Stay and indulge in complete comfort in a fully converted 1840s Dairy Barn with indoor saltwater hot tub & sauna with mountain views, overlooking the northwestern Catskills in the heart of Roxbury. The property features a spring-fed pond, gazebo, stream, & a neighboring farm. A 10-min drive to Plattekill Mtn, one of the best-kept secrets for avid skiers. Or go hiking, have a picnic, even golf.
The space
When you dream of relaxation and nature what do you see, smell, taste, touch, and feel with your heart and where does that lead you?
Well, our vision brought us to the Catskill Mountains where you can breathe in and smell the fresh mountain air, and connect with yourself and the loved ones you are with.
Please remember that you are in the Catskill Mountains surrounded by nature and everything that comes with it including deer strolling on the property or find them taking a morning nap near the pond and gazebo, groundhogs coming out in the morning to do a namaste, rabbits hopping around, chipmunks climbing trees, birds such as blue jays, cardinals, red sparrows, mockingbirds, hummingbirds, woodpeckers chirping away as we have a bird feeder for our little friends. And along with them are insects, flies, bees, mice, squirrels, and frogs. So to keep them out of the house, please don't feed them, leave food outside, or ever leave any door or window open without a screen in place. PLEASE! And if you're lucky enough to spot an occasional red fox or coyote - leave them alone. This region is their home too.
Exterior
This property was like no other that we’ve seen on our search.
It had all the elements one seeks. It was secluded on 10 acres, with gorgeous views overlooking the mountains, with tall majestic evergreen, birch, apple trees and a host of others throughout the property, a roaring stream, a gazebo for an afternoon glass of wine whilst strolling the property during sunset just before you start the bonfire to roast some marshmallows in front of the spring-fed pond whilst you watch the sun go down and the night stars come out to greet you and remember what it feels like to finally unwind. This property is dreamy. And when you wake up, you may want to watch the sunrise whilst enjoying your morning coffee on the Adirondack chairs on the deck or patio or do sunrise yoga greeting the day with a Namaste. You might have to pinch yourself that it isn’t a dream whilst a deer might walk past you. Or you may become an avid bird watcher or just enjoy their beauty as they soar into the blue sky. Or you may decide to walk down the road and greet our friendly horse neighbors.
Now, about the property.
Postbeamlove is a 4 bedroom, 4 bathrooms converted and renovated 3,000 square feet large but cozy intimate dairy barn from the 1840s with built-out amenities such as a spa wing which includes a salt-water hot tub with 2 skylights and sliding doors greeting you to the spa deck with lounge chairs, dry heat sauna, a renovated spa bathroom and shower and guest laundry and more high-end luxury features like a chef’s kitchen with a Viking range oven in the center of the kitchen which is the heart of the home which is open to the family fireplace room which adds even more warmth. We’ve renovated it to both keep its charm while giving it some more lux conveniences.
INTERIOR DETAILS and HOUSE RULES:
1st floor:
-Entrance and main foyer has a build-in shoe cubby. PLEASE take off your shoes off.
No shoes are permitted in the home - as all the carpets are new and it makes Post-COVID-level cleaning easier. Bring some cozy slippers from home.
- Chefs open concept kitchen including Viking range stove, large Island to gather around including 6 barstools, large fridge, microwave, coffee & tea station, fully-stocked with pots, pans, dishes, glasses, utensils, dining room nook with large dining table surrounded by windows, including a dining table with 8 chairs
-door off the kitchen to a patio for outdoor eating/drinking enjoying or coffee/tea. We provided a brand new Weber gas grill and Weber charcoal grill. There’s also a firepit, outside table, and chairs
-3 living room spaces
1. TV room with large L-shaped sofa, TV, board games, books
2. Family room with 2 large sofas, chess, stocked cocktail bar, guitar, and desk/office space all for your use.
3. Fireplace room with loveseat sofa and 2 chairs, wood-burning fireplace (we supply dry firewood for all guests and lighting instructions). Please leave fireplace door closed at all times.
There are also sliding balcony doors that lead you to the family deck with Adirondack chairs and more mountain view’s
- 1st floor Bedroom
queen size bed with a twin trundle bed with attached newly renovated bathroom with heated floors.
-Spa wing includes:
1)salt-water hot tub, large windows and skylights with views of the mountains, balcony doors to the outdoor spa terrace with lounge chairs
2)dry-heat cedar sauna
3)fully newly renovated spa bathroom with walk-in shower room
4)Brand new LG washer and dryer should you need to do laundry
2nd Floor Bedrooms:
-Master bedroom with a king size bed with night stands, large chair, large windows, en suite bathroom with double vanity, brand new private balcony overlooking the mountains with chairs and table. There is a window AC unit in this room. Only two of the bedrooms have AC.
-Bedroom 2 with queen size bed, night stands, large windows, closet, chair. There is a window AC unit in this room.
-Bedroom 3 with queen size bed, night stands, mirror and window
-Bedrooms 2 & 3 share the 4th bathroom

PETS:
We love dogs but we ONLY ALLOW DOGS ON A CASE-BY-CASE BASIS. NO OTHER PETS OF ANY KIND. PLEASE MESSAGE US FOR APPROVAL. Note if approved there is a $125 pet to add to your booking as this adds extra time for the cleaners.

1. THIS IS A NO SMOKING PROPERTY. THAT MEANS NO SMOKING, TOKING, OR VAPING OF ANY KIND INSIDE OR OUTSIDE THE HOUSE. IF YOU WANT TO SMOKE TAKE A WALK DOWN THE ROAD OR SMOKE IN YOUR CAR. If we find evidence of above YOU WILL BE FINED through AirBnB.
2. We love dogs but ONLY ALLOW DOGS ON A CASE-BY-CASE BASIS. NO OTHER PETS OF ANY KIND. PLEASE MESSAGE US FOR APPROVAL. If your dog is approved there is an additional $125 pet fee when booking. NO EXCEPTIONS.
3. If booking in the late Fall or Winter months - We HIGHLY recommend 4-wheel drive, SUV, or snow tires if snow is forecasted. Even though we plow the driveway - we typically get several inches overnight and do not salt.
Guest will have full and unlimited access to the entire 10-acre property EXCEPT for the garage, shed, owner's closets, utility rooms, and basement. They are always locked.
There are Nest cameras on the exterior of the property at the front door, rear door (pointed at fire pit and pond), and at the head of the driveway to confirm guest count and pet policy at check-in. There are NO cameras inside the house
except in the locked and non-guest accessible basement utility room and pool equipment utility room to make sure house systems/equipment are functioning properly.
