The space
Yard & Pool maintenance: we have local companies service our home before and after visits. Should there be something not up to standard, please send the a message via Airbnb message board ASAP. Like most people, our crews thrive on positive feed back, so please feel free to send us any compliments and/or add them to your review!
Bugs, critters, etc. : our properties are on a frequent service plan to try to keep the yard and home as pest free as possible...BUT ALAS, this is Florida, bugs and critters are thrive here. Please understand the possibility of seeing bugs in and around the home as they like to sneak in on all sorts of things. Please note refunds are not given for the occasional bug sighting, and reports of such should be made immediately so that we can determine if an emergency call to the pest company or our maintenance team.

Transient Guest Agreement
We're delighted to have you choose Beautiful Tampa Bay Rentals (BTBR) for your upcoming stay. We want to ensure that your rental experience is as smooth and enjoyable as possible. Here are the terms, house rules, and important information to help you make the most of your stay:
***Payment and Cancellation Policy***
Payment and deposit processes are handled through Airbnb or VRBO. Please note that BTBR only receives payment upon your arrival. Our cancellation policy requires a notice of 5 days prior to your scheduled arrival date. Full refunds for cancellations made less than 5 days before arrival are subject to Airbnb and VRBO policies.
***Check-In and Check-Out***
Check-in time begins after 4:00 PM, and check-out time is no later than 11:00 AM. Please plan your travel arrangements accordingly. To secure the rental if you arrive early or need to depart late, you may modify your reservation dates to accommodate these times if available. You'll receive a check-in message on this message board with a key code and access information around 7:00 PM the day prior to your arrival, ensuring a seamless entry. Please note that early check-in may not be available during peak seasons. For any exceptional cases, we will communicate in advance. Additional fees will apply if early check-in or late check-out is available.
***Rental Restrictions***
Primary renters must be a minimum of 25 years old. All guests must meet this age requirement unless accompanied by the primary renter.
***Guest Expectations and Departure***
Guests are considered transient tenants during their stay. Failure to adhere to rules, disturbances, or any actions deemed detrimental to the property by the owner or owner's agent may result in immediate eviction upon written or oral notice. Refusal to vacate is a violation, and law enforcement will be called if necessary. All monies paid will be forfeited.
***Additional Guests and Smoking***
Only registered guests may stay overnightin the property. No additional guest allowed if over the maximum occupancy. Smoking indoors is strictly prohibited. If evidence of smoking is found or the property smells of cigarette or marijuana, a $500.00 fee will be charged and reported to Airbnb or VRBO.
***Pets and Events***
Pets are not allowed. No parties, events, gatherings for unregistered guests, or weddings are permitted on the premises. Unauthorized events will result in immediate eviction and forfeiture of funds.
***Property Care and Maintenance***
Please keep the property and furnishings in good order. Do not move indoor or outdoor furniture, except for sun lounge chairs. Smoking is strictly prohibited indoors. Clean towels and bed linens are provided; please return them upon checkout. Replacement costs for missing or damaged towels and linens will be applied. Details on replacement costs will be sent 1 day before your check-in if your arrival date is more than 24 hours after your booking date. Our professional cleaners will handle specific items like decorative pillows.
***Essentials and Supplies***
For your convenience, we offer initial supplies such as toilet paper, paper towels, hand soap, dish soap, dishwasher detergent, laundry detergent, and trash bags. Additional supplies, toiletries, cleaning agents, and paper products are the responsibility of the guest.
***Storms, Construction, and Noise***
No refunds will be provided due to storms, adverse weather, or construction-related noise. Please consider Trip Cancellation Insurance for added protection.
***Access and Privacy***
Property Manager may access the property for inspection, maintenance, or safety reasons with reasonable notification to ensure your comfort and security.
***Utilities and Services***
Guests are responsible for addressing any issues with internet, WiFi service, and power by contacting the Property Manager in the event of an outage. Please understand that the property owner or Property Manager does not have control over these services.
***Photos and Descriptions***
We aim to depict the property accurately through photos and descriptions. Please understand that minor deviations may occur. No refunds will be given due to minor variations from online content.
***Liability Waiver***
By staying at this property, the guest acknowledges and agrees that Beautiful Tampa Bay Rentals (BTBR), its owners, and agents are not liable for any injuries, accidents, or losses that may occur during the stay. The guest assumes all risks and responsibilities for their actions and the actions of their party during the rental period. This waiver of liability includes, but is not limited to, injuries, damages, or losses from accidents, falls, use of facilities, or weather-related incidents.
