The space
Basic Event set-up includes (1) Canopy, (3) large tables set up for food, (3-4) round tables and (15-20) chairs covered eating area !!

*Additional guests are $20pp. Please discuss additional number of guests with host prior to booking and get authorization, approval for additional guests and total number (up to 40 max) is not guaranteed!!!

Grilling station available for additional $50 (includes propane and a table)
Additional canopies, tables & chairs may be available for small events please inquire with host- for additional fee!

(Sept-Dec) Backyard & Fire pit area available for reservation. Bring your own wood or have us set up the pit for additional fee.
Interested in sleeping outdoors, ask us about our (3) camping areas- bring your own tent(s) or rent ours!
Fall Festival, Mini Wedding, or simply looking for a unique space to gather with friends & family.

(June-Sept) Pool side set-up includes (2) loungers and (2) tables w/chairs & umbrellas. No additional fees will be charged set up INCLUDED in reservation!!! Pool is 3ft in shallow area and gradually drops to 9ft in deep side w/ diving board. We welcome floats and all inflatable pool toys!! NO COOLERS, GLASS, GLASS BOTTLES or FOOD ALLOWED INSIDE POOL AREA! We reserve the right to check coolers and bags brought on our premises! Canned Beer, canned seltzers & wine coolers/pouches welcome!! No hard liquors!

We do NOT have a life guard on duty and require a 1:1 adult/child ratio for all children in the pool area at all times. All non-swimmers must be in water below their heads and Lifejackets are strongly recommended. Non-swimmers may not swim without being in direct arms reach of a parent or guardian in the pool area and in the water.

For events with all children over the age of six (6), the ratio may not exceed six (6) children to one parent/guardian.

-Port-o-let (outdoor bathroom) and Hand Washing/Sanitizing Stations are set up at no extra charge for all events Thursday-Sunday!!

Events scheduled outside of these days will have an additional service fee of $250 for outdoor bathroom set up!

-Additional fees may apply for additional tent/canopy and set up, extra tables ( if available) and decorations. Please discuss all your needs with host at time of reservation inquire.

Guest access
We have a large property/driveway and try to accommodate all our guests with free parking on premises. We can fit 15 vehicles, depending on size, and offer additional $10 overflow parking on the property next to ours (with pre-approval) for event rentals.
some other ideas to consider is car pooling, party bus rental and/or shuttle services (we are near Blue Crabs Stadium).

Other things to note
This space is available for closed-invite gatherings and small events ONLY!

NO live music/bands or DJs will be authorized for ANY gatherings. NO Large Groups. NO Exceptions!!! No Kegs allowed!

ONLY small personal speakers are allowed in the Pool area (June- August) & Backyard (Sept-Dec) and must be pre-approved by us prior to arrival.

Please keep in mind this is a private neighborhood, please be respectful and courteous to neighbors and their properties.

No Pets allowed on property!!

Do NOT park along the street or on neighbors properties!!

We welcome all decorations & balloon arches but respectfully request that NO Confetti will be used for table decorations or inside balloons!! No decorations allowed in pool area except table coverings and banner! Discuss all decorative ideas/plans for inside pool/pool area with host prior to event.

We offer referrals for Catering, Cakes, Mobile Bar Services and Balloon Decorating!!

Inclement Weather Policy: YOU must monitor weather conditions for your upcoming event date!! *Refunds are handled by airbnb and based on the cancelation policy for this listing and the option you selected!

As a courtesy to our guests WE may offer the option for a one-time (1) alternate rain date (based on availability) but YOU must message us directly NLT Noon on the day of your event to inquire/set-up such arrangements!!
