The space
Welcome to our beautifully transformed barn, now a contemporary retreat surrounded by a wildflower meadow and scenic walking trails.
The main level features a comfortable queen bed, a full bathroom with heated floors and a jacuzzi tub, and a fully equipped kitchen with granite countertops, a full-size refrigerator, and an electric stove. Relax on the couch, recliner, or cozy LoveSac while streaming your favorite shows on the Roku TV.
Upstairs, you’ll find a king-size Casper bed, a queen futon, and a small full-size sleeper sofa, providing flexible sleeping arrangements for families and groups. A dedicated workspace with a desk and ergonomic chair makes it easy to stay connected, while the loveseat and second Roku TV offer another comfortable place to unwind.
The kitchen is fully stocked with cookware, dishes, and essentials, and complimentary coffee is provided.
Outside, enjoy evenings around the Solo Stove fire pit with outdoor seating, all set against the backdrop of peaceful Finger Lakes countryside.
With open-concept living on both floors, the Barn Manor offers a spacious, relaxing getaway just minutes from Ithaca, wineries, waterfalls, and Cayuga Lake.
Guest access
Guests have the entire Barn Manor with an outdoor Solo Stove (smokeless fire pit) and seating area right outside the back door. Other people may be renting the main house (they have access to the porch and yard behind the main house) and SkyTents in the forest. You are welcome to roam the trails with respect to other guests.
Other things to note
Both levels of the Barn feature open floor plans (no doors between sleeping areas). On the first floor, you’ll find a studio-style space with a queen bed, full kitchen, living area, and the bathroom. Upstairs is an open loft with a king-size bed (Casper mattress), a queen futon, and a fold-out twin that we can set up upon request.
The yard behind the main house is shared with the owners of the property and or other guests. The renters of the BarnManor will have their own driveway, and their own outdoor fire pit area.
Late checkouts or early check ins must be requested at the time of booking and are not guaranteed. They incur a $35 per hour fee.
There is a doorbell camera on the outside of the property on doors for security purposes.
Nature is part of the Barn Manor experience — birds, fireflies, frogs, and yes, the occasional friendly spider or ant may make an appearance during warmer months. That’s part of life in a real wooded Finger Lakes barn setting.

Amenity/Cleaning Policy:
To ensure a comfortable and well-maintained environment for the duration of your stay, we have implemented the following policies regarding cleaning and amenities:
Amenities:
* Guests will receive a basic amenity package, including toilet paper, paper towels, shampoo/conditioner, dish and hand soap, cooking basics, coffee, and tea.
* The guest is responsible for purchasing additional supplies when they run out.
Professional Cleaning for guests staying over 30 days:
Every four weeks, we schedule a complimentary professional cleaning service for the apartment. This routine cleaning serves to:
* Flip sheets and towels to maintain freshness.
* Ensure the overall cleanliness and hygiene of the space.
* Address any maintenance issues promptly.

Pet Policy (including service animals)
We are required to accept service animals.
Clean-Up Responsibility:
* Owners must promptly clean up after their pets, including properly disposing of waste.
Grooming Standards:
* Owners are responsible for keeping their pets well-groomed, including maintaining short nails to prevent floor damage - we have newly refinished wood floors that scratch easily.
* Owners must regularly clean up pet hair within the property to maintain cleanliness and hygiene.
Furniture Restrictions:
* Pets are not allowed on the furniture to prevent potential damage.
* Owners are encouraged to provide a designated area for their pets, including a pet bed.
Off-Leash Privileges:
* Pets may be off-leash if deemed safe and well-trained
* Please be advised that there is a road nearby where cars can drive fast. We want to emphasize that the hosts cannot accept responsibility for any incidents involving your pet's safety on the road.
Noise and Disturbance:
* Owners are responsible for ensuring that their pets do not cause excessive noise or disturbance to neighbors.

Lost & Found Policy:
*Perry City Manors is not responsible for items left behind by guests. Please double-check the property before checkout.
*While we generally do not handle lost-and-found requests, we may be able to return important items if you provide a prepaid, self-addressed USPS shipping label within 48 hours of checkout.
*We are unable to search for, store, or coordinate the return of forgotten items. If you leave something behind, please assume it may not be recoverable.
