The whole group will enjoy easy access to everything from this centrally located place. Equipped w 4 large bedrooms, 2 Living rooms & a very unique game room. You will have plenty of space stretch your legs. The 4-acre grounds make for peace & privacy. Head outside on the large deck to enjoy the fresh air and do some grilling. This beautifully decorated home comes equipped with plenty of amenities. If you have a larger group, book our sister property next door too, Gracie's House.

The space
On the main floor you'll find plenty of space. The main living room has:
a large beautiful seating area, wi-fi enabled smart tv, large dining room table, a wine fridge and is beautifully decorated. The modern kitchen is fully equipped with plenty of amenities. A second table with seating for up to 10 guests. Off the kitchen is a very large deck. On the deck you'll find a grill, plenty of seating & 2 new locally made polywood dining sets. Cozy up in the family room with another large Wi-Fi enabled smart TV and a comfortable recliner and couch. There is also a designated workspace, bathroom, laundry room, and access to the 2-car garage! That's right race fans & car clubbers. Tons of room for you to store your Vintage Car or Prized possessions. We also have installed a wifi porter for quick easy, tap-to-connect, wifi hook up for your phones.
Upstairs: You will find 3 large bedrooms & 2 full bathrooms. First, the master suite! Equipped with a spacious comfy King Bed, unique sitting nook, walk in closet, and full bathroom. Second, another king bedroom, plenty of space for you to unpack and catch some Z's The last upstairs bedroom has 2 bunk bed units! Sleeping for 4 in this room. 2 full beds & 2 twin beds. All bedrooms are equipped with Wi-Fi enabled smart TV's, wireless phone chargers, ceiling fans, and nightlights. In the hallway is a large full bathroom.
Head all the way downstairs to the basement. No space wasted here as you'll find a very large very unique game room. There is a large sectional couch here if you want to relax with yet another large smart TV. There are so many amenities down here for your enjoyment. A card table with a full poker set. some board games & card games as well. If you're a tad more adventurist, enjoy NBA Jam arcade game, 3-way air hockey, foosball, or even a golf pool table. Also, a very cool queen bedroom here and a full bathroom with a stand-up shower. Off of the game room is a patio out back with a picnic table & Corn Hole game available. The yard is private, and has plenty of space (Currently, full disclosure, we do have some spot soil and grass seed down.) This home is so unique. Incredibly decorated, very large & private. It's rare to find such privacy so close to all of the attractions Watkins Glen has to offer. You'll be less than 10 minutes to the track, downtown Watkins, The lake, beach, boat launch, Elk farm, & both entrances of the Watkins Glen State Park.

You will have access to the entire property. You can also note that we have a sister property next door at 1736 State Route 414, on its own 3 acre lot. This is great for larger groups as well as bride & groom houses. Also, behind the property is the KOA campground, stay at our house while the rest of your group is camping.

This beautiful home is nestled on a private 4-acre lot. You can enjoy privacy and space while still being minutes away from all of your favorite places. You are less than 5 minutes from the racetrack. Thats right, if you're a race fan, car fan, or better yet, a driver of your own car, enjoy this prime location to the track. You can hear the humming of the race cars on the racetrack right from the house. Oh man, I love that sound! Within 3 minutes, take the family to trackside Ice Cream stand to enjoy some treats, putt putt & go karting. Downtown Watkins Glen is only 5 miles down the hill. In town, enjoy many restaurants, the lake, harbor, shopping, groceries etc. Feeling more adventurous? You are only 6 minutes from the breathtaking Watkins Glen State Park trail. Next, we are also walking distance to Watkins Glen KOA Campground. You have access to the KOA if you are visiting someone that is staying there. They have rock walls, pool, zip lines etc. Lastly, You're within 10 minutes to the first winery on the Seneca Lake Wine Trail. Perfect location for a wine tour. If you have a large family or a larger group of friends, our sister property, Gracie's House, is located next door, 1736 State Route 414, on its own 4-acre lot. Also, if your loved ones are camping at the KOA and sleeping on the ground isn't for you, its right next door.
