Sometimes, things come up and guests have to cancel. To keep things running smoothly, you can choose the cancellation policies for your listing: one for short-term stays and one for long-term stays. When you’re ready to do that, find out how to set your listing’s cancellation policy.
For stays under 28 nights, hosts can choose which cancellation options to offer guests. For stays of 28 nights or more, the Long Term cancellation policy automatically applies. Cancellation policies for hosts in Italy are being updated. Learn more information about the updated cancellation policies for shorter stays and long-term stays which will take effect on October 1, 2025. A summary of key updates are below:
All standard cancellation policies for shorter stays (less than 28 nights) will include a 24-hour cancellation period allowing guests to cancel for a full refund for up to 24 hours after the reservation is confirmed, as long as the reservation was confirmed at least 7 days before check-in (based on the listing’s local time).
We are introducing a new Limited policy, which allows for guests to cancel until 14 days before check-in for a full refund.
The Strict policy will no longer be available for bookings made on or after October 1, 2025. Any current listings with a Strict policy will be converted to Firm on that date.
Cancellation deadlines will now be based on the listing’s local check-in time.
Your standard cancellation policy applies to all reservations of 27 or fewer consecutive nights. You can choose one of the following standard cancellation policies:

The Long Term policy automatically applies to all reservations that are 28 nights or longer.
12pm cutoff time (for reservations booked before October 1, 2025)
Trips are deemed to start at 12pm local time of the listing on the date of check-in, regardless of the guest’s actual scheduled check-in time. All cancellation periods prior to a trip are calculated based upon this cutoff time of 12pm local time for your listing. For cancellations during a trip, the cutoff time for cancellation is 12pm local time for the listing. After 12pm on any given day, the consequences for canceling may be different.
Refund of fees (for reservations booked before October 1, 2025)
Nightly rates and service fees are refundable in certain circumstances as outlined in each policy. Cleaning fees and Airbnb service fees are not refunded for cancellations made after 12pm local time of the listing on the scheduled date of check-in.
Taxes
Airbnb will refund any taxes we collect that are related to amounts refunded to guests, and will submit any taxes due on the non-refundable portion of canceled reservations to the appropriate tax authority.
Issues with host or listing
If a guest has any issues with a host or listing, the guest must contact Airbnb within 24 hours following the guest’s check-in. If an issue falls under our Rebooking and Refund Policy the guest may be eligible for partial or full refund.
Relation to other policies
A host’s cancellation policy is subject to, and may be overridden by, the Rebooking and Refund Policy, the Major Disruptive Events Policy, or cancellations by Airbnb for any other reason permitted under the Terms of Service.
Making cancellations official
A reservation is only officially canceled once the guest has followed the steps on Airbnb’s cancellations page and received confirmation. A guest can find the cancellations page on the Your Trips section of the Airbnb site and app.
Involving Airbnb
Airbnb has final say in any dispute between hosts and guests regarding the application of these cancellation policies.
