The space
Open plan living area, kitchen and dining area:
In the main living area there is a full sized pool table, table top football, cinema surround sound, karaoke with microphones, 75 inch TV and 2X 55 inch Smart TVs with Netflix, Sky, Sky Sports and YouTube.
There is a dedicated gaming area with an Xbox, Wii games console and a PlayStation alongside the library area with seating.
Kitchen is well equipped with 2 ovens, 2 fridge freezers, built in coffee machine, microwave and large induction hob, including crockery & pots pans, food mixer, slow cooker.
Dining area: seating for 14 people plus 5 bar stools around island.

HEALTH AND SAFETY
Please take note children on the property should be supervised at all times. There is a pond so please be aware of this with children.
The use of the hot tub is done entirely at your own risk and your safety is your responsibility. Children SHOULD NOT use the hot tub at any time. For more information and guidance please look up hot tub recommendations online.
Outside Fire Pit and Outside Wood Burner used at your own risk.
Please note inside wood burner is not for the use of our guests.
Extra Information
All guest names will be required and filled in when booking
The house accommodates a maximum of 14 guests only, no additional guests permitted.
Please ensure all lights are turned off when not in use and all doors are locked before
leaving the premises.
Please note that the owner has the right to enter the property at anytime only if there is a problem with security or a breach of house rules.
A ring video doorbell is fitted to the front door and Ring Camera above garage door for security purposes, all guests will be recorded in the driveway and at the front door

EV Charger ( £100 deposit when booked/paid in advance) charging is charged at £0.55 per KWH meter reading taken before and after, balance is returned after final meter reading.
We no longer accept dogs
If you require additional cleaning or clean towels and sheets during your weekly or fortnightly stay this can be arranged at an additional cost.
Maximum 14 guests ONLY permitted: a charge of £100 per person per night will be charged for going over the maximum of 14 or deducted from deposit if not paid on request. Additional damage deposit may also be required.
Hot tub: Extra charges taken if hot tub rules not followed and additional maintenance is required such as filling up water. This may also result in hot tub being turned off at any time.
Lost property can be returned at your request but please note there is an additional charge on top of the postage charge of £25 payable in advance
