Character-filled top-floor French Quarter apartment with two private king bedrooms, queen loft, and queen sleeper sofa. Enjoy exposed brick and beams, city views, full kitchen, Smart TVs, and a quieter setting above the Quarter, with Bourbon Street just steps away. Best suited for 4–6 guests, with sleeping space for up to 8. Important: 4th floor, multiple flights of stairs and no elevator; loft accessed by ladder and can run warmer.
The space
Stay above the heart of the French Quarter in a character-filled top-floor apartment with two private king bedrooms, city views, exposed brick and beams, and the unmistakable architecture of a historic New Orleans building.
Tucked beneath the roofline of Saint Philip, this apartment has sloped ceilings, dormer-style windows, exposed architectural details, and an unconventional layout that gives it plenty of personality.
Its top-floor location also puts you above much of the activity below. Guests consistently love being able to walk to everything while coming home to a space that feels removed from the energy of the Quarter.
Bourbon Street is just steps away, with Royal Street, Jackson Square, Café du Monde, the French Market, restaurants, galleries, and live music all within an easy walk.
SLEEPING ARRANGEMENTS
The apartment has sleeping space for up to 8 guests with:
* 1 king bed in the primary bedroom
* 1 king bed in the second bedroom
* 1 queen bed in the open loft
* 1 queen sleeper sofa in the living area
For the most comfortable experience, we especially recommend this apartment for groups of 4–6. Groups using the maximum sleeping capacity should expect to use both the loft and sleeper sofa.
PRIMARY BEDROOM
The private primary bedroom features a king-size memory foam bed, 55" Smart TV, and views across the French Quarter skyline.
SECOND BEDROOM
The second private bedroom also features a king-size memory foam bed and 55" Smart TV, along with skylights that add to the apartment’s distinctive top-floor character.
With two private king bedrooms, couples and friends traveling together can each enjoy a comfortable bed and their own private sleeping space.
LOFT
Above the main living space is an open loft with a queen-size memory foam bed.
The loft is accessed by a ladder and sits beneath the historic roofline, with lower and sloped ceilings. Because it is at the highest point of the building, the loft can also feel warmer than the bedrooms and main living area, particularly during New Orleans’ hottest months.
This sleeping area is best suited for guests who are comfortable climbing a ladder, navigating lower ceilings, and sleeping in a warmer loft environment.
LIVING SPACE
The main living area brings together exposed brick, original wood beams, city views, comfortable seating, and a 55" Smart TV.
A queen sleeper sofa provides additional sleeping space for up to two guests when needed.
This is the apartment’s natural gathering place — somewhere to regroup after exploring the Quarter, share a drink before dinner, or relax together before heading back out for the evening.
KITCHEN
The full kitchen opens to the living area and includes dining space for four.
It is equipped with cookware, dishes, glassware, silverware, coffee, and everyday cooking essentials — whether you’re starting the morning at home, bringing back leftovers from a favorite New Orleans restaurant, or preparing an easy meal.
BATHROOM
The apartment has one full bathroom with a walk-in shower.
Guests traveling with larger groups should keep in mind that the apartment has one bathroom when deciding whether the layout is the right fit for their stay.
GOOD TO KNOW
STAIRS: This apartment is located on Saint Philip’s top floor and requires climbing multiple flights of historic stairs. There is no elevator. The climb is significant, particularly with luggage, and this apartment is best suited for guests who are comfortable with stairs.
LOFT ACCESS & TEMPERATURE: The queen loft is accessed by a ladder and has lower/sloped ceilings. Because it sits at the highest point of the historic building, the loft can feel warmer than the main apartment, particularly during New Orleans’ hottest months.
TOP-FLOOR ARCHITECTURE: This apartment sits beneath the building’s historic roofline, so ceiling heights vary throughout portions of the space. Taller guests should be aware of the sloped ceilings and lower-clearance areas.
GROUP SIZE: The apartment has sleeping space for up to 8, but we especially recommend it for groups of 4–6 seeking the most comfortable experience. Groups of 7–8 will use the loft and queen sleeper sofa, and all guests share one bathroom.
NO BALCONY: This apartment does not have a private balcony. Guests are welcome to enjoy Saint Philip’s shared historic courtyard downstairs.
HISTORIC PROPERTY: Saint Philip is a historic French Quarter property dating to the 1800s. Its original architecture, unconventional layouts, stairs, rooflines, and beautiful imperfections are part of the experience of staying in an authentic historic building.
THE LOCATION
This is where the apartment really shines.
You’ll be in the heart of the French Quarter, close enough to experience New Orleans almost entirely on foot. Bourbon Street is just steps away, while Royal Street, Jackson Square, Café du Monde, the French Market, the Mississippi River, restaurants, galleries, cocktail bars, and live music are all within easy walking distance.
For guests who appreciate historic character, don't mind a climb, and want to be surrounded by the French Quarter while staying above much of its street-level energy, this is a wonderfully unique New Orleans home base.
Guest access
Guests have full private access to the entire apartment, including both bedrooms, loft, living and dining areas, kitchen, and bathroom.
Entry is through Saint Philip’s shared historic French Quarter courtyard. From the courtyard, stairs lead to your private fourth-floor apartment entrance.
Please note that this apartment is located on the fourth floor and there is no elevator. The loft inside the apartment is also accessed by a ladder.
You’re welcome to enjoy the courtyard during your stay. This is a shared common space for all Saint Philip guests.
Self check-in is available via keypad for an easy and flexible arrival.
During your stay
We respect your privacy and make check-in seamless with self check-in and keypad access to the building and your suite.
We are available when needed and only a message or phone call away throughout your stay. Most guests enjoy a fully independent, contactless experience, but we are happy to assist if anything comes up.
Other things to note
EARLY CHECK-IN / LATE CHECK-OUT
We completely understand travel schedules can vary, and when we’re able to, we’re happy to accommodate early check-in or late check-out. These are only possible when our cleaning and preparation schedule allows and cannot be guaranteed or planned in advance.
Because each stay is carefully scheduled, we’re not able to confirm these requests ahead of time, but if availability opens up closer to your arrival or departure, we’ll always reach out and let you know.
PARKING (FRENCH QUARTER)
You’re staying in the heart of the French Quarter—one of the most walkable and vibrant areas in New Orleans—so most guests find a car is not necessary during their stay.
We do not offer onsite parking. Street parking is available nearby, but it is limited, metered during the day (7 AM–7 PM) with 2-hour limits, and free overnight where permitted (7 PM–7 AM). As always in the French Quarter, please carefully follow posted signage.
There are also several nearby paid parking garages throughout the area, including Premium Parking and other private parking operators. These are independent third-party companies not affiliated with the property and operate at their own set rates and availability. Guests often find the Premium Parking app helpful for locating and reserving parking in advance.
When available, there is also a loading zone directly in front of the property that may allow for quick drop-off, pickup, or luggage loading. This is not guaranteed and is subject to city enforcement and availability.
HISTORIC FRENCH QUARTER BUILDING
You’ll be staying in a beautifully preserved early-1800s French Quarter building filled with the charm and character that make New Orleans so unique.
The home has been thoughtfully updated for modern comfort while maintaining many original architectural features, including doors, walls, and windows. These details reflect the authentic history of the building and the city itself.
Please note the property does not have an elevator, and access is via stairs.
As with many historic homes in New Orleans, you may notice natural aging or small imperfections throughout the space, these are part of its original character and not defects, but part of its story.
