The space
Its prime location in the heart of the city centre, its decor and multi-functionality are its USPs. Ideal for guests who prefer to stay in the very centre and explore everything our beautiful city has to offer, in particular the unique Lake Constance promenade, on foot.
It is nestled in the sheltered courtyard on private premises with no public access, thus making it a perfect, small oasis of peace and quiet.
It is actually an interesting mix between a base camp for basic sleeping needs, a small gym, a lounge and a large event & party room. There is a unique cellar endowed with a large classy ( Kerneiche furniture ) seating area and a genuine Brunner wood stove ( Iron dog ). Our latest addition is an original Glööckler Pompöös throne that will make you feel like royalty.
Our a state-of-the art PHILIPS / PANASONIC home theatre for all kinds of meetings and celebration purposes was set up in cooperation with leading home theater experts GROBITV.

Our Bunker is one of a kind !
Getting there is extremely convenient by all means of transport. If you arrive by train , long distance bus and/ or ferry, you can just walk here in only 3 minutes. If you travel by car, we can arrange for convenient parking for a small extra charge.
The spacious room ( 200+ square meters for both floors !) including one extra multipurpose room is equipped with quality viscose mattresses, 2 hammocks and a king size sofa bed.
There is a tea kitchen ( microwave, fridge, capsule gourmet coffee machine and water kettle ) and a brand new bathroom with shower.
If need be, more space is readily available for additional guests ( > 12 persons) and air beds ( surcharges apply ) .
One added plus is the fact that the room stays cool even during extreme summer heat.
There is also ample free storage space.

All bedding for mattresses and bed sofa as well as towels will be provided.

2. Slippers incentive ( SI ) - optional, not a must !
We very much appreciate our guests bringing their own slippers and wear them inside our premises. While this is of course not compulsory, we will reward guests wearing their own slippers with a case of branded beer or equivalent ( depending on the total number of guests)
3. " The Bunker "
Our huge cellar ( about 120 m2) is right below the base camp providing ample additional chill and recreational space.
SEATING AREAS & WOOD STOVE
It boasts two seating areas and a state-of-the art wood stove ( IRON DOG ) producing a unique, cozy atmosphere and viewing pleasure.
It can be used as a " meeting, chilling, relaxing, Feuerzangenbowle, Raclette, Fondue Bourguignonne etc. venue ".
For the usage of the wood stove and our beech & spruce wood, there is an all-inclusive surcharge of only 60 euros per stay.
HOME THEATRE AND HIFI MUSIC SYSTEM
A state-of-the art home theatre and Sonos surround system are bound to meet all your entertainment and partying needs.
DARTBOARD GAMES & TABLETOP SOCCER
There is a big King's tournament steel dartboard used by dart professionals all over the world, for your unlimited playing pleasure.
A professional tabletop soccer made by German gaming industry leader LÖWEN group is now also at your disposal for extra fun.
BBQ GRILL & OUTSIDE COURTYARD SEATING AREA
In case the Base Camp ( 200 m2 ) does not offer you enough space, feel free to rent our next door lush garden courtyard ( 100m2) complete with BBQ set & charcoal grill for an additional flat fee of 100 (one hundred) euros only per stay. The courtyard is for common usage for other guests of our other in-house/ adjoining apartments as well.

While we brand ourselves " Base Camp " , please note that almost all our furniture, home theatre, surround sound system, other technical equipment and unique decorative artworks are of high quality and carry a high price tag ( > 30 000 euros). We are not to be confounded with a backpackers' / low budget accommodation and / or youth hostel!

WORKOUT AREA
The Base Camp also boasts a small gym with a top quality floor mat ( Dollamur, born and made in the USA ) for workouts ( and improved sleeping comfort ) . It is equipped with a big gym mirror, a top quality walnut wooden wall bar, small barbells, a Reebok Step Professional and TRX bands for sportspeople & hedonists alike.
You can " kiss your personal shrink and medication good-bye ", as we now have our own "work out, stress relief & anger management tool " formerly a.k.a. punching bag.
Our Century Martial Arts Bob XL ( born and made in the USA), can be used free-of-charge for all the above mentioned purposes at will.
The only condition: Shoes OFF please.

Due to popular demand we are now offering Kyokushin workouts teaching the basics of powerful punching, kicking and sweeping at our martial arts gym.

All in all, these new added amenities make the Base Camp an even more special and unique attraction at a prime location.
The Base Camp also boasts a comfortable sofa bed ( in the additional room ) on top of the mattresses and hammocks already in place for heightened sleeping comfort.
In total , there are 10+ quality viscose mattresses, 1 sleeping hammock and the sofa bed ( sleeps 2 persons) bringing the total number of sleeping places up to 12 which we consider the MAX.
More mattresses / airbeds can be made available upon demand and in exceptional cases only!

Guest access
Guests reserving for 2 nights or more are given priority over guests booking for 1 night only.
Guest will have access to the room(s) and all its basic equipment & furniture as described above with some exceptions.
All bedding and towels are provided .
We are offering free ultra fast WiFi of up to 400 Mbytes/s speed.
Gourmet capsule coffee & tea and a basic starter set of branded beverages & beer are on the house.

All facilities are exclusively for the private use of one family or the same group only - we do not offer shared accommodation.

Other things to note
Private parking can be arranged on the premises ( 10 euros / day) and
our garage can accommodate up to 20+ motorbikes. Additional charges apply.
Please note that it does NOT go without saying that all hosts are in a position to provide parking space at reduced rates, especially in the heart of the city centre. And no, there really is no free parking nearby either. In case there is, please do let us know...
Washing can be arranged on the premises for an additional charge.
Extra storage space for bicycles and other stuff.
Pet Policy:
You can either register your pet directly via Airbnb (flat fee €50 per stay, including Airbnb insurance), or pay our standard pet fee of €15 per pet, per day.
For your pet’s comfort, we kindly ask you to bring your own dog blanket.
Guests from Germany may be required to provide a copy of their liability insurance contract (Haftpflichtversicherung).
There is a 500 euros key deposit payable upon check-in ither in cash or via pay PP. It will be refunded upon check-out, unless keys are lost and / or there is damage to the property.
HOUSE RULES:
1. Please behave as you would expect people staying at your own home to behave.
2. Please use only the rooms and areas that are allocated to you as part of your rental agreement.
3. When celebrating , please make sure to keep the party inside the house and do not take it outside and to the street. Please close all windows and doors and keep the noise at an acceptable level as there are other guests living at our property as well.
We reserve the right to keep the deposit, if there is failure to comply with our house rules.

TOURIST TAX
Please also note that as of 01.01.2023, there is a tourist tax payable in cash upon check-in. This amount is not included in the booking price and needs to be paid directly to the host.
High season ( 01.04.-31.10 each year ) :
2,80 euros per adult per day, 1,40 euros per kid ( 6-17 years ) per day.
Low season ( 01.11.-31.03. each year ) :
1,70 euros per adult per day, 0,85 euros per kid per day.
In return you will receive the Echt Bodensee Card
( EBC ) offering numerous discounts as DigiCard to go per email. For this end, please provide us the full names of all your travel companions as well as your email address, if you wish to use it ( Most people don't, based on our experience ).
If you travel for BUSINESS ( a written confirmation is required ) , this tax does NOT apply, unless you explicitly wish to get the EBC for business travellers.
