we stayed over the bank holiday whilst visiting family. fantastic and cosy cottage which suited us perfectly! the cottage was clean, warm and exactly as described. we will definitely be staying again when we next come to visit family. we accidentally left behind some glasses and Naomi was extremely fast to let us know and offered to post them which we were extremely appreciative off.

Like living in a Fairytale. Clean and comfortable stay. We really enjoyed the grounds and fell in love with the arbor! Narrow lanes lead to delightful surprises and quaint villages. We visited 3 castles and 2 churches in our 5 night stay and still had plenty of downtime.

We’ve had the best time. The barn is very beautiful surrounded but the most beautiful garden. The place was very idyllic for a weekend escape. The location is a short drive from Dungeness. Rye and Folkestone . The pool and hot tub were added bonus. Thank you so much for a wonderful break.

We had the most amazing time, we were lucky enough to have gorgeous weather. The walks were lovely, the cooked breakfast was delicious and the hot tub was so relaxing. For a weekend without the kids we couldn’t ask for much more We will definitely return for another relaxing weekend

What a wonderful stay we had at the cottage. Fantastic location near Ashford, the grounds of the cottage are stunning, pool bigger than we thought and we were very lucky with the weather so could use it all 3 days. Of the amenities we used to great effect; - Pool - Garden - Especially for our black Lab - BBQ - Fire Place - Kitchen for full breakfast We would definitely stay again, host was super responsive, answered all our questions and we didn't want for anything. We were quite a decent sized group, 2 couples, 2 toddlers and a big Labrador, but could easily have another couple stay in the 3rd double room (that we didn't use). We also got an Ocado delivery to the cottage on our first evening and it was delivered no fuss. Great stay.. A+

A lovely modern cottage, exactly as described and photographed. It was well kitted out and essentials were provided. The bed was super comfortable but just a gentle note that if you have any mobility issues the apex of the roof means that you cannot stand up straight around the bed and the bed is low but this was not a problem on our stay. Helena and Philip were both really friendly and helpful. My personal favourite touch was when Philip invited me to pick some roses from the cottage garden to take inside. The hot tub was a real treat but please be mindful that you are in someone’s back garden so not completely secluded if they are enjoying their own space. Highly recommend, we would definitely go back.

What a beautiful cottage! Exactly like on the photos, very charming. Surroundings are stunning, hot tub was a treat. The kitchen is very well equipped with anything you might need. Beds were comfortable and cozy. The conservatory was great to just sit and play board games and have lovely meals, was nice and warm and toastie in there and the views!! Pauline’s communication and response times were excellent, very friendly and accommodating. All I would suggest, if possible is perhaps to think of some sort of covers/shelter from the cold/wind by the hot tub. It was very windy and we still wanted to enjoy the hot tub, but it got very cold whilst inside. Some sort of coverings will work a treat. Pauline suggested some great pubs and things to do in the area. All and all my friends and I had a lovely stay. Thanks Pauline!

From beginning to the end of our stay we were amazed. When we turned up, We knew it was going to be good but once we arrived it exceeded our expectations from the cottage to the views and outstanding hospitality. Allison is welcoming, kind and helpful in every way you could imagine. She recommended places to eat, to go visit and all of the above. If you’re an animal person you will adore the company of Florence the dog and Bonnie the cat as they are very friendly. The views from the cottage were breathtaking especially in the oak tree top lounger which looked out onto the garden landscape, the sunsets were stunning. The inside of the cottage felt homely, was extremely clean and the continental breakfast was a perfect addition to our stay. We booked the hot tub in advance and the hosts made the effort to create a relaxing end to our day. We loved our stay here. So close to the sea, cafes, restaurants and shops but the road is quiet and so peaceful. We had the most amazing weather and made use of the lovely garden too. We didn’t have any issues with parking either but did arrive on a Friday so probably less busy. All the bed were very comfortable and its well Decorated! Thanks for the lovely stay!

We had a lovely 4 night stay at Tulip Tree Cottage. Everything was exactly as described and the cottage was very well equipped and well appointed. James was a great host, his communication was excellent and he was really helpful when we needed to reschedule due to a death in our family. Would highly recommend Tulip Tree to anyone!

Kirsty's house is perfect. Great setting close to the shops, restaurant and beach. The house was clean and tastefully designed with super comfy beds. The garden space was a bonus and great to unwind in over dinner. Kirsty was quick to respond, super friendly and flexible. We arrived early and were able to check in.

We had a wonderful stay at Rose Cottage. Beautiful Airbnb and a great location- a few minutes from the beach and restaurants. Lovely sunny garden with furniture and a bbq. Comfortable beds. The stairs are steep but that’s called out in the description. We can’t wait to visit again!

This place was great, a perfect location and just the right size for a sunny weekend getaway. Its pefect for a young group, as there are two pubs next door. Ellenor does explain this on her page, suggesting its not suitable for those with kids due to the noise (or those wanting an early night on a hot day). We generally found the noise was fine if the windows were shut. The house has been decoarated nicely thoughout. There are a few small signs of wear and tear, but it eas quite clear it was from people not looking after the house when they stay (luggage banging against the walls) rather than due to a lack of effort from the host and cleaners. Ellenor was extremly helpful, replying quickly. Thanks again for a great stay, we'd definitely book again if we come back to lovely Whistible!

We would like to say a big thank you. We had a fantastic weekend stay at this property. The garden was 100% safe for our dog and we found it nice and quiet, surrounded by nature and orchards. Mark had left lots of leaflets showing what's going on in the area, and was very kind to recommend places to visit and eat/drink. The accommodation was designed and decorated with alot of thought and attention to detail, to establish a very comfortable stay. We will certainly be visiting again.

Great cottage in a beautiful location. Garden, and the snowdrops were stunning. The only downside was the very low ceilings. Anyone of average height is likely to hit their head on the beam in the kitchen. This was mentioned in other reviews, and expected in an old cottage, but was not mentioned in the description.

If you’re looking for a cozy, chic, private retreat in the country look no further. We came here in late spring and the serenity we experienced was unparalleled. The glorious gardens and wild foliage, pond and fruit trees coupled with the sound of songbirds in the morning was the best thing to wake up to and explore. Close to Rye and Hastings, with lots of great restaurants nearby you really can’t beat it. Oh and not to mention the log burner in the most cozy little cottage. Would (will) 100% come back here.

Lovely little cottage with a secluded garden and everything you could want on hand. Pub and fantastic bakers a 1 minute walk away and a breakfast cafe that looked great although we didn't get to try it. Perfect for 2 and handy for Brighton and the Sussex countryside - 5 minute drive from RHS Wakehurst. We will definitely return the next time we visit our eldest and his gf in Brighton (long-term parking in Brighton is a NIGHTMARE!) Thank you Ed.

Wonderful stay, such a shame we only arrived for 1 night, perhaps next time we will organise our diary better, so the full weekend would be perfect! Great place, walking distance to the beach (like 2min walk! which was perfect for our little kids) and I wouldn’t change a thing! We so hope so to be back!
