My Airbnb is in the best location in the hotel zone, 20 minutes from the airport, within a resort with its own beach and amenities you can choose from, such as two pools, a water park for children, and authentic Mayan ruins. Also across the street, at LA ISLA shopping mall, you'll find restaurants, a casino, museums, a movie theater, and much more. Read on for all the details about this wonderful and unique accommodation. I'll answer your messages from 11 a.m. to 11 p.m. (Cancun time).
The space
Private apartment of 650 sq ft in 6th floor with 2 elevators. Well equipped and with partial sea views to the left from the balcony and windows. It has a bedroom with two double beds. Another bedroom with a double bed and in the dining area there is a single sofa bed. Upon request, sheets, pillows and blanket can be left for the use of the sofa bed and baby crib. It has a full bathroom with shower.
Fully equipped kitchenette with refrigerator, electric stove, microwave oven, toaster, blender, coffee maker, crockery, pans and complete kitchen accessories. It has a dining room for up to 6 people and 2 high chairs at the kitchen bar, as well as a high chair for a baby.
The apartment has central air conditioning, 2 smart TV's, sound system and safe box.
Note: The refrigerator door shelves are missing because a guest broke them and we haven't been able to get replacements.
Guest access
ONLINE CHECKIN, GUARANTEE FOR EXTRA EXPENSES AND RESORT FEE
8 DAYS BEFORE YOUR ARRIVAL (or immediately after your reservation if your check-in is closer), you will receive a message with the instructions to complete the CHECK-IN FORM on the condominium’s website. This form must be completed NO LATER THAN 3 DAYS BEFORE YOUR ARRIVAL (or earlier, if your arrival is closer).
In the form, you will be asked to upload an OFFICIAL IDENTIFICATION and register a VISA OR MASTERCARD CREDIT CARD, on which the condominium will make a PRE-AUTHORIZATION OF $100 USD to guarantee the payment of EXTRA EXPENSES that may arise during your stay. If there are no additional charges, the hold will be released within 7 DAYS AFTER YOUR DEPARTURE. In case of extra expenses, these will be charged directly to the registered card.
DEBIT CARDS AND DIGITAL CARDS WITH DYNAMIC CVV ARE NOT ACCEPTED. If the card provided is declined or no guest has a valid credit card, the GUARANTEE FOR EXTRA EXPENSES will be requested THROUGH THE AIRBNB RESOLUTION CENTER (This is already authorized by Airbnb in our case).
With the payment of the RESORT FEE OF $10 USD PER PERSON PER NIGHT (adults and children over 2 years old), you will have access to the FOLLOWING AMENITIES:

• Children’s water park with slides and games
• Kids club
• Authentic Mayan ruins within the resort
• Activities and events (subject to availability, some with an additional cost)

The use of the amenities may be selected in the check-in form. Afterwards, we will send you a message through Airbnb with the instructions to make the payment directly on the platform via the resolution center. IMPORTANT: THIS PAYMENT IS NON-REFUNDABLE AND APPLIES FOR ALL NIGHTS OF YOUR STAY.
ONCE THE CONDOMINIUM CONFIRMS THE GUARANTEE FOR EXTRA EXPENSES AND THE PAYMENT OF THE RESORT FEE (in case you have chosen the use of amenities), WE WILL SEND YOU THE ARRIVAL INSTRUCTIONS AND THE ACCESS CODE TO THE ACCOMMODATION.
PLEASE NOTE THAT NEITHER THE GUARANTEE FOR EXTRA EXPENSES NOR THE RESORT FEE CAN BE PAID UPON ARRIVAL, since our operation is independent from the hotel, and the arrival process is SELF-MANAGED.
IMPORTANT NOTES:

• The resort does not provide towels; inside the accommodation you will find beach and pool towels.
• The resort fee includes only the mentioned amenities. It DOES NOT include consumption at restaurants, bars, or access to the gym.
WIFI
THE INTERNET SERVICE IS PROVIDED BY THE HOTEL and is INCLUDED IN THE RESORT FEE. Since it is a shared network used by all guests, THE SPEED AND STABILITY MAY FLUCTUATE OR BE TEMPORARILY INTERRUPTED, or even suspended without prior notice due to causes beyond our control. Once the resort fee and the INCIDENTALS GUARANTEE have been completed, we will provide you with the ACCESS CREDENTIALS.
GYM:
There is a fully equipped gym available with an extra fee of $6 USD per person per day, payable at the resort’s front desk (subject to availability).
FOOD AND BEVERAGES:
The RESTAURANTS AND BARS INSIDE THE RESORT ARE NOT AVAILABLE FOR AIRBNB GUESTS, as they are exclusive to hotel guests under the all-inclusive plan. In front of the resort, at the LA ISLA shopping mall, you will find numerous dining options.

If you prefer other higher-end options, you will find many more within a 10-minute walk from the hotel, heading toward the airport.
Inside the accommodation, you will find DRINKS AND SNACKS AT AFFORDABLE PRICES. You may take them to the beach using the cooler available in the closet. Consumption will be charged to the registered card or deducted from the deposit. PLEASE CHECK PRICES AND INVENTORY BY SCANNING THE QR CODE NEXT TO THE PRODUCTS OR ON THE REFRIGERATOR. You may also bring your own food and drinks to the accommodation.
SUPERMARKET:
You will find the SORIANA supermarket located in Plaza Kukulcan, less than one kilometer away in the direction of the airport.
TRANSPORTATION:
The cost per trip is $800 Mexican pesos for up to 8 people from 5 a.m. to 11 p.m., and $1200 Mexican pesos for up to 8 people from 11 p.m. to 5 a.m. There is an additional 5% fee if paid by card. Service must be requested at least 48 hours in advance but no earlier than 14 days before your arrival date.
SHOWS AND TOURS:
Coco Bongo offers our guests a 10% discount on their open bar packages. This applies to you and your companions. It’s a show you can’t miss and is only 6 km away. If interested, once you make your reservation, we can share the details.
On the first floor of the resort’s main building, there is an agency that can sell you tickets for shows and tours during your stay. The same company that assists us with guest transportation can also provide tour services.
Other things to note
NUMBER OF GUESTS
The number of guests (adults and children) selected when making your reservation must exactly match the number of people who will check in upon arrival. If you need to add more people to your reservation, the price increases proportionally and at least $25 per person per night (plus taxes and fees) regardless of age, due to the direct and indirect costs of hosting more people, such as water, gas, electricity, and laundry, among others. If you need to change the number of people, you must request it from the host via message on the platform (subject to capacity). We reserve the right to decline modification requests based on our House Rules.
CHECK-IN
Check-in is only permitted after 11:00 AM on the day of your arrival. If you arrive between 11:00 AM and the time we confirm the accommodation is ready, you must notify us immediately so we can inform you who and where will deliver to you the ID bracelets, which you and your companions must wear at all times during your stay. If you have already paid the resort fee, you may enjoy the common areas of the resort while you wait for your accommodation to become available. The accommodation will be ready no later than 3:00 PM. You may store your luggage in the luggage storage; this service is also included in the resort fee (subject to capacity). Ask your host for the location and code to open the storage room. Although the storage room has closed-circuit cameras, we are not responsible for your belongings.
CHECKOUT
The Airbnb must be vacated no later than 11 a.m. on the day of your departure, but you may remain at the resort until 3 p.m. In this case, please notify us in advance so we can provide you with the location and instructions for opening the luggage storage so you can store your belongings until you leave the resort. Although the storage room has closed-circuit cameras, we are not responsible for your belongings.
WIFI
Wi-Fi is provided by the hotel and included with the Resort Fee. As it’s a shared network among all guests, speed may vary or experience occasional interruptions beyond our control. Once the Resort Fee has been completed, we’ll send you the access credentials.
CLEANING AND LAUNDRY:
The accommodation does not include daily cleaning service. Cleaning is done before arrival and after departure. If you want cleaning service during your stay please let me know 48 hours in advance. It has an extra cost of $700 Mexican pesos or its equivalent in dollars depending on the exchange rate of the day.
We offer laundry service upon request at a cost of $3 per kilo (2.2 lb). It must be requested 24 hours in advance since dirty clothes will be picked up between 11 am and 1 pm the following day and delivered 2 days later around 11 am.
INSECTS:
Due to the location of the condominium in the middle of so much vegetation and such a humid climate, there are insects that can enter such as mosquitoes, ants or field cockroaches. The condominium and the interior of the Airbnb are fumigated every month and every departure, in addition to cleaning, a special product is applied to eliminate them, but if you still detect any insect, you must notify us as soon as possible so that we can send someone to check and place the product in specific points. We do not make returns or refunds for this situation beyond our control.
TOWELS:
The rental includes 2 towels per guest (one bath towel and one pool & beach towel). The hotel does not provide towels to condo guests. If you require a change of towels or sheets during your stay, you must request it 48 hours in advance and it will depend on whether or not our cleaning team will be at the hotel on the day you require it, as sometimes we do not have departures and they cannot go specifically to do so, since they live in downtown Cancun. The cost of changing towels is $2 dollars per towel and sheets are $5 dollars per bed. White towels cannot leave the unit and cannot be exchanged for hotel towels as the hotel towels are marked. Pool and beach towels must be returned to the apartment every day since if you forget them in those areas, the resort is not responsible for recovering them. The cost of replacing and removing stains for towels, sheets, pillowcases and bedspreads can be found in the "house rules" section.
AIR CONDITIONING
The air conditioners in all rooms are central air conditioners that work with chilled water pipes. They work differently than a mini split and therefore generate a little noise, light but noticeable. If you are very sensitive to noise, especially at night, we recommend that you use earplugs. We leave 2 sets of earplugs at your disposal at a very reasonable price in the snack basket.
