The space
Welcome to the FLX Farmhouse, a newly renovated 1840's farmhouse in the heart of the Finger Lakes, the picturesque wine region of upstate New York.
What’s the best way to describe it?
It’s the kind of place where the air is so fresh and the vibe is so chill that you feel yourself body sink into itself, your eyes close, and you now relax.
The FLX Farmhouse is our most secluded property of our 6 vacation rentals. It is also our largest and most luxurious rental with amenities you'll be swooning over. As with all of our properties, it's peace, serenity and overall good vibe is what attracted us to it.
Built in the 1840's and extensively renovated, this idyllic property is set on 25 private acres with rustic nature trails for you to explore. In 2023, we started Grouse Hill Maple Farm on the property to make all-natural maple syrup from our sugarbush and planted a micro-orchard of pear trees that will bear fruit in a few years.
It's just far enough off the beaten path that you get total privacy and tranquility but you are within 8 miles of Montour Falls, Watkins Glen, the Seneca Lake Wine Trail, and so much more!
We renovated the interior of the home while keeping as much of the original charm intact finding a balance between modern luxe and farmhouse charm.
Here are some of the things we adore in our home and where it is.
THE LOCATION:
* It's very peaceful & quiet as it sits on 25 acres surrounded by woods with private nature trails.
* It's a large home, perfect for up to 6 guests with everyone having their own space to roam in.
* It's also conveniently located close to all of your attractions. 8 miles above the Seneca Lake Wine Trail and within 8 miles you will find everything you need from farm stands and wineries, to restaurants and a convenient store with gas. The town of Watkins Glen and Montour Falls along with magnificent waterfalls, hiking, boating, and the racetrack are only 8 miles away too.
Want to head over to Ithaca or the Cayuga Lake wine trail, it's just a short 25-minute drive.
THE HOME:
Originally a farmhouse built in the 1840's , it has loads of character and charm with modern amenities that will make your stay a memorable one. This 3 bedroom, 1 bath home is perfect for couples and groups up to 6 people.
THE KITCHEN: we love to cook with locally grown foods from the many farms near us. Stainless steel appliances, pots, pans, blender, and a stocked pantry are here for you to whip up a delicious meal from home.
THE DINING ROOM: the dining area is large and seats 6 people comfortably at our farmhouse table. It opens directly into the kitchen which then continues into a sunroom; a perfect place to read a good book or enjoy your complimentary coffee.
THE MORNING WAKE AREA: we love good coffee and good tea. You will find everything you need for a great cup. Whether you prefer a drip coffee, a french press, pour-over, or a Chemex, we got you covered.
THE BEDROOMS: when we stay at the Farmhouse, we are there to rest, relax and rejuvenate. A comfortable bed, one that holds you, is a must for us. You will find 3 bedrooms total (2 with king beds and 1 with a queen bed). Each bed is made by Casper, the super comfortable memory foam bed adored by celebrities...and us! Plenty of pillows and warm blankets so you can relax and unwind with ease.
THE LIVING ROOM: 2 comfortable couches and an accent chair for you to relax and enjoy the space. A flat screen Smart TV too with free Hulu and Netflix for streaming.
THE NOOK: a velvet-inspired nook on the first floor. Perfect for privacy when you want to dive into that new book that you've been dying to read.
THE BATHROOM: A full shower/tub, fluffy towels and washer/dryer (in a separate laundry room area) are here for you to use.
THE LOFT: The cozy loft is on the second floor with a sofa and Smart TV. In this area is where you will also find a little corner with a desk.
THE DECOR: there's a coziness to the Farmhouse that is mixed with our modern design aesthetic. You will find most of the furnishings from some of our favorite brands like West Elm, Crate and Barrel, CB2 and Casper.
FIREWOOD: We DO NOT provide firewood. Firewood can easily be found locally at any roadside stands, the Dandy Mini-Marts in Burdett and Montour Falls, or Walmart or Tops in Watkins Glen.
TECHNOLOGY: Working remotely? The house has strong wifi, and 2 Smart TVs however cell phone service can be spotty at times in the house and on the property. If it is, we recommend using wifi-calling for a strong signal.
THE OUTSIDE SPACE: the FLX Farmhouse comes with 25 acres for you to explore. You are free to roam on our land by staying close to the nature trails as this will keep you on our property.
We do not allow hunting, ATV riding, or snowmobiling on the land. The land is monitored with trail cameras throughout the property for your safety and ours. As with all nature space, please take out what you bring in, do not touch or harm the wildlife, and stay close to the trails.
From the back deck, you look out onto the woods and this is where we find ourselves at night. Whether you are in the mood to grill, light a fire in the fire pit, or simply you gaze at the stars (on a clear night, you can see the Milky Way), the quietness is surreal.

PLEASE NOTE:
The home is just under 2,000 square feet, which makes it perfect for 2-6 people. It's also a work in progress in regards to our renovation. We have spent the majority of the time remodeling the inside of the home and have now started working on the exterior of the home. The exterior is not as pretty or finished as we would like it to be, but the interior makes up for it! Please know there is ONLY ONE BATHROOM at this time which can make it tricky if you have six people, but if you plan accordingly, you can make it work.

Guest access
Guest will have sole access to the property during their stay and will access the home through a keypad. Access includes the main house and the 25 acres.
There is a garage on the property that is off limits to guests.
Other things to note
THINGS TO NOTE:
-The wood-burning fireplace in the 1st floor bedroom is functioning but off limits to guests. Do not use it.
-Our home is a non-smoking inside the home, no pets, no parties rental. No smoking includes, but is not limited to: cannabis, vaping, cigarettes and cigars. No outside guests are allowed to use the nature trails on the 25 acres. There are absolutely no hunting, ATV or snowmobile riding on the property. By booking our home, you agree to these terms and conditions and those outlined in our house manual. Any violation of these may result in a minimum of $250 house violation fee.
-At the back of the property, before you enter the woods, is a large, old well with a circular rock wall around it. Do not sit on or go near the well. Although it is covered, it still can be dangerous.
