After your reservation is confirmed, we’ll send you a secure link to our guest portal, where you’ll kindly complete the following quick steps before arrival:
1. **Government-issued ID verification** – This takes less than 2 minutes and is required by our insurance and local regulations.
2. **Refundable security deposit of $300**
The deposit is authorized (not charged) two days prior to check-in and is fully refunded to you within two days after checkout, provided the home is left in the same condition (no damage, missing items, or excessive cleaning required). Most guests receive it back automatically with no issues.
3. **Short electronic rental agreement** – A quick digital signature that outlines the basic house rules and responsibilities (standard for all professionally hosted properties).
4. **Hot Tub Waiver** A quick waiver that all guests over 18 (who use the hot tub) must sign.

Our reservation rate includes up to 6 guests comfortably. To keep your stay enjoyable and fair for everyone, here’s our simple guest policy:
Additional guests (beyond 4) are welcome up to a maximum of 10 total guests.
Each extra guest is $45 per night — this fee is added automatically during booking or can be updated at any time before check-in.
For everyone’s safety and to comply with local regulations and insurance requirements, only registered guests are permitted on the property.
Rest assured, as long as the guests staying match your registration, there’s absolutely nothing to worry about — your security deposit remains fully protected and will be returned as usual.

We have a washer and a dryer in the basement. We do not provide laundry detergent. Guests have been known to leave detergent behind; however, we do not guarantee its availability.
★★PETS★★
All pets must be added to the reservation.
A $25 per pet per night pet fee is included when you add pets to the reservation. If you have more than two pets, please let me know. Pets should not be left alone without being confined in a crate.
★★Smoking★★
No Smoking of any kind is allowed inside our property. Any evidence of smoking will result in the forfeiture of your deposit.
★★ REPORTING ANY ISSUES AT CHECK-IN★★
We prepared thoroughly before your arrival, but we could have missed something. If you notice any pre-existing damage or other issues, please let us know immediately, within 24 hours after check-in. If any damage, malfunctions, or other issues occur during your stay, please contact us immediately so we can resolve them promptly. You may be responsible for any damage caused by malfunctioning equipment if you don't report it to us right away. Travel issues not reported within 24 hours of check-in will not be eligible for a refund or partial discount. By booking, you acknowledge that our policy supersedes and overrules the Airbnb policy.
★★Sensitive Plumbing★★
FLUSH ONLY TOILET PAPER and natural waste in the toilet. Please do not flush any sanitary items, wipes, paper towels, or other similar materials.
(Not even "FLUSHABLE" items.) A $300 fee will be charged if professional services are required due to this house rule being violated.
★★Jacuzzi Tub★★
The 50-gallon Jacuzzi tub in the bathroom is currently out of commission for maintenance. The jets are not working, but this is a fully functional soaking tub.
★The outdoor hot tub works great!!!
