What is the Airbnb service fee?
To help operate the Airbnb platform, including services like 24/7 customer support and credit card processing, we charge a service fee when a booking is confirmed.
Fees for booking a place to stay
We have two different service fee structures for booking a place to stay: a shared host and guest fee and a host-only fee.
1. Shared host and guest fee
The shared host and guest fee is the standard fee structure for individual home hosts, with the following specifications for host service fees and guest service fees.
Host service fee. This fee is 3%, but may be higher for hosts in Italy or for listings that have a Super Strict cancellation policy. This fee is calculated from the booking subtotal (the nightly rate plus cleaning fee and additional guest fee, if applicable, but excluding Airbnb fees and taxes) and is automatically deducted from the host payout.
To review the service fee charged for a particular booking:
- Go to Transaction history on airbnb.com
- Next to the reservation that you want to review, click the reservation code
- Under Payout, you'll find the Airbnb Service Fee
Guest service fee. This fee ranges up to 20% of the booking subtotal (the nightly rate plus cleaning fee and additional guest fee, if applicable, but excluding Airbnb fees and taxes). This is calculated by using a variety of factors, including the reservation subtotal, the length of the stay, and characteristics of the listing. In general, the service fee gets lower as the reservation cost gets higher. Guests can review this fee on the checkout page before they book a reservation.
If Airbnb is required to collect VAT, the service fee and VAT amounts will be combined on the checkout page, which could make the service fee appear to be higher than 20%.
2. Host-only fee
The host-only fee structure was created so that hospitality businesses can offer a predictable, competitive price to their guests. The host-only fee ranges from 14% to 20% (plus 2% for listings that have a Super Strict cancellation policy) and is the required fee structure for hotels and other hospitality businesses. Software-connected property managers can choose between a host-only fee or shared host and guest fee by going to the Service fee tab in Settings.
Fees for experiences
Host service fees
We charge hosts who offer experiences a 20% service fee. This is calculated based on the price of the experience and is automatically deducted from the host’s payout. Hosts who participate in nonprofit partnerships for experiences have this fee waived.
Guest service fees
We currently do not charge a guest service fee for experiences.
VAT charges on service fees
Depending on the laws of the jurisdiction involved, VAT may be charged on top of the host and guest service fee. The service fee will include these VAT charges when applicable.
