We hope you love our tranquil beach house as much as we do! Our condo is located on the 4th floor of a mid sized block and provides a comfortable, well equipped space for every season.

**Please note there will be exterior repairs / painting taking place April 2026

Before booking, please send us a message to let us know who is coming, the number of guests and the ages of any guests under 25. ID may be requested.

The space
This is our family beach home and our guests enjoy it as much as we do! Relax on the private balcony with a glass of wine and enjoy the sound of the ocean. In the morning, watch the sunrise over the Atlantic and look out for dolphins! This fully equipped 4th floor condo in a well maintained block is located in the quieter mid-town area with good restaurants, bars, lunch spots and a grocery store within walking distance.

**Families**
We welcome families! Please note however, that our space is not baby / toddler proof. We have a large glass display cabinet in the living room which holds various item including glassware for your use. Before booking, please evaluate if our accommodation is a good fit for your family.

**Sleeping arrangements**
Bedroom 1 : Queen Bed in primary bedroom
Bedroom 2: Twin bed, Bunk with twin over full. (To avoid climbing on the bed, we do not make up the top bunk unless given adequate notice, clean linens will be left on the top bunk for your convenience).


**PARKING ** There are two assigned parking spots, one in the underground garage, please note the garage has limited clearance (6'4"), and there is an additional space in a private lot behind the condo. Non-metered on-street parking is also available.

**Heating / Cooling**
We have a smart thermostat on an older system. You have access to adjust the temperature to your comfort level within a set range. (68 degrees minimum cool during the summer months).

**The Condominium Building**
The majority of the units in this block are private vacation homes and are not rented. Some of our neighbors live in the block full time. The association does have external security cameras around the building and in common areas. There is an elevator, but the condo can be accessed via external stairs and a walkway.

PLEASE NOTE: We do not allow group rentals to guests under the age of 25. Therefore, online bookings for group rentals will not be honored.

There is a grocery store right across the main road should you need additional supplies (open May-September).

Guest access
Access through door keypad - you will have private use of the entire condo, the beach locker and 2 parking spaces. It is easiest to use the South Elevator or open stair way for access to our unit.

Other things to note
Ocean City has strict noise ordinances and also laws that prohibit the use of grills / bbq on the balcony.

RECYCLING - Ocean City does not provide a recycling service but uses its waste for electricity generation. If you would like to recycle in the traditional way, we kindly ask that you take your recycling home.

Neighborhood highlights

Located right on the beachfront in a less built-up area so you wont be fighting for a spot on the sand. The path through the sand dunes is right outside the condo! Grocery store is 5 minutes walk away (Open from May-September) and there are several great restaurants and breakfast/ lunch venues nearby.

The Ocean
We are fortunate to have a lifeguard station right in front of our property. During the summer season, lifeguards are on duty from 10am - 5.30pm. Surfing is prohibited during the times when the lifeguard is on duty. However there is a rotating surf beach - you can check online to see the annual calendar.
