MAIN FLOOR
A bright, open living room, sunroom, fully equipped kitchen, game room, and master bedroom — all facing the river. Start your mornings watching boats drift by from the deck, coffee in hand.

SECOND FLOOR

HOUSE RULES & POLICIES

Welcome to By the River! To ensure an amazing experience for all guests, please review and respect the following policies.

👥 Occupancy
Maximum 20 guests. Out of respect for our neighbors, please keep noise to a comfortable level after 9 PM.

🎉 No Events or Parties
Unauthorized events are strictly prohibited. Violations will result in a $2,000 penalty fee, plus $300 per undisclosed guest. Additional county fees may also apply.

🐾 Pets
Pets are welcome with prior approval! A fee of $250 per pet, per stay applies. House rules for pets:

-Not allowed on beds or furniture
-Bathroom breaks in the front yard only (backyard not permitted)
-All waste must be cleaned up immediately
-Failure to comply may result in additional charges

🚬 Not Smoke-Friendly
Smoking and vaping are not permitted inside the home, on the deck, rooftop, or in front of the house. The designated smoking area is in the backyard only. Please dispose of cigarette butts properly. Violation of this rule will result in an odor remediation fee of $250–$1,000 depending on severity.

🕐 Late Check-Out
Check-out time must be respected. After a 30-minute grace period, a $200/hour late fee applies. If cleaners or inspectors are required to remain on-site, additional charges of $150/hour (cleaners) and $100/hour (inspectors) will apply.

🚤 Dock Access
The dock is not included in the rental. Limited access is available upon request — a liability agreement must be signed prior to use. Please message the host in advance to arrange.
📷 Security
The property is secured by Vivint with exterior cameras recording 24/7. Cameras are located at the front door, main entrance, front yard, both sides of the house, and main floor deck. There are no cameras inside the home or near the jacuzzi area.
