Welcome to our Mountain Modern Farmhouse, a serene riverfront retreat nestled in the breathtaking Poker Bar area. Surrounded by awe-inspiring mountain vistas, our family-friendly haven promises a tranquil and luxurious stay.

The House:

- Accommodation: Enjoy our spacious 3-bedroom, 2-bathroom home, characterized by its modern farmhouse ambiance.
- Climate Control: Each room, including the main area, is equipped with mini-splits, ensuring an optimal temperature setting throughout your stay, whether you prefer warmth or a cool breeze.
- Kitchen: A fully loaded culinary space awaits with dishes, glassware, pots, pans, and every utensil you'll need to whip up a delightful meal. Outside, you'll find our propane BBQ, complete with grill utensils for those perfect barbeque evenings.
- Entertainment: Delve into a movie night with Netflix and other popular streaming apps or gather around for board games for an evening of fun.

- Riverside Relaxation: Step outside to a sprawling deck ideal for gatherings, or let the sound of the river guide you to our wood fire pit overlooking the water.
- Boating Adventures: Our private boat launch is your gateway to the Trinity River. Launch your drift boats, rafts, or kayaks and embark on a water adventure. Dubbed the "Angler's Paradise", our riverfront offers unrivaled fishing for Salmon, Steelhead, and Rainbow Trout.
- Outdoor Games: Challenge your friends to a game of cornhole or horseshoes on our spacious property. Perfect for creating lasting memories.

We warmly welcome families with infants and children. To ensure a comfortable stay for your young ones, we offer:

- Baby sound monitors: For your peace of mind, allowing you to audibly keep tabs on your little ones

Dog-Friendly Accommodations:
(A gentle reminder to keep our furnishings pristine: please keep dogs off the furniture and beds. We will charge an extra $300 deep clean fee if pet accidents happen indoors).

Other things to note
Always closely supervise children when they are near or in the river.

No smoking indoors.
No late night noise.
If pets have accidents indoors, we charge an extra deep clean amount of $300.

For stays longer than 14 nights, one mid-stay cleaning is required at $150 to help maintain the home. This will be scheduled with guest approval and requested through Airbnb.

Fire Pit Use is Seasonally Restricted

Due to the high wildfire risk and limited evacuation routes in the area, we do not permit any outdoor fires, campfires, or charcoal grills from May through October, regardless of whether a campfire permit is obtained.

From November through April, small campfires are permitted only with a valid California Campfire Permit.

We know the fire pit is a nice amenity, but safety comes first, and our neighbors take this seriously. We appreciate your understanding. Violations of this policy may result in early termination of your stay and potential fines from local authorities.
