Visitors are included in the headcount even if they’re not staying overnight because they still make use of the property and its facilities. They contribute to the overall consumption of utilities (like water, electricity, and Wi-Fi), add to the wear and tear of the space, and may use amenities such as the pool, kitchen, and bathrooms.
It’s also a matter of safety, security, and capacity limits—the property can only accommodate a certain number of people at a time. Whether guests are sleeping over or just visiting, their presence affects the overall upkeep and management of the place.
2. Why aren’t check-in and check-out times flexible?
Our check-in and check-out times aren’t flexible because we need enough time to properly clean, sanitize, and prepare the space for each guest. This ensures that everyone arrives to a fresh and comfortable home. We also follow a set schedule to avoid overlapping with other bookings.

Other things to note
Please be mindful of our Quiet Hours - 10pm to 7am. There is a penalty for excessive noise and rowdiness. 2,000 pesos will be paid to Homeowners Association and a possible eviction after multiple warnings. You can continue to enjoy and just stay indoors after 10pm.

The maximum number of guests we can accommodate is 40, although Airbnb only allows you to enter up to 16 guests on the platform. If you plan to bring more people, we can still host them with an additional fee of P999 per person per night
No-show policy:
Regarding the additional head, per our no-show policy, once check-in begins, all reserved headcounts are considered final, and refunds will not be issued.
House Policy: Removal or Non-Return of Items
All items provided in the house are strictly for in-house use only and must remain on the property.
If any item (including but not limited to towels, linens, kitchenware, décor, appliances, or other household items) is taken out, lost, or not returned, the following charges will apply:
• Full replacement cost of the item
• Inconvenience fee
• Transportation / fare costs incurred for retrieval, delivery, or replacement of the item
These charges will be deducted from the security deposit. If the total amount exceeds the security deposit, the remaining balance will be charged through the Airbnb Resolution Center.
The inconvenience fee and fare costs cover the time, effort, and expenses required to retrieve or replace items and to prepare the house for the next guests.
Guests are required to inform the host immediately if an item is accidentally taken. Failure to report may result in additional charges.
