Enjoy beautiful sunsets, canoeing, kayaking, paddle-boarding or fishing on the lake. Or take a short drive to downtown Portland, visit Old Port restaurants & bars, local breweries, Freeport outlet shopping, ski resorts, hiking and walking trails, golf courses, indoor/outdoor cinemas, and more!

The space
43 Sunset is on a small private street on the Falmouth side of Highland Lake, with our own private dock and large deck right on the water. The house is an older property recently renovated and is comprised of 3 floors;

The Top Floor - has 2 Bedrooms. Largest one sleeps 4 with 2 Queen beds and has an ensuite bathroom, and smaller bedroom sleeps 2 with a Queen size bed. Both bedrooms have lake views, full closets, dressers, fans, mirrors and window air conditioning in the summer, heat in the winter, window blinds and extra blankets. The larger room also has a full length mirror and skylight in the vaulted ceiling.

The bathroom has a sliding barn door, full curved shower with bathroom essentials provided (shower gel, shampoo, conditioner and hairdryer).

Main Floor - The front door of the house brings you onto the large open concept main floor hallway. Looking left out towards the lake is the living room with 65" wall mounted TV, 3 different seating areas including looking out the floor to ceiling window facing the deck and water, a TV watching area, the dining table and chairs for 8, and a separate 3 season sun-room for enjoying the afternoon sun.

The main hallway hosts floating staircases going both upstairs and down, and a large hanging storage closet where the lifejackets, ironing board, etc. are kept. There is an air conditioning unit on this floor in the summer.

Looking right is the wide breakfast bar and full Kitchen and walk in pantry. The kitchen and all the large appliances are brand new in 2024, including refrigerator, microwave, stove, dishwasher and extract vent hood. There is also a coffee machine, coffee bean grinder, electric kettle and teapot. The Alexa speaker system (Echo Hub) on the breakfast bar can be used by connecting your phone to play your music, and also to turn the kitchen lights off and on. The Fire Blanket, Extinguisher and First Aid Kit are in the Pantry.

The 1/2 Bath & Laundry room behind the sliding barn door is off the kitchen and has large washer and dryer, vacuum cleaner, iron and laundry hanger/clothes dryer.

Going downstairs to the Ground Floor you will find full length lake-side windows in both the large King size Bedroom, and the Living Room.

The King Bedroom has a large hanging closet with extra bedding and blankets, a dresser, full length mirror and black out curtains.

The Living Room boasts a 75" wall mounted TV and sound bar a new (2024), huge comfortable sectional sofa and a small high top table behind it with 2 stools for additional seating.

Round the corner to the full Bathroom with large walk in shower (bathroom essentials provided), you'll also find the Office area with desk and monitor for working, plus the walk out access to the garden. This exit doorway takes you to the BBQ Grill and pathway round to the huge deck and lakeside. This Ground Floor also has 2 heating zones, air conditioning and a dehumidifier in the summer.

Guest access
Sunset Road is a quiet, private and residential street which is predominantly owner-occupied year round. There is a wide cobbled drive/parking bay that accommodates 4 cars. Before your arrival we will message you with the code for the front door key which is kept in a lockbox.

When you arrive there are stairs from the street level driveway down into the yard, and then up again to a deck bringing you to the main level front door of the house. There are also outdoor stairs down to the bbq grill and ground level access door, front yard, large deck and waterfront.

Other things to note
Our house is built on an incline and has stairs from the driveway down to the garden, as well as 3 different levels of stairs inside. Including an open floating staircase between the top 2 floors and additional open stairs down to the dock and lakeside.

Before booking please consider whether this is a good fit for the mobility of everyone in your group, and particularly the ages of any young children. At this time we do not provide any additional safety amenities for young children other than one indoor safety gate. The house is open plan with the kitchen access completely open and not child-proofed at all in either layout or furniture options (glass coffee tables in living room). From the garden, the lake is also completely open and accessible to all so not ideal or safe, for toddlers or young children. Please bear this in mind.

Extras include a double kayak, 2 paddle-boards and a double canoe all easily launched from our own private dock. Lifejackets are provided and these must be used every time you are on the water, though we also encourage guests to also bring their own to ensure the best sizing and so there's enough to go around. Please note that all watercraft are used at your own risk. There are also fishing rods to use but please bring your own fishing tackle. In the event of bad weather, the paddle-boards need to be brought back up on the deck, and the kayak and canoe need to be removed from the water and hung upside down on the poles so they don't fill up with rain or sink/float away.

There is also a Cornhole game that you can play on the deck comfortably, and a yoga mat along with numerous board games, cards, books and binoculars.

We provide all bedding, (2 pillows per person, sheets and duvets with washable duvet covers that are washed between guests), and bathroom towels for Indoor use only. The striped colored beach towels for using outside on the deck, are to be found near the downstairs back door.

There are 3 hairdryers, one in the ground floor bathroom and the other 2 in the top floor bathroom. Fans are in every bedroom and main rooms too.

A propane BBQ grill is also provided, (spare gas tank in the shed), along with multiple Adirondack chairs and a coffee-height table on the large deck on the waterside. These chairs are light enough to also use on the dock, though should be brought up in bad weather. 2 loungers are also provided on the deck.

NOTE - As we are surrounded by trees and all manner of Maine's natural environment, the deck and outdoor furniture at various times in the year can be marked by Eastern Pine tree sap that falls from the pine cones. We remove it as best we can regularly and power-wash the deck but it is rarely completely removed.

*IMPORTANT*
NO pets or animals allowed, NO additional guests, NO parties, NO smoking/vaping (particularly cannabis due to smell), NO illegal drugs, and absolutely NO firearms. Sunset Road is home all year round to many families with both young children and elderly neighbors right next door. Please do not disturb them during your stay.

We; Karen, Keith, Vince & Claire arrived on Airbnb when we bought and refurbed a beautiful house on Highland Lake, Falmouth Maine in 2021. Progress photos are on FB & Insta pages 43SunsetRd.
