To get you settled in, we provide: toilet paper (1 roll per bathroom), paper towels, trash bags, hand soap and face soap in each bathroom, dish soap, dishwasher pods, laundry pods, and coffee. These are starter quantities — for stays of 3+ nights, please plan to restock as needed.
The property is stocked with dishes, cookware, linens, and 2 bath towels per guest (no pool towels).
We've put a lot of love into this cabin and want every guest to have an amazing stay. By completing your booking, you agree to all house rules.
HOUSE RULES:
BEFORE ARRIVAL
• A signed rental agreement and $200 security deposit hold are required before your door code is released. The hold is placed 1 day before check-in and released 3 days after checkout, provided no damages are reported.
• Travel insurance is strongly recommended. We follow our cancellation policy as agreed at booking. No refunds or date changes after the free cancellation period. Insurance, damage protection, and processing fees are non-refundable.
CHECK-IN & CHECKOUT
• Check-in: 4:00 PM or later. Early check-in may be available for $50–$100 — not guaranteed during peak seasons or holidays.
• Checkout: 10:00 AM. Late checkout is charged $50 per additional half-hour.
• Please check for all belongings before leaving — we cannot ship forgotten items.
GUEST POLICY
• Booking guest must be 25+ and present for the entire stay. No third-party bookings.
• Max occupancy: 10 guests total, 8 adults. All guests over age 2 must be on the reservation. Limit applies at all times — overnight, day visits, and gatherings. Over-occupancy fee: $500.
• Unregistered visitors: $150 per person, per night.
• No parties, events, or gatherings. Booker is responsible for all guest behavior and any resulting damages or cleaning fees.

PARKING
Driveway parking for 3–4 cars only. No street parking available.
QUIET HOURS
10:00 PM – 9:00 AM, mandated by the City of Pigeon Forge noise ordinance. This is a legally binding municipal regulation strictly enforced — violations may result in a $250 fine, loss of security deposit, and immediate removal without refund.
SMOKING
No smoking inside the cabin. Outdoor smoking only — away from open windows and doors. Indoor smoking: $250 fine + loss of deposit + professional cleaning costs.
HOT TUB
• No oils, bath salts, soaps, or glass — violations result in a $350 fine plus repair costs.
• Do not sit or stand on the hot tub cover — replacement cost is $400.
• Use at your own risk.
SECURITY & DEVICES
• Front porch camera faces the driveway only and is active during your stay. Tampering fee: $200.
• Do not tamper with smoke alarms or unplug WiFi routers. Tampering fee: $200.
PETS
Up to 2 dogs (50 lbs or less) with pre-paid fee. Undisclosed pets: $200 fee per pet.
• Crate dogs when left alone. Bring your own crate and pet towels.
• No pets on furniture or in bedrooms.
• Dogs must be house-trained. Clean up all waste in outdoor bins.
GRILL
Supervise at all times while in use. Clean after each use. Bring your own charcoal.
PROPERTY CARE
• Do not move or rearrange furniture.
• Showers: keep curtain liner inside the tub at all times.
• Toilets: toilet paper only — no wipes, feminine products, or trash.
• Restricted items: no candles, confetti, glitter, or hair dye. Fee: $100 + damage costs.
• Biohazard cleaning (vomit, urine, blood, feces): $250 fee. Unsanitizable items replaced at guest's expense.
• We have monthly pest control and bed bug inspections. Keep doors and windows closed to minimize pests.
• We cannot offer refunds for power, internet, or cable outages beyond our control.
TRASH
No routine pickup. Cleaners will collect after checkout.
WHAT'S PROVIDED
Dishes, cookware, linens, and 2 bath towels per guest (no pool towels). Starter supplies: paper towels, dish soap, 2 dishwasher pods, 2 laundry pods, trash liners, hand and face soap per bathroom, and 1 roll of toilet paper per bathroom. Keurig provided — bring your own pods. Personal care items not provided.

SELF CHECK-IN
Entry is completely keyless via a smart lock on the front door. Your personalized door code will be sent at 12:00 PM on the day of check-in, once your rental agreement is signed and your security deposit hold is confirmed. Everything is handled digitally — quick and easy.
WHAT'S INCLUDED
You have full, private access to the entire cabin, all four bedrooms, three bathrooms, the kitchen, living room, game area, hot tub, grill, and balcony. The only exception is one labeled host storage closet in the upstairs hallway, which is reserved for our use.

OCCUPANCY
Maximum occupancy is 10 guests total (8 adults), including children. All guests over age 2 must be listed on the reservation. Per Pigeon Forge fire code and local regulations, this limit applies at all times — overnight stays, day visits, and gatherings alike. For safety reasons, adults are not permitted on the top bunk bed. Exceeding occupancy is a code violation and will result in a $500 fee.
CHECK-IN
Check-in anytime after 4:00 PM. Early check-in may be available depending on cleaner availability — a fee of $50–$100 applies and cannot be guaranteed during peak seasons or holidays.
DOOR CODE
For security, the door code will be sent to you on your check-in day prior to your arrival. If you have not received it by 3 PM, please reach out and we’ll be happy to assist.

PETS & ALLERGIES
We welcome up to 2 dogs (50 lbs or less) with a paid pet fee. Our cleaning team does an excellent job between stays, but as a pet-friendly home, trace amounts of pet hair may occasionally be present. All linens are freshly laundered for every stay. If pet allergies are a concern, this may not be the right property for you — and we appreciate you keeping that in mind before booking.
SERVICE ANIMALS
Please note that under Tennessee law, it is a criminal offense to knowingly misrepresent a pet as a service animal.
LOCAL WILDLIFE
You're in the heart of the Smokies — wildlife sightings are part of the magic! Bears, deer, turkeys, raccoons, foxes, squirrels, snakes, and insects are all part of the local ecosystem. A few tips to keep everyone safe:
• Never feed or approach wildlife
• Always secure food, snacks, and trash — bears can and will investigate unsecured items
• Lock your car — food smells can attract bears and cause vehicle damage
• Check your surroundings before letting pets outside
• Clean up thoroughly after any outdoor cooking
SECURITY CAMERA
A security camera is installed on the front porch, facing the driveway only. It is active and recording throughout your stay for the safety of guests and the property. The camera does not face any private areas of the home. Tampering with, disabling, or obstructing the camera is not permitted, possible eviction without refund for violations.
SEASONAL COMMUNITY POOL
Guests have access to the Bear Cove Falls community pool from Memorial Day weekend through Labor Day weekend. The pool is non-heated and open daily from 10:00 AM to 10:00 PM. Lounge chairs and restrooms are available on-site. Please bring your own pool towels — towels are not provided at the pool area.
SHOWER REMINDER
To prevent water damage, please keep the shower curtain liner fully inside the tub while showering. This is a small thing that makes a big difference — thank you!
TRASH
Please use the bear-proof trash bins provided outside and always secure the lids tightly after use. Do not leave bags on the ground or place trash near neighboring properties — this is strictly prohibited. There is no scheduled trash pickup during your stay; our cleaning team handles full removal after checkout. Please contact me during your stay if you require a mid stay pick up.
RESTRICTED ITEMS
Candles, confetti, glitter, and hair dye are not permitted inside the cabin. A $100 fee applies for any violations, plus the cost of any resulting damage.
PHOTOS & DECOR
Listing photos are for reference only. Decor and smaller items may occasionally be updated or replaced due to wear and damage. Room layouts and bed configurations will remain as shown.
CHECKOUT & BELONGINGS
