hail, we’ll actually I wouldn’t recommend riding in hail or lightning, but almost any other conditions are good! Just be mindful that rocks and wood features get very slippery when wet, and avoid any dirt ribbon jump lines when wet.
The stair case… if you are 5’9 and up, WATCH your head at the bottom of the stairs, it’s a low ceiling. I’ve hit my head on it many times (you’d think I’d learn) barreling down the stairs, and it hurts. Or just wear your bike helmet and you should be good.
PRE-RIDE, RE-RIDE, then Free Ride. OZ has a ton of trails that can go sideways fast. Seems fun and flowie and then BAM, it’s not. If you see a kid doing something cool and all the sudden hear the intro to Kick Start My Heart in your head, that’s a massive red flag if trying something new. Those groms likely live here and are way better than you (I wasn’t talking to you X Games, so relax). Basically, we want you to enjoy EVERY day of your stay, so please Pre-ride trails before going Red Bull Rampage. Every weekend someone swings into OZ hopped up on Red Bull and adrenaline and ends up with a broken bone. Literally about every weekend, I asked the paramedics. So please remind everyone; pre-ride, re-ride, before free-ride.

We don’t allow pets. We are pet owners, love animals, but there are no exceptions to this rule. Please, no fires in or around the woods. NWA trees coat the woods with leaves every winter, tons of them. Smokey The Bear would prefer you not start a fire.
