We’re lucky enough to live in one of Hampshire’s most scenic areas, in a county renowned for its rolling downs, chalk streams, beautiful beaches and varied history. Our luxurious self-catering holiday cottages enjoy a peaceful setting on the owners working farm in the hamlet of Ramsdean, within the heart of the magnificent South Downs National Park. Hampshire really does offer some of the best walking country in England, and there are many pub’s to stop by and enjoy some local food, beer and wine! Hampshire has a rich history. Named ‘Jane Austin country’, you can visit many of the national trust properties that inspired her novels, and even visit the house where she wrote them. The historical Naval Port of Portsmouth (within 30 minutes drive) has many museums tracing our history from Henry the VIII’s Mary Rose to the modern Royal Navy. The medieval city of Winchester, which is home to King Arthurs round table is also just a short drive away. Welcome to our Annexe. It is a modern, self-contained 2 storey accommodation with a modern fully fitted kitchen (and appliances), living area, gallery bedroom and ensuite. Built in 2013, the annexe is accessed via a private entrance. Free on street parking is available. The Annexe is located in a quiet residential close, approximately 1.1 miles from Petersfield High Street.
The internal layout is very simple but spacious (approximately 50 square metres of floor area). On the ground floor there is a living area with two comfortable leather sofas - ideal for relaxing in after a day out in the surrounding countryside. For those rainy evenings, there is a 40" TV and DVD player. We also have a small DVD collection, covering all tastes and genres. Over looking the rear garden is the kitchen area with breakfast bar. It is fitted with a 4 ring convection hob, oven and extractor unit. There is a small selection of saucepans for food preparation, along with a microwave and toaster. Cutlery and crockery is also provided along with complimentary tea and coffee. The kitchen has a fridge and washing machine; iron and board are also provided for your convenience. Upstairs you will find a roomy gallery bedroom with double bed. There are two built in cupboards for storage. Here you will find the ensuite with large walk-in shower, toilet and wash hand basin. We provide towels and toiletries but please remember to bring your own toothbrush! There is also a hairdryer.
Petersfield is a great place to live and visit, with so much to offer. It has recently been recognised by The Times newspaper as one of the best places to live in the UK (2018). We are perfectly situated to access one of Petersfield's greatest natural assets (see the map below). Less than half a mile away, The Heath offers 69 acres of open spaces and secluded wooded paths to explore along with a sizeable lake; depending on the time of year, boats can also be hired if you fancy getting out on the water. There is a fully accessable path circumnavigating the lake which makes for a perfect stroll on a summer's evening or at the weekend. Early mornings are best when the place is deserted and you can enjoy the peace and tranquility of nature at it's best. Petersfield has been a market town for over 800 years. A regular market is held in the town square every Wednesday and Saturday. There are monthly farmer's markets selling local produce on a Sunday and the occasional craft market throughout the year. The High Street is at the heart of the town with a variety of shops including a good selection of independent retailers. We also have a number of restaurants and bars, serving a variety of cultural delicacies from around the world. If you are attending a wedding at the Tithe Barn we are ideally located - less than 3 miles away (about 7 minutes) The town in located within the boundary of the South Downs National Park so you can be assured of some stunning scenery just a few miles out of town. The Queen Elizabeth National Park is only 5 miles away by car; at over 260m above sea level it is one of the highest points in the area, offering distant views of The Solent to the south and rural Hampshire to the north. There are a number of sporting facilities in the area. The nearest indoor swimming pool and gym is 500m away and there is an outdoor pool in the town centre (seasonal opening). There is also a 12 hole Pay and Play golf 1 mile away (club hire possible). If you are seeking more culture and heritage based activities then the area has much to offer. In the town there is the Flora Twort Art Gallery and the newly opened Petersfield Museum, based in the former police station. Within a 20-30 minute drive you will be able to visit Jane Austin's house in Chawton, Gilbert White's house in Selborne and the Weald and Downland Open Air Museum at Singleton. We are also close to the cathedral cities of Winchester and Chichester and the historic dockyards in Portsmouth.

  • We had a lovely stay here. This is how all AirBnBs should be - very comfortable, very clean and well equipped. The Annex has been thoughtfully and lovingly set up. We would not hesitate to stay here again if in the area.

  • This was our second stay at The Annexe as it's such a great place to stay and so convenient for visiting family in the area. Everything is sparkling clean and we loved the extra touches like basics in the store cupboard and an easy to operate TV. We'll definitely be back.

  • We enjoyed a lovely couple of days at the Lodge! Check in was very smooth and Wendy explained everything we needed to know about staying comfortably in the bright, welcoming space. I was delighted by all the birds in the adjacent garden, and the breakfasts Wendy provided were delicious! The bed is very comfortable, always important. The village of Petersfield is just a short walk away, and we enjoyed a couple of dinners out, browsing the shops, and walking to the nearby pond. Plus, the train station is walking distance as well, making it easy for us to get to both London and Portsmouth-ideal! Many thanks to Wendy for creating a comfortable, calm space to stay. We will be back!

    Sabrina2020-03-13T00:00:00Z
  • Wendy is a friendly thoughtful host. The lodge was comfortable and well equipped. Only 5 mins walk from town centre although road is a little dark at night. Lodge also has a nice little patio area which would be pleasant in the summer!

    Louise2020-03-05T00:00:00Z
  • Thank you very much, great host, highly recommend.

    Rebecca2020-02-16T00:00:00Z
  • Wendy was a fabulous host, responded quickly to any questions. The lodge was a great get away, pleasant and secluded, great breakfast was a bonus, small touches of toothpaste and body lotion did not go amiss, walking distance to the center of Petersfield. Highly recommend.

    Emma2020-01-12T00:00:00Z
  • Super accommodation, spotlessly presented and well thought out features that make Beaufort Lodge homely. Wendy and Reg were very friendly, helpful and approachable. The breakfast was perfect way to end our night’s stay.

    James2019-12-08T00:00:00Z
  • Wendy and Reg were the perfect hosts. We only had an overnight stay in Wendy's immaculate lodge but it was a comfortable and enjoyable 5 star stop over. The lodge is spotless and beautifully furnished. It's within easy walking distance of Petersfield so we ate in one of the excellent restaurants in the town. (La Piazzetta, highly recommended.) The breakfast was delicious! We would highly recommend Beaufort Lodge.

    Sue2019-12-07T00:00:00Z
  • We had such a lovely time at Beaufort lodge, would definitely recommend and stay there again. Wendy is an amazing host. Such a great stay for a night away from London.

  • Emma and Sam are great hosts and the barn was fantastic - we’ll definitely be back soon.

    Patrick2020-04-02T00:00:00Z
  • The barn is a beautiful place to stay for a couple of nights or more. It’s really well fitted out with lovely little touches like Sonos speakers and neal’s yard toiletries as well as ‘dimmer’ lights and a big bath tub. The bed is much bigger than your average double and one of the comfiest mattresses I’ve ever slept on. But what really makes it is the location, nestled in beautiful countryside and oh so peaceful. Emma and Sam are great hosts, too, particularly enjoyed the offer of breakfast and dinner, which were both lovely. Thanks so much for having us, we’d definitely return.

    Ben2020-03-23T00:00:00Z
  • Very stylish barn with lovely touches like the breakfast basket and the coffee pods!

    Kirsty2020-03-22T00:00:00Z
  • What a fabulous little place this is and what lovely hosts Emma and Sam are! I cannot recommend this stylish little lodge high enough, it’s very comfortable and spotlessly clean and there are so many lovely little touches that make it feel like a home away from home. The location and scenery are also gorgeous. Thank you for a lovely stay :-) xx

    Kirsty Lee2020-03-19T00:00:00Z
  • Wow, what a wonderful retreat! Upon walking through the door we were greeted with fresh flapjacks and other local foods that were SO delicious. From the amazing bath to other cozy touches, it was such a relaxing stay. We walked to the pub with no name through gorgeous fields, and loved breakfast provided by Emma the next day. Would absolutely stay there again, thanks Emma! :)

Betty is a converted 1960's Horse Lorry. She has been refurbished to a very high standard and provides the perfect accommodation for up to 2 people. Surrounded by countryside and boasting stunning views Betty is a great place to stay.
Betty houses a double bed above the cab, a kitchen area with all the essential kit, a fold down dining table and living area with futon, woodburner and TV. The bathroom is a short step across the deck and is home to a freestanding bath with shower, a loo and a basin. The underfloor heating keeps the bathroom cabin toasty all year round!
  • Betty is beautiful. We had the most perfect visit...so peaceful and relaxing. We will definitely be back x

    Teresa2020-04-19T00:00:00Z
  • Betty was absolutely amazing, a perfect little getaway from London. Gorgeous location surrounded by nature and good walks, Betty had everything we needed plus great little touches like the log fires and ponchos, plus the hot tub under the stars was brilliant. Place was clean and super easy to access. The bed was so comfy it was hard to get up in the morning. Lovely animals on the farm as well. Will definitely come back soon.

    Louis2020-04-01T00:00:00Z

    Stephanie2020-02-22T00:00:00Z
  • Cosy, calming and perfect for a winter get away. Thank you. We will be back to experience the van in summer.

    Megan2020-02-19T00:00:00Z
  • What a wonderful stay in a quirky place! Firstly, Betty is placed in a wonderful area so calming and private with lovely green views. There is everything you need, a fully working toilet, bath, stove, oven and hot tub! (Which I thoroughly recommend no matter what time of year) there is no WiFi but there is service so if you need your daily phone fix you’ll be fine, however part of the enjoyment is relaxing with no internet. The truck stays toasty warm with just a small fire, perfect for relaxing on the sofa with a glass of wine!! Didn’t manage to walk into east Meon due to weather/time of year but did drive and the walk looks gorgeous! Also fell in love with the little horses and runner ducks! I thoroughly recommend for anyone who needs a break from it all or who wants to fall in love with England again. Thank you so much for your stay, we’ll be back in summer to enjoy it all over again.

    Kasia2020-02-09T00:00:00Z

A delightful, cosy Grade Two listed cottage built over 250 years ago in the heart of this historical village with it's 12th Century Church, Manor House and Rectory. Just steps away from the beauty spot of Buriton Pond and close access to the stunning walks of the the South Downs Way. There's a cosy wood burning stove in Winter and a sunny terrace for morning coffee in the Summer. I like to make my guests welcome and relaxed but also respect their peace and privacy.
The cottage is very old. Please expect charm and atmosphere rather than luxury. I pride myself on it's old world character, interesting artifacts and pretty, clean and tidy rooms rather than hotel standard Mod Cons. There is no TV in the bedroom and the stairs are steep and uneven. Don't book unless you love the idea of romance and peace!
Guests can easily walk from the cottage to the Queen Elizabeth Country Park or join the South Downs Way. Nearby is Butser Hill with it's stunning views (on a clear day you can see the sea!) and the Butser Ancient Farm. Petersfield, the historic market town is a ten minute drive away with trains into London taking one hour. West Wittering beach and Chichester Harbour is approx 40 minutes drive and ferries to the Isle Of Wight a 25 minute drive. The very beautiful Meon Valley with its charming ancient villages is also minutes away.
  • Lovely, very British cottage with nice interior details. Abigail is a great host. Highly recommended

  • Abigail’s cottage is the ideal place for calm and relaxing holidays. Abigail is a lovely host, always cheerful and really fast to answer all our questions and give advice about any activities and sights around. We had two wonderful days visiting Winchester and other picturesque villages and towns. The scenery is of great natural beauty. The room was spacious, warm, comfortable and very clean! There was plenty of parking space just outside the cottage on the side of the road. We would definitely recommend Abigail and her lovely place!

  • A warm welcome, comfortable room and only a very short walk away from a good pub. Buriton is a quiet and attractive village.

  • Abigail offered us a great place to stay for our trip in the South Downs, we felt really welcomed and had a very cosy stay in her lovely cottage. She has been a very helpful host with lots of local tips about what to do, village history and overall good discussions. Thanks again very much for everything.

    Simon2020-02-16T00:00:00Z
  • Had the most lovely stay at Abigails charming cottage. Perfect location for beautiful walks, pub dinners and star gazing! Abigails cottage is so Comfortable and lovely and we enjoyed the fire and tea after our long walk. Highly recommend and hope to return!

  • Abigail's cottage is very pretty and has everything you need. We stopped for one night whilst walking the South Downs Way. The bed was very comfortable and the shower was very powerful too. Abigail made us a cup of tea and lit the fire on our arrival and there werealso tea/coffee making facilities in the room too. Abigail is a very good host and would recommend staying at her cottage if you're in the area. The village of Buriton is also very pretty and is lucky enough to have 2 pubs!

    Charlotte2020-02-02T00:00:00Z
  • Really great stay, thanks so much for having us and being so welcoming. We would love to come back :)

  • What a beautiful little property. We booked to stay one night. The communication between Stuart and myself leading up to the date booked was excellent. Clear directions to the property. We arrived at the scheduled time even though we were told we could arrive earlier. Welcomed by Stuart. Annexe smelt clean and was very tidy. Lovely sized kitchen, hallway and bedroom. Gorgeous bathroom (there is no bathroom door though is my only eek! This isnt a problem if you’re staying as a solo occupant.) TV was great with the access to Netflix etc. The bed we found on the small side for a couple but it didn’t deter from just how lovely this property is. Cereals, butter, milk, tea and coffee were there free of charge. Lots of little nibbles, snacks with an honesty box (really novel - luckily we packed our own snacks so we didn’t invade all of yours! Haha!) You really can’t fault this property or the host. Thank you so much for having us. You have a lovely home.

    Louise2020-03-15T00:00:00Z
  • Ideal apartment for a stop before or after the ferry. Stuart is very responsive. I recommend

Close to historic market town of Petersfield, and within Southdowns National Park. On train line to London or the coast. Many good pubs and eatery's nearby. Twice weekly market. A clean and modern bungalow with relaxing garden area, and ample parking on our drive.
John and Fi enjoy socialising with our many friends in our bar HMS Cava Shack in the garden!. Come and relax in the evening sunshine. We look forward to welcoming new friends and hope you will enjoy our home. We endeavour to make your stay as comfortable as possible.
Our home is just 5 minutes walk from Petersfield Lake, which is a lovely walk. You can feed the ducks, or in the summer go out in a rowing boat or canoe. Most picturesque. The Plump Duck is a 5 star (trip advisor) cafe over looking the lake.
  • Very welcoming and helpful hosts in a home with very good facilities and excellent breakfast.

    Peter2019-08-29T00:00:00Z
  • Very clean and tidy place with welcoming hosts. Accommodation is a double bedroom on the ground floor with a toilet and shower next door, so this could suit people with mobility issues. Breakfast was self-service with a choice of cereals, a fruit salad, yogurt and toast - ample to set you up for the day. The hosts live on the premises so checking in and out was very easy. I don't have a car, but I think there is enough space on their drive for a car, alternatively you could park on the street. It's about a 30 minute walk into town where there are shops and restaurants. There is a small shop nearby.

The room is immaculate and clean, the bed comfortable and the little extras such as fresh milk, bread croissants etc make it superb. The bathroom gives a choice of bath or shower, and the whole room is well furnished with everything you need. Bernadette is an amazing host. Very quick to respond, and very helpful with any queries or questions. Makes some great recommendations for dinner etc so if you have never visited before then you will always get good advice and maximise your stay. I really enjoyed my stay here and would certainly recommend to anyone else.

  • We recommend Buddhika's place to stay unreservedly. We hugely enjoyed a longer stay there with our exceptionally welcoming hosts Buddhika and Dan who not only anticipated our every need, but throughout made us feel so at home and that nothing was too much trouble in making us comfortable. Great tips on local dining and places to visit! • This was my second stay at Marie's lovely annexe - it's perfectly placed for exploring the local countryside and Petersfield.

  • Such a beautiful place..the photos don't do it justice! Marie is such a lovely host

    Lucy2020-03-15T00:00:00Z
  • We had a perfect stay in Maries apartment, great social space, very comfortable and amazing bread in the morning is a really lovely touch! Great local pub only a few minutes walk away and nice walk up Shoulder of Mutton Hill, apart from the mud.. Thanks Maire x

    Will2020-03-01T00:00:00Z
  • This is a great place to stay. I just needed a two-night stay in the area to catch up with friends and attend a lecture locally, in between doing so, I wanted somewhere peaceful and restful to stay. Marie's place was perfect for that. It poured with rain the entire day I was there but I was able to read a book and look out onto the beautiful garden from the sofa. The double bed I slept in was very comfortable. The things I especially loved about Marie's place were: 1) The African style shower with the remarkable comfortable pebble-base and the rain shower, which when it rains outside on the glass roof above, makes it seem like you are showering in the open but are still warm! 2) The underfloor heating in the shower room. 3) The freshly baked bread that Marie brings on your first morning!

    Caroline2020-02-29T00:00:00Z
  • Marie's place is a great, cool place to stay; it's got a relaxed vibe and has some lovely features (many of them linked to her time in South Africa). Its location is excellent - in a lovely village (with pub) and close to Petersfield, which has loads of lovely cafes and places to hang out. Hope to return.

    Sarah2020-02-26T00:00:00Z
  • This was a brief overnight trip during half term- originally we were hoping to see some stars as part of the South Downs dark skies - Marie went out of her way to discover local information about this before we had even confirmed our booking. The weather was cloudy but we decided we would have a mini break anyway and I am very glad we did. Luxurious stylish place to stay- very comfortable for 4 of us. Marie suggested The Queens Head for dinner which was fabulous- lovely old pub full of character- we should have booked even though it was 7pm on a Wednesday! Delicious pizzas, burgers, risotto served with a friendly welcome. And only a few minutes walk away. Breakfast was another highlight- what a treat to have a whole freshly baked loaf of bread. It feels like we’ve had a mini holiday- thank you very much

  • We had a wonderful weekend in Marie's home. The decorations in the house is lovely, Marie and Angus are very kind to us. The bread provided for breakfast is delicious as well. Recommended.

A 1920s built house with a dose of vintage charm, I have all the amenities you would need for a home away from home. Warm and cosy but with the addition of a hot tub, Nespresso machine, Netflix and Now TV this is a home where you can relax and enjoy your stay. A two minute walk to the train station with direct links to London and the South coast, it is also a short walk before you find yourself in either the South Downs or the bustling town centre.
The house is on a quiet road and comes with plenty of parking. It has a fireplace in the lounge and one of the bedrooms, large comfortable beds and views over the garden. WiFi runs throughout the house and there is Netflix, Now TV and Amazon Prime to choose your entertainment. Kitchen has an electric cooker as well as a dishwasher, Nespresso machine, washing machine and tumble dryer. The garden comes with a hot tub and outdoor seating and there is also an archway leading to the secret garden ready for you to discover!
Petersfield is a bustling, vibrant Georgian market town with all the amenities you could expect. Centred around a square which hosts a market on Wednesdays and Saturdays, there is also a Farmers Market on the first Sunday of each month. There are plenty of restaurants and cafes catering to all tastes as well as bars and pubs and coffee shops. Just ask for recommendations. The house is a ten minute walk into town. The house is convenient for people wishing to go on lovely long walks across the South Downs and is also a five minute walk to the train station with direct lines to London and Portsmouth.

Newly decorated bedroom. Wet room as communal bathroom. House is currently being redecorated. Quiet location. Parking available in bays opposite house. Buses to Havant station, or 30min walk. I have 2 dogs that stay downstairs at all times but like to say hello to new people. I am around in the evenings and happy to share the living space, I am very welcoming. I am located about 15 minutes from Hayling Island, although it takes approximately 30 minutes to reach the beach.
Tea, coffee and milk available for use in the kitchen space. I would like someone that's happy to say hello to my dogs but I do not expect any more than that.
I am in a quiet close, backing onto a school. There is a local co-op a 5 minute walk away. Decent pubs/shops are a 30 minute walk away or a short bus/cab ride. Plenty of places to walk. I am located a 15 min drive from Hayling Island where there is a lovely beach.

  • My boyfriend and I really enjoyed staying here. I've stayed in many Airbnbs and they've never had so many thoughtful touches. Lisa thought of everything! If you forgot your toothbrush, makeup remover, wanted a snack or light breakfast in the morning, etc, everything was there. The location is great, very private, and Lisa was very hospitable.

  • If you are looking for a dog walking adventure, Lisa and David's place is the best! With the New Forest just under and hour away, Catherington Downs on the door step and the dog sitting services are very useful for rainy indoor days! The Queen Elizabeth park is 10mins away with fantastic dog and bike trails. The local pub The Farmer does great food for good value (and dog friendly). Portsmouth being 20mins away with the Navy museum and shopping center, it is ideal for an indoor day. David and Lisa are lovely welcoming people and were always on hand to answer our needs.

It is a detached traditional oak framed building surrounded by ancient woodland with stunning scenery, walks and country pubs on the doorstep. An hour’s drive from central LONDON with the peace and quiet of a country setting. There is a flat above the Old Bakery. Both floors have their own private entrance.
You'll enjoy 60m2 of space across two generous rooms with modern shower, separate toilet and dressing room. A table and chairs for two can also be used as a desk in the main room.

  • Natacha's place was truly exceptional and was well above our expectations. I would not hesitate in recommending this beautiful stay over to anyone looking to explore the South Downs. Ammenties, Location, Hosting and quality of the property was 10/10. Walkers/Ramblers will appreciate the super easy access to the Serpent Trail quite literally outside the door. Couldn't ask for more. A stunning Barn :)

  • A lovely little place to stay in the heart of the Surrey countryside: there's a wood out the back door. Literally. This quirky 2 room house was great for an overnight stay. Lots of good places to eat and drink close by. Great comms from Natacha too - we stayed just as things were kicking off with Covid-19 and she was helpful before and throughout, and helped make sure that we had a lovely final break before lockdown!

    Rob2020-03-22T00:00:00Z
  • Natacha was a fantastic host. It is such a beautiful barn, in a stunning location with lots of things to do. It was immaculately clean and bed was so comfortable. We loved our two night stay here and would definitely come again and have recommended it to friends and family already!

  • Really nice comfortable place, location was perfect for us as it’s very safe there. Big gates that secure the ground. The Shower is probably one of the best I’ve seen in an Airbnb. host was really nice as well. Can’t fault this place one bit. 5 star

  • It's a wonderful place. Really enjoyed stay at Old Bakery and definitely will get back in the future.

  • Natacha is the kindest, loveliest host you could meet. She is so welcoming, friendly and kind. From the minute I booked, she made the whole process so easy and recommended some lovely places to eat and visit. (I highly recommend Noa's Ark pub near Petworth) The barn is absolutely immaculate and so stylish. The bed was incredibly comfortable too so we slept very well. The attention to detail in every area of the barn was amazing from the beautiful fresh flowers, to the lovely fresh bed linen. It is just stunning everywhere you look. I cannot wait to visit again and will miss my daily view of the trees.

    Em2020-03-13T00:00:00Z
  • Natacha was an absolutely excellent host. The barn conversion was incredibly stylish and it had everything you could have needed for a short stay. Would most certainly recommend to a friend looking for an idyllic weekend away.

  • Rated as “what I expected” as I’ve stayed before and it’s just as great. Spotlessly clean, cosy and quiet.

Whether you’re looking for solitude in beautiful hill country, interested in wildlife watching or interested in the history, our self-catering holiday cottages are perfectly situated for all these and more.
  • The cottage was newly built with modern stylish amenities. It was great to have all en-suite bathrooms. The REN toiletries were a classy touch. Spotlessly clean & well equipped for 6 people. A real bonus to find such a great Airbnb that was also dog friendly. We would definitely stay again

  • What a beautiful place. Booked as a gift for my dads 80th birthday we had a wonderful family weekend at the pump house. The house had everything we needed including spectacular views and a peaceful location. Dogs also welcomed and had warm water tap to wash off the mud after lovely countryside walks Rob was a great host and communication was quick and easy, would definitely recommend.

This garden room has been converted from a shed in our garden. It is quiet and secluded, by a soothing stream with a lovely outlook into the garden, with space for a bed settee and a table. The garden itself provides more space in good weather. An easy walk to the main house gives access to the kitchen, cloakroom and dining room (with a TV) . The garden room does have its own TV and WiFi. A shower is available by arrangement with the hosts. Parking is possible by the room.
  • Just returned from a lovely stay with Pete and Kate in the garden room. It was me and my two young boys age 3 and 5. We are between homes so needed somewhere to stay. We stayed there 4 nights and it was a lovely warm cosy room with heating, electricity and tv plus facilities to make coffee. Pete and Kate were so welcoming and we were able to use the bathroom and shower in doors. Boys also has a great time making a den the garden!

  • Pete & Kate were truly wonderful, it was like staying with family. Super helpful and flexible and a beautiful house. The garden house I stayed at was very private and super cozy, slept really well. Would definitely come again! ❤❤

Large Family house within easy walking distance of Steep Marsh Village and a 5 minute drive to Petersfield. Beautifully set in the rural English countryside, Downgate Villa not only makes the perfect spot for a rural retreat but also is not too far away from all our favourite local West Sussex and Hampshire attractions. Downgate Villa is the ideal place for a peaceful family getaway. On the outskirts of Petersfield this tranquil retreat is a pleasant spot to rest after a day amongst the hustle and bustle of hitting the shops of the nearby cities such as Guildford, Portsmouth or even Chichester. Downgate Villa is beautifully designed throughout. Entering the house through the front door you are welcomed by a small porch which leads straight into a traditional cottage living room, with quirky features throughout, you will love how cosy and traditional this cottage feels. Leading straight off the living room is a small kitchen with the most beautiful views of the land in front where you may see horses from time to time pass your window. This kitchen is equipped with a kettle, cooker, fridge, microwave and toaster. The next room from the living room is the conservatory, this bright room has a great panoramic view of the hills ahead and also the garden to the right, there is no better place to sit and snuggle down to read a book…..if you are not too busy soaking up the views! There is a downstairs bathroom with a shower over the bath. Upstairs there are three large bedrooms, one twin room and two double rooms. The double bedroom at the back of the property benefits from the wonderful views the house has to offer. There is also a WC upstairs. Outside there is a large quintessentially British garden, and a drive enough for 1 car, but a layby to the back of the house which would also offer more parking to guests.
  • we will use you again, perfect thank you.

  • Would highly recommend this charming country cottage. It has very homely family feel with enchanting art, bits and bobs - my son especially enjoyed watching the wild rabbits from the sunny conservatory

    Conor2019-05-06T00:00:00Z
  • The property is very quaint and has a real lived in feeling. Old stone floors and faded mismatched furniture. I loved the collection of crockery. There are two standard doubles and a twin room. We brought our own bedding because I am fussy but what was there was OK. There is a real cottage feel about it. The bathroom is downstairs and there is a small toilet on the first floor. There is an open fire but also very good central heating and lots of hot water. There is wifi and a tv and reasonable phone signal for both EE and Virgin. The conservatory overlooks a small garden . The garden is not completely secure for small dogs as the hedge/fence is not complete at the very end. There are good views of the adjacent field and in the evening rabbits come into the garden from the field to nibble at the flowers (so sweet at Easter). The is NO FREEZER but we managed for four days. I brought a bag of ice every day and stored in the bottom of the fridge ready for G+T time. The road itself is quite but when sitting in the garden you can hear the dual carriage way. There is some fabulous walking in the area and Petersfield can be walk to in approx 30mins. The Queens Head does good food as does the Harrow - we booked as it was Easter weekend. The host has left details of eating places etc. I would recommend the property - it is much bigger than it looks from the outside and would comfortable accommodate 6.

The Studio is a wonderful, peaceful little hideaway, the countryside views are simply stunning. Its private, clean, comfortable and quiet. A short walk from one of the best pubs in the UK (The Duke of Cumberland at Henley ***booking is advised especially at weekends****) and 2 miles from Midhurst.
The Studio at Verdley is a delightful hidden get away. Situated on top of Henley Hill it boasts stunning views and a long private driveway with electric gates to access. It stands on its own with a private entrance, accessed via a shared (with the main house and the 2 bed cottage (also for rental) car parking area. From the car parking area there are 3 brick steps and a gravel pathway leading to the private terrace. The studio doors open straight into the cute country style bedroom, where there is a standard double bed, kitchenette to one side and very small shower room with a loo the other side. There is no space for a basin in the shower room but there is a sink and mirror in the kitchenette. We furnish the kitchen with a microwave, kettle, toaster, fridge and all cutlery, crockery and glassware. Tea and coffee, milk, butter and jam will be provided. There is no indoor dining area, if the weather is nice the terrace has a table and four chairs. If it's not so warm there are many great eateries a short car drive away and I'd be happy to point you in the right direction! The wifi is not included as coverage isn't great on top of the hill, however if it will reach your device I'll gladly provide the code, 3g and 4g work quite well. There is a TV (with freeview) and dvd player and a selection of DVDs in the room which guests are welcome to use. If required I can provide a travel cot for a baby/toddler, there is room in the bedroom (just!) The charming little property is hidden away, very quiet and peaceful in a beautiful part of West Sussex. Ideally situated a mile and a half from Cowdray Park polo club, approx. 10 miles from Goodwood and 2 miles from Midhurst.
Within walking distance, or a very quick drive there is the local pub the Duke of Cumberland in Henley, Cowdray park clay shooting school, Cowdray polo lessons at Madams farm, The Banyan Indian restaurant (superb but booking advised) and many other fabulous country pubs!
