As a Luxe host, quality is key to ensuring your listing gets noticed—and booked. We know quality isn't just a differentiator for Luxe travelers, it's fundamental. As such, Luxe listings need to meet high quality standards and ensure that any tailored services, curated for complete travel experiences, are in first-rate order to enable a seamless and memorable stay.

Before you can offer your listing in the Luxe category, it’s important to make sure you adhere to the Ground Rules for hosts on Airbnb and meet the following additional criteria. Meeting these standards is key to ensuring a successful stay and an exceptional experience for your guests.

Requirements for Luxe hosts

At Airbnb, we value the distinctiveness of each space, and the way it contributes to the richness and variation of the traveler experience. While we celebrate this diversity, we also recognize that specific elements, features, and supplies common to the luxury hospitality sector are essential for cultivating the truly opulent spaces and elevated guest experiences expected for Luxe listings.

An Airbnb Luxe home should include:

  • Quality construction
    • Superior craftmanship
    • Premium materials and finishes throughout
    • Structural integrity
  • Desirable location
    • Upscale neighborhood
    • Offers privacy to guests
    • Disclosures about on-site or adjacent construction
  • Sophisticated and elevated design
    • Intentional and cohesive design throughout the home
    • Bathrooms and kitchens with updated finishes and fixtures (including cabinetry and countertops)
    • Art, home decor, and interior accents positioned throughout the home
  • Full kitchen
    • High-end stainless steel or paneled appliances
    • Full-size refrigerator
    • Dishwasher
    • Microwave
    • Stove/oven
    • Full sink
    • Prep area
    • Food pantry/adequate cabinet storage
  • Primary bedroom
    • King or queen bed
    • En-suite bathroom with enclosed standalone shower
  • Bathrooms
    • Primary max bathroom occupancy: 2 persons
    • All other bathrooms max occupancy: 4 persons
  • Distinct living and dining spaces
    • Dining areas need to be in a defined space that is separate from other common areas of the home such as living and kitchen spaces
    • Living areas are distinct, well-defined spaces that are separate from other common areas of the home
  • Functional layout
    • All common spaces should comfortably accommodate the stated occupancy.
    • Dining seating capacity includes kitchen island barstools.
  • Key amenities
    • Private washer and dryers (Geo-specific exceptions may apply where there is on-site staff or laundry service.)
    • AC/Heat (AC is available throughout the home in warmer geos. Heat is available throughout the home in colder geos.)

    All offered amenities should be clean, well-maintained, and fully operational.

    The following features or elements are also considered to evaluate a listing’s fit for the Luxe portfolio:

    Bedrooms:

    • Traditional bed, which can include a sofabed or murphy bed (Rollaways or air mattresses are not considered beds and cannot be included in bed count.)
    • White sheets with white comforter/duvet
    • Headboard
    • Full or walk-in closets
    • Blinds/drapery on every window to encourage restful night’s sleep
    • Matching nightstands with bedside lighting
    • Large area rug to anchor bed
    • Seating

    Outdoor Spaces

    Seating: Comfortable and well-maintained outdoor furniture, such as lounge chairs, dining sets, or sofas, should be provided.

    • Outdoor seating around tables and sofa sectionals should accommodate occupancy of home
      • The total outdoor seating capacity can be calculated by combining all available outdoor seating arrangements
      • Matching sets of patio furniture is recommended
      • Outdoor furniture should be of high quality

      Pools:

      • Updated and modern pool design that is clean and well maintained
      • Decking/patio surfaces should be well maintained
      • Outdoor umbrellas should be present to provide shade for guests
      • Pool areas should provide chaise loungers for at least half of the listing's total occupancy (e.g., 10 guests = 5 chaise loungers)
      • Chaise loungers should be of good quality, preferably with high quality chaise lounge cushions

      Grills: should be a high end model and clean

      Fire pits: should include surrounding seating that accommodates at least 50% of the property's stated occupancy

      Lighting: Adequate and aesthetically pleasing outdoor lighting to aid visibility, create a sophisticated atmosphere and ensure guest safety

      Maintaining Luxe listing status

      Your listing can gain, keep, or lose the Luxe listing status depending on whether it meets and maintains all hosting and quality requirements. Quarterly reviews based on Luxe requirements ensure that only qualifying listings are included in the category.

        Upholding Luxe listing quality

        Note: During the Luxe onboarding process, you will be contacted by the Luxe Host Operations team from luxehosts@airbnb.com.

        We provide resources that help Luxe hosts uphold quality, including through:

        • Onboarding: Before a new home can be included in the Luxe collection, a trained local home consultant will conduct a walkthrough to verify its condition and identify areas for improvement. Walkthroughs help you accurately describe your listing and bolster 5-star reviews, while ensuring that the home is consistent with Luxe design and quality standards.
        • Recurring walkthroughs: Luxe listings are vetted on a recurring basis, depending on the prior quality signals for your listing, guest reviews and feedback, and when the listing was last seen.
        • Assistance with guest support: If guests experience any issues during their stay, they can communicate with Airbnb’s support team. We strive to remedy issues as quickly as possible to encourage a 5-star rating post check-out.

        How to prepare for a walkthrough

        We help connect Luxe hosts with trained quality professionals to provide you with a second pair of eyes to verify the condition of your home. Your home consultant will go through a checklist, take pictures for review, and make sure your home is in overall good condition. This is what you can expect:

        • Online scheduling to accommodate you and your property’s availability
        • Extensive experience with an eye for guest preferences and the most common rental issues
        • Relevant notes shared with you following each visit

        To best prepare your home for the visit, we recommend the following:

        • Do not host guests at the property during the scheduled visit
        • Block up to 2 hours for the visit
        • Verify key amenities are functional
        • Clean and stage your home as it would be for a guest arrival
        • Make sure drawers and closets are in order

        How can hosts ensure successful stays?

        Hosts who pay close attention to the following tend to get great reviews:

        • Cleanliness: Keep your space spotless, as seen in your listing photos. Make sure you give yourself and/or your team enough time to thoroughly clean between stays.
        • Luxury essential amenities: Ensure the home is well stocked with cooking supplies, serving essentials, high quality bathroom amenities (toilet paper and toiletries), additional linens, and at least two towels of each type per guest based on the maximum occupancy of the home.
        • Accurate listing details: Regularly review your listing to ensure it is accurately represented.
        • Smooth check-in and check-out process: Help guests feel at ease with clear and simple instructions. Learn more about updating guest resources.
        • Proactive communication and responsiveness: Be responsive and available to promptly remedy issues when they occur.
