The space
This posh guest suite is a newly renovated 750-square foot first-level in a historic, brick 3-story, 3-unit building in Northeast DC, affectionately called The Indigo. This is a ground-level, 1st floor 1 bedroom unit.
Our suite is in the peaceful neighborhood of Brookland, just outside the bustling downtown area—perfect for a quieter stay away from the tourist crowds. While not in the heart of the city, you'll find essentials shopping, dining, and grocery options right around the corner within walking distance. Plus, with two local coffee shops nearby, you can enjoy the aroma of freshly roasted coffee beans right outside your door!
**Downtown DC with sightseeing and nightlife is a 15-25 minute drive, depending on destination and traffic. (🙏🏽 PLEASE DO NOT BOOK this suite and then rate the location less than a 5 due to its proximity to downtown when this has been fully disclosed upfront.)
Kitchen: Refrigerator/Freezer with ice and water dispenser, microwave, oven/stove, dishwasher, toaster, Keurig coffee maker (a few coffee, tea, hot cocoa K-cups provided), mini smoothie blender, pots/pans/plates/cups, cooking utensils, oils, and a gourmet spice assortment.

* Guest use of the outdoor patio area is available daily from 9am-10pm. Voices and music must be kept low when outside as this is a QUIET neighborhood.
* One house-trained pet up to 25 lbs is accepted with a $40/per night fee and must be noted only in advance on the reservation when booking. All pets must be caged when guests leave the suite. If your pet is a dog, it must be on a leash when being walked and you are required to pick up after them at our property as well as when walking the neighborhood to avoid a $25 fine/per instance noted or if reported by a neighbor.
* A children's high chair/booster seat and pack 'n play are available to be placed in suite upon advanced request
Guest access
Guests have full private access to the 1BR suite, including the fully stocked kitchen, cozy living area, and luxurious bathroom. Enjoy the private back patio oasis with lounge seating (available from 9 AM - 10 PM). Stay warm by the indoor fireplace, work out with the yoga mat, and start your mornings with a fresh cup from the Keurig coffee maker. Free street parking is available, and self-check-in ensures a seamless arrival.

FULL DISCLOSURE ABOUT NOISES:
You will be able to hear some plumbing, noises, and footsteps from our guests staying in the unit above from the original squeaky hardwood flooring. For your convenience, earplugs are provided and white noise/music can be played using the sound machine or Alexa in the bedroom.
***House Rules***
No Smoking or Vaping
Smoking and vaping are strictly prohibited inside the suite. If you smoke in the patio area, you must properly dispose of the ashes in the tray. Candles and incense are not allowed. A $500 extra cleaning fee will be charged if smoke smells are detected inside the suite.
No Parties or Events
This is a residential building—parties and events are strictly prohibited. A $1,000 fine will be charged if the no-party rule is violated.
No Third-Party Bookings
The person who books the reservation must be present.
No extra visitors are permitted without prior host approval.
Respect for Neighbors & Noise Levels
This is a quiet building and neighborhood—please keep noise levels low. Do not loiter or have loud phone conversations in front of the building or on the street. Be mindful of voice levels when entering/exiting, waiting for Ubers, and adjusting TV or music volume inside.
Outdoor Patio Hours & Noise Policy
Patio is open from 9 AM - 10 PM. Voices and music must remain at a low volume. No music after 9 PM to respect quiet hours.
Security & Monitoring
The property has 3 active EXTERIOR security cameras at the front entrances and patio. Inside the suite, Minut privacy-safe noise monitoring ensures a peaceful stay. (Minut does not record audio—it simply detects excessive noise and sends a message if sound levels exceed the limit.)
Parking Responsibility
Street parallel parking is free with a guest permit provided by the host. Please ensure the requested information is submitted before the day of your arrival, unless you let us know in advance you’ll have a rental car. Guests are fully responsible for any parking tickets.
