The space
You are renting a completely private and absolutely tranquil rustico (country house), situated on a total of 2 hectares of land right in the middle of a nature reserve, and just 400 meters from the village of Sermerio. The lake is approximately a 20-minute drive away—while for mountain biking enthusiasts, the route to the Tremalzo Pass begins directly from the house itself.
Throughout your entire stay, the entire house is reserved exclusively for your private use!
The house features 4 bedrooms with double beds and can comfortably accommodate up to 8 adults. It includes 3 full bathrooms and 1 guest restroom, a spacious 50-square-meter solar-heated infinity pool (open from mid-March to late November).
Consequently, it offers far more space than a standard vacation apartment, hotel room, or studio (not to mention the luxury of a private pool), making it the ideal destination for two families with children, a multi-generational group, or four couples traveling together.
The large, exceptionally well-appointed kitchen (we are passionate about cooking ourselves!) and the Weber grill invite you to enjoy convivial evenings out on the terrace—and, naturally, a washing machine and dryer are also provided for your convenience.
As private landlords, we are a family with four children, and our kids practically "grew up" in this house during their school holidays. Our primary objective is not merely to maximize occupancy, but rather to ensure the well-being, safety, and satisfaction of our guests. Therefore, you will find important information listed below—particularly regarding the house, the pool, directions, and more—that you should review before making your reservation. We want to ensure that you are fully informed about the key details of our home before you decide to spend your vacation with us. This is the only way we can continue to guarantee that our guests enjoy a 5-star experience—and the only way you can be certain that you have found the perfect location for yourself, ensuring a truly carefree and relaxing stay during your well-deserved vacation!
With that in mind, we begin with an IMPORTANT SAFETY NOTE regarding the POOL:
1.) Please take note of the following before booking:
As clearly visible in the photographs, the pool is directly accessible from both the house and the terrace, and it has a depth ranging from 1.50 to 2 meters. This means that there is no designated non-swimmer area, no life guard on duty and no safety barriers to restrict access. Therefore, if you book the house with children or non-swimmers, the duty of supervision rests entirely with the legal guardians throughout the entire stay. By booking, you—as the tenant—acknowledge and accept that this duty of supervision will be upheld, as well as the agreements, rules, and liability waiver that we have listed in detail under the section "House Rules." Please feel free to contact us if you have any questions regarding this matter prior to booking—we would be happy to answer any inquiries.
2.) Pool Opening Hours and Temperature:
The pool is open from April until mid-November. Uniquely for this area, the pool is heated using a highly efficient 50 m² solar heating system—a feature that is particularly beneficial during the months of April, as well as October and November.
During these months, as well as on cold days or nights, the pool can be covered with an insulating pool cover to further prevent heat loss. However, during these early and late-season months, the actual pool temperature depends on general outdoor temperatures and the number of hours of sunshine.
Depending on nighttime temperatures and weather conditions, the water temperature during these months typically ranges between approximately 17°C and 20°C.
In winter—from mid-November to mid-March—the pool is covered with a green winter safety cover, as heating such a large and deep pool (containing nearly 100 m³ of water) is not feasible during this time of year.
3.) Bread Roll Service (in Bavaria, we call it "Semmelservice" :-) )
As a special amenity, we offer a bread roll and grocery shopping service for our guests—allowing you to fully enjoy the house and the pool without ever having to leave the property! :-)
4.) Access to the Property: For the sake of completeness, we would like to point out the following: The house is situated in the heart of a nature reserve—and thus slightly below the main road—and is accessible via a narrow, steep, single-lane road spanning 200 meters. This road is passable even for VW vans and larger SUVs; however, we ask every guest to briefly walk the road beforehand to personally assess whether they wish to drive down or, alternatively, park their car up in the village. Most of our guests choose to use the road, though some prefer to park their car up by the main road and have our team transport their luggage down to the house. (Please also refer to the "Access" photo in the photo gallery section.) 5.) Wooden Deck / Terrace: A section of the terrace (specifically the area surrounding the pool) is made of wood. As wood is a natural product, splinters can occasionally occur; therefore, we recommend that our guests bring along a pair of pool shoes or sandals. This allows each guest to decide for themselves whether to wear them or to walk on the wooden deck barefoot. (We particularly recommend wearing pool shoes for children who may be running around! :-))

6.) Pool Rules / House Rules:
As the house features an open-access pool that lacks a designated non-swimmer area, is unsupervised (no lifeguard), and ranges in depth from 1.50 to 2 meters, we—as the landlords—are required, for liability reasons, to draw your attention to the following points.
By booking this property, you—the tenant—accept the following agreements, rules, and regulations, particularly with regard to the pool. The sole duty of supervision for children rests with the legal guardians/guests booking the accommodation.
1.) The tenant/legal guardian assumes full responsibility for supervising all children present throughout the entire duration of the stay.
2.) By booking this property, any potential liability on the part of the landlord—particularly with regard to the pool—is expressly excluded.
3.) Children who are unable to swim must be supervised at all times. The sole duty of supervision for children rests with the guests/legal guardians booking the accommodation.
4.) The pool may not be used by non-swimmers.
5.) Use of the pool while under the influence of alcohol or drugs is prohibited.
6.) The pool may not be used after nightfall.
7.) Jumping into the pool is prohibited.
8.) Parents are liable for their children throughout the entire duration of the stay.
Guest access
The entire house, grounds, and pool are rented out—meaning you will be the sole guests on the 20,000 m² property.
You may check in starting at 5:00 PM, as the house and outdoor areas are thoroughly cleaned for your arrival; naturally, all beds are freshly made, and towels are provided in the bathrooms.
Access is via a key box, allowing you the flexibility to check in anytime after 5:00 PM.
Other things to note
Please be sure to follow our house rules - especially the reference to the unsecured pool area, which is freely accessible from the terrace! The tenant assumes full supervision during the stay. Any liability of the landlord that may exist is excluded when the booking is made via AirBNB.
Children who cannot swim must be supervised at all times. Parents are liable for their children => see also the further information in the “House Rules” here in the advertisement.
