Welcome to Enchanted Pines Resort (VRR-2025-2328, exp. Dec 2026), your updated mountain escape in Lower Moonridge. Located on a quiet cul-de-sac and set on a private ½-acre lot, this spacious split-level home is perfect for families and groups looking to unwind and explore Big Bear.

Upstairs features a vaulted-ceiling living room with a fireplace, a 12-person dining table that converts into a pool table, a window seating nook (can sleep a child or solo adult), and a pull-out sectional sofa. There’s also a sofa table with barstools for extra seating.

🌲 Backyard & Outdoor Living
Enjoy a 750 sq ft patio with a 7-person spa, built-in 5-burner natural gas grill, outdoor fridge, string lights, and new furnishings. In winter, the backyard’s gentle slope becomes a fun sledding hill. The cul-de-sac out front is great for biking and playing.

🚗 Parking: Space for up to 4 vehicles, including garage. Room for a boat or RV (check local rules).

📺 Entertainment:
7 Smart TVs (in all bedrooms except the kids’ room), YouTube TV, Netflix, board games, and fast Wi-Fi throughout.

☀️ Summer Note: No central AC (standard for Big Bear), but we provide ceiling fans, portable fans, and a window AC unit upstairs. Temps drop to the 40s–50s at night.

The entire home and backyard. 2 single car garages can be used by guests. Garages can fit mid sized SUV or smaller (think Ford Explorer or smaller). 4 cars can fit in driveway (or a boat). 4 vehicle total Max allowed on property.

🌨 Weather, Road Access & Cancellations

Big Bear is a beautiful four-season destination, and winter storms are part of the charm — but they can also affect travel. During snowstorms, 4x4 or all-wheel drive vehicles are often required, and chains may be mandatory. Please plan accordingly and check weather and road conditions before your trip.

Our home is located on a flat, easily accessible street, and we provide driveway snow plowing during storms with 2–3 inches of snow or more.

Refund Policy:
We are happy to offer a full refund only in the rare event that all roads into Big Bear are officially closed due to weather, wildfire, or other natural events.
Unfortunately, we cannot refund guests who are unable to reach the property due to individual vehicle limitations, lack of chains, or failure to check conditions before traveling. Spa refunds: If at any time the spa cannot be used for unplanned maintenance purposes, owner will refund guest up to 20 percent of their nightly booking rate less fees and taxes for that day, or $250, whichever is less. Please keep spa cover on to maintain heat. if spa cover is left off, the owner is not responsible for loss of use due to insufficient heating. Additional water cleaning due to drinks or food being spilled in the spa will lead to additional cleaning charges (minimum $150 charge).

🏡 House Rules & Local Guidelines

We want every guest to enjoy a peaceful, comfortable stay — and part of that means following the local rules that help protect this beautiful mountain community. Thanks for being respectful guests!

📌 General House Rules

Full rules are posted near the front door.

Primary renter must be 25+ years old.

Quiet hours are 10 PM – 8 AM. Outdoor noise must stop at 10 PM. Indoor noise should not be audible to neighbors after that time.

No outdoor music at any time, day or night — this is a citywide rule in Big Bear Lake.

Spa hours are 8 AM – 10 PM. No spa use after 10 PM (city policy).

Absolutely no smoking or vaping in the home or in the spa area.

Any evidence of smoking or illegal drugs will result in a minimum $500 fine.

No outdoor fires or cigarette butts left outside — fire risk is extremely high in this region.

👥 Guest & Parking Limits

Maximum occupancy is 10 adults, or 11 total guests if at least one is a child.

No unregistered day or overnight guests.

No more than 4 vehicles total (including garage and driveway).

Exceeding the guest or vehicle limit may result in a $200 per extra guest, per day fine, plus possible eviction with no refund.

Guests are responsible for any fines issued by the City of Big Bear Lake for noise, parties, illegal parking, or other violations — these range from $500–$2,000 per incident.

🗑️ Trash Policy
There is no curbside trash pickup in Big Bear. All guests must take their trash to the local disposal site before checkout (address posted inside the home).
Leaving trash behind may result in a minimum $50 fine.

🧼 Cleanliness & Property Care
We ask that the home be left in the same condition you found it:

Please don’t move furniture.

Excess mess may incur a $50–$1,000 cleaning fee.

Major damage will be charged against the security deposit.

🎥 Security Cameras
There are exterior cameras above the driveway and backyard patio (note: the spa is not visible).
Footage is only checked if there's a neighbor complaint or to verify compliance with local laws.

🚫 No Pets — Strictly Enforced
We love animals, but due to our son’s severe pet allergies, we maintain a no-pet policy at all times. Thank you for helping us keep the home safe and comfortable for all guests.
