And, you will have the entire space!
The space
Welcome home to this centrally located Southold studio. Enter your private apartment at the rear of the house. From the ground level, step two steps down into your 700-square foot open concept loft. The apartment is attached to the north side of the main house; kindly note that the main house may also be rented at the time of your stay.
Cook up wonderful meals with ease. Your kitchen is fully supplied and modern with a new refrigerator with icemaker, stove, range hood, microwave, garbage disposal, dishwasher, toaster, blender, coffee pot, electric tea kettle, hand mixer, and more.
Renew in the spa-like bathroom with heated floors underfoot and dual showers including a rain head. Enjoy ample towels and bathroom storage space with two mirror medicine cabinets, a floating sink base with drawers, and hanging linen cabinet.
Kindly note that the cold water pressure may run low after a toilet flush--this means that the shower and kitchen sink might have low cold water flow for a couple minutes post flush as the apartment’s cold tank refills. Guests to date have had no issues and planned showers accordingly. We are on a sewage septic tank, so do you use your toilet paper sparingly, and do not flush any feminine products or wipes down the toilet.
New, full sized LG washer and dryer is complimentary for your use. And the new mini-split smart heater/AC will keep your room temperature comfortable and the air fresh.
Two sleep comfortably on the memory foam queen mattress--located behind the living area in a separate nook. The BlueDot sofa also folds out into a full sized bed - extra sheets are in closet. Living room has a new Samsung flat screen (bring your netflix, amazon, hulu, etc logins!). We also have a Graco pack and play along with baby/toddler high chair--see photos in the "additional photos" category.
Unpack comfortably into the full height, 7' long closet, chest of drawers, and hanging coat rack. Work at a dedicated desk space using high-speed wifi. Relax over meals at the counter height island table.
We are pet friendly to non-shedding hypoallergenic dogs (due to owner allergies) with a limit of one dog under 20 lbs. We request quiet, well trained dogs to offer quiet enjoyment to guests who may be renting the main house. Dogs are not allowed on the furniture. A extra dog deposit fee is required for deep cleaning post stay out of respect for the next guest who may have pet sensitivities. Please include your dog in your reservation request, so we can plan deep cleaning accordingly. Please pick up after your pet and do not leave them unattended in the loft.

Guest access
The studio is on the north side of the main house, and has a private rear entrance. Parking is easy for up to two cars in the main driveway. There is a secluded and shared .6 acre lot (with the main house). It has a fire pit, stainless gas grill, and outdoor seating. There is a storage shed with 5 adult bikes (bikes are also offered to main house guests). The house is located on a private country road. Wake up looking out your east side to a beautiful peaceful farm. It's a gem of a spot, within a few-minutes walk to town restaurants and shopping, and a few more minutes to the beach.
Other things to note
Kindly note the shared driveway to the main house and park at the right side of the driveway, in front of your apartment.
Please note that effective June 1, 2023, pursuant to Chapter 523 Article II of the Suffolk County Code, we are required to collect and remit a tax rate at 5.5% of the per diem room rate charged for all rentals that are less than 30 days. There is also Main House on the south side of the with a separate, private entrance. There is no way to access the main house from the apartment. See our other listing for details and please inquire if you’d like to rent both for extended family/friends. Guests of Garden Apartment do not have access to the fenced in area (pool/spa/pergola) but will be allowed have use of an accessory side lot (yard, fire pit, hammock).
Host maintains an owner’s area in the basement but does not live on the property. There is a separate back entrance and door to the basement and renters will have exclusive access to the entire main house and fenced area (pool/spa/pergola/etc.).
Parking is easy for up to four cars in the main driveway. Please park in the left driveway as the right driveway is reserved for our Garden Apartment guest. There’s currently a commercial construction project on a neighboring parcel, and there may be other construction on nearby properties as well. Unfortunately, we don’t get advance notice when projects start or stop, so it’s out of our control.
Refund Policy:
Refunds aren’t provided for things outside our control, like construction, utility work, beach closures, pool issues, or weather.

About the Main House & Owner's Unit:
The Garden Apartment is part of a larger property and is located on the north side of the Main House. It has its own private rear entrance and is completely separate—there is no interior access between the two spaces.
Please note: the Main House may be rented during your stay. Guests in the Main House have exclusive access to the fenced-in backyard area, which includes the pool, spa, and pergola. Garden Apartment guests do not have access to this area, but you will have your own designated side yard with a fire pit, hammock, and outdoor seating to enjoy.
The host maintains an owner’s unit in the basement of the Main House but does not live on the property. All guest spaces are private and thoughtfully separated to ensure a comfortable and peaceful experience.
