“The Blue House” is a modern, newly renovated, two-story Catskill ranch house that sits atop a hill with five private acres of Western Sullivan County. It has a large south facing full length deck offering expansive views of the Catskill Mountains.

The space
Bedrooms
Each of the four bedrooms features a queen-sized bed, a private closet, and stunning views of the secluded property. For your comfort, we provide hypoallergenic white bed sheets, four pillows per bed (two soft, two medium-firm), and down-free comforters. Fresh towels and basic toiletries are also included. Every bedroom is equipped with a white noise machine and a fan to ensure a restful stay.

Living & Dining Area
The open-concept living and dining area features a cozy fireplace with breathtaking views and an antique dining table The dining area opens onto the south-facing deck, perfect for entertaining during warmer months. For year-round comfort, The Blue House offers baseboard heating, a ceiling fan in the living room, and fans in each bedroom.

Outdoor Deck
Step outside to the spacious deck, where you’ll find an outdoor dining table with six chairs and a gas grill (available April 1 – November 1). A retractable awning provides shade, making it the perfect spot to relax and enjoy the fresh mountain air.

Expansive Outdoor Space
Just a few steps from the house, you'll find a cozy outdoor fire pit surrounded by eight Adirondack chairs and illuminated by string lights—the perfect setting for stargazing, roasting s’mores, or soaking in the afternoon sun.

Fully Equipped Kitchen
The kitchen is stocked with everything you need to cook and entertain, including:

- Electric stove with hood range
- Full-size refrigerator
- Dishwasher, toaster, and large microwave
- Ninja Blender
- Coffee maker, stovetop espresso maker, and coffee bean grinder
- Pots, pans, utensils, and serving platters
- Plenty of glassware, silverware, and dining accessories
- Complimentary freshly ground coffee, olive oil, basic condiments, and spices

Bathrooms
The Blue House features two full bathrooms (one on each floor) and a half bathroom with double sinks on the first floor. Bathrooms include:
- Hair dryers
- Hand soap, body wash, shampoo, conditioner, and body lotion

Entertainment & Lower Level
The spacious entertainment room on the lower level is designed for fun and relaxation, featuring:

- Pool table
- TV with Roku
- DVD player & a variety of DVDs
- Assortment of board games

High-speed internet
Whether you're looking for a peaceful retreat or an adventure-filled getaway, The Blue House offers a perfect blend of comfort, style, and nature.

Guest access
Guests can access the house via smart lock with a key code. The driveway can fit up to 4 cars. The host is available via text for ideas and assistance.

CAMERAS: There are two actively recording cameras with flood lights overlooking the driveway and deck stairwell which are set to record video only. The deck and front lawn are NOT recorded. There is also a ring doorbell on the porch which records video only when the button is pressed. All devices are on the exterior of the property.

Other things to note
For heating in the winter months, each room is equipped with a baseboard electric heater controlled by Mysa thermostats. The living room also features a beautiful wood burning fireplace with a bundle of logs for use. The lower-level wood burning stove is not currently operable due to maintenance issues.

There is no air conditioning, but thanks to our location in the Catskills, summer nights are often cool and comfortable. We provide fans in each bedroom, and the home is designed to take advantage of natural cross-breezes. Most guests find the temperature perfect for relaxing and sleeping well, even in July and August.

The house does not have a washer or dryer.

The Blue House is surrounded by plenty of tall trees and woods and the 2nd floor deck has stairs so please keep an eye on children.

There are plenty of cleaning products for your use should they be needed.

In the winter, a car with all-wheel drive that can handle the snow is recommended since the Western Sullivan Catskills are full of winding, icy, dirt roads!

The grill is propane based. Please note the grill will only be available from April 1st to October 31th.

It is centrally located within 10-30 minutes of the four lovely villages of Bethel, Jeffersonville, Livingston Manor, and Roscoe. While staying at the Blue House, you can enjoy the stunning mountain views from the deck or explore the nearby hiking trails, lakes, dining options, and shopping.

Hello and Welcome! Our family of four loves spending time together outdoors in upstate New York. For us, there's nothing better than being outside, breathing in the fresh air, and taking in the beauty of the countryside. A few years ago we were lucky enough to purchase a home in Sullivan County in upstate New York. We spend many holidays and weekends there and always have a great time. We love experiencing the local culture and cuisine. We always make sure to visit the farmers' markets to get fresh produce, and we never miss the chance to try local specialties like apple cider donuts and maple syrup. For our family, upstate New York is a place where we can be together, unplug from the world, and make unforgettable memories. We're grateful for the opportunity to explore this beautiful part of the country together, and we look forward to many more adventures in the great outdoors.
