The space
Your stay in this custom-built tiny house has first-rate amenities including a full kitchen, full bathroom, queen-size loft bed, and a full-size fold-out couch for more guests.

There is an ample living room to watch movies, play board games, or even relax in the hammock and read a good book. The desk for working folds away when you're ready to play.

The bathroom has a composting toilet, a shower with a full-sized bathtub, and includes 100% organic cotton towels.

Kitchen with refrigerator and freezer, gas range top, convection toaster oven, french press, and basic kitchenware.

For their safety we ask that children under 12 stay out of the loft area.

We also provide lounge spaces in our beautiful barn and outdoors, featuring picnic table, fire pit, and outdoor games. There's a walking trail through our chemical-free wildflower meadow, or lounge outside and enjoy views of our surrounding hills and neighboring lake.


Local Attractions

Our property is 20 minutes from the the National Baseball Hall of Fame, 16 minutes from Cooperstown Dreams Park, and 30 minutes from Glimmerglass State Park.

The Hartwick/Cooperstown area offers many outdoor recreation opportunities including visiting local parks, hiking, biking, paddling, swimming, boating, and lakefront beaches.

Local restaurants, breweries, and a cider mill offer great spots to have a meal out on the town.

Shop locally for artisan crafts and antiques, visit the farmer’s market, or spend an afternoon at the pick-your-own blueberry farm down the road.


Details of the Tiny House Cabin features and property:

Our custom tiny house was built with non-toxic materials including zero-VOC paint, sheep's wool insulation, and cedar cladding. The sheets and towels are 100% organic cotton (GOTS certified) and the rest of the bedding is either organic cotton or Oeko-tex Standard 100 certified, except one locally-made quilt! We wash all bedding in fragrance-free laundry detergent. We use no synthetic fragrances and have fragrance-free soap available. We offer clean toiletries and complementary snacks free of top-9 allergens. Feel free to ask for more details!

This is a somewhat remote location, the internet can be spotty, and television streaming services or cell phone signals can be interrupted on occasion.

Entrance to the tiny house requires the use of stairs, as does the loft to access the queen bed.

In late summer and fall our meadow blooms with lots of goldenrod - some people think goldenrod causes seasonal allergies, but don't worry, this is a misconception! Seasonal allergies are usually caused by ragweed, as goldenrod's pollen isn't wind-borne.

If you are visiting with a pet, please keep her/him on a leash outdoors as the property is not fenced.

Guest access
Guests have access to the tiny home and barn, and are welcome to walk the property, staying on marked trails and mowed areas. A gravel parking area is provided down an easily accessible driveway.

We live in the main house on the property, though we are sometimes out of town. We also have tenants in the garage apartment next to the main house. Main house and apartment are off-limits to guests. While you may enjoy the view of the lake, it is privately owned by our neighbors and therefore cannot be used for recreational activities.

Other things to note
Please don't disturb our tenants who live in the apartment over the garage.
