The house has been lovingly rebuilt and renovated by us with local materials
with local materials. We rent it to groups and families or use it ourselves as a vacation home. It is idyllically located at 1430 m in the middle of meadows and agricultural areas and is surrounded by the breathtaking scenery of the 3000 m of the main Alpine ridge. The village of St. Jakob with inns and shops is only a 10-minute walk away. The house is also very easy to reach in winter on the regularly cleared driveway.
The space
The large house offers space or beds for up to 12 people. It is divided into two 3-room apartments and a large attic loft, each with 4 beds and approx. 70 sqm of living space, which can be used separately or together as needed:
On the ground floor there is a living/dining area with kitchen and fireplace, two bedrooms and a large bathroom. The ground floor is completely heated by underfloor heating (pellets).
The apartment on the 2nd floor has a separate entrance, a large living and dining area on the balcony, two bedrooms, a large bathroom with stone floor and underfloor heating as well as a small bathroom with washing machine. All rooms and the large bathrooms have mountain views.
The attic with a large open bathroom is designed as a flexibly usable loft-like all-purpose room and is therefore suitable for a very comfortable overnight stay as well as a yoga or seminar room, workstation with fiber optic connection or play paradise for children. Whatever you do there, through the large windows you have a fantastic view of the mountain scenery (even when showering!).
The house has stable Wi-Fi (fiber optic with 100 mbit) and an Ethernet socket in the roof.
For the conversion and expansion of the old farmhouse, we used locally occurring materials such as (oiled) larch wood for the plank floors and silver quartzite in the hallway and bathrooms.
The agricultural, quiet Pfitscher high valley has largely been spared from mass tourism and therefore offers a comparatively original experience of the mountains – ideal for mountain hikers, ski tourers and cross-country skiers (cross-country ski trail starts directly in St Jakob). For alpine skiing, you can either drive 25 minutes to Rosskopf, the Sterzinger Hausberg or about 35 minutes to the large ski resort Ratschings.
Attention agriculture ;) The house borders on agricultural land. And accordingly, there are sometimes cow dung, flies or the smell of cow dung, pigs or chickens.
Guest access
With this listing, the entire house is at your disposal, i.e. two apartments and the converted attic loft. There are no other guests/users in the house.

Fresh bed linen is available in the house, beds should be made by yourself. Smaller groups can thus determine which beds/rooms they use. Towels can be rented for a small fee (guest and shower towel package 5 EUR).
In addition, we unfortunately have to charge the local tax of 3.50/person and night in addition to the Airbnb fees. We are a member of the tourism association and every guest receives the activeCARD Sterzing from us with which public transport throughout South Tyrol and various extras are available free of charge or at a discount.
With the activeCARD Sterzing, you can get a 20% discount on the mountain/downhill ride at the three Rosskopf, Ladurns and Ratschings cable cars in summer.
