Enjoy access to a beautiful backyard oasis from 9am-10pm for a relaxing soak in the outdoor Jacuzzi (an extra $50 fee, charged separately after booking), lounge on the comfy patio furniture near the firepit, or grill out.
The space
This posh guest suite is a newly renovated 625-square foot lower-level English basement in a historic brick Colonial style home in Northeast DC. (Hosts live on-site in the home above the basement suite but guests have their own private entry)
Our suite is in the peaceful neighborhood of Brookland, just outside the bustling downtown area—perfect for a quieter stay away from the tourist crowds. While not in the heart of the city, you'll find essentials shopping, dining, and grocery options right just a 2-5 min drive away.
There isn’t much within walking distance, however with a car or using the 2 different bus lines down the block that take you to the Μetro, you can get to places easily.
**Downtown DC with sightseeing and nightlife is a 15-25 minute drive, depending on destination and traffic. (🙏🏽 PLEASE DO NOT BOOK this suite and then rate the location less than a 5 due to its proximity to downtown when this has been fully disclosed upfront.)
Kitchenette: Refrigerator/Freezer (no water /ice dispenser, but ice trays available) , microwave, 2 burner induction cooktop with induction cookware, Keurig coffee maker (a few coffee, tea, hot cocoa K-cups provided), waffle maker, toaster, mini smoothie blender, pots/pans/plates/cups, cooking utensils, oils, and a gourmet spice assortment. [Please note there is no dishwasher or oven, only a 2 burner cooktop. An additional small convection countertop toaster oven or a crock pot is available to be placed in the suite upon advanced request] .

* Smoking nor vaping is allowed inside the suite. If you need to smoke (no MJ allowed) , there’s an ashtray on the stairs at the back of house and also on the patio table set at the very back of the yard.
* Guest use of the outdoor patio area is available daily from 9am-10pm. Voices and music must be kept low when outside as this is a QUIET neighborhood.
* Hot tub use is available year round and an additional $50 fee per stay to cover proper cleaning, sanitizing, and maintenance of hot tub chemistry in between guests.
* A Weber propane gas grill is available for guest use April-September during the daylight hours . You must follow the provided cleaning instructions after your use or there is a $35 additional cleaning charge.
* One house-trained, non-shedding pet up to 25 lbs is accepted with a $40/per night fee and must be noted on the reservation in advance when booking. All pets must be caged when guests leave the suite. If your pet is a dog, it must be on a leash when walked and you are required to pick up after them in our yard as well as when walking the neighborhood to avoid a $25 fine/per instance noted or if reported by a neighbor.
* A children's high chair/booster seat and pack 'n play are available to be placed in suite upon advanced request
Guest access
Gated backyard and patio area. The hot tub will be available for guest access for an additional $50 fee/stay during outdoor hours 9am-10pm. The grill can only be used during daylight hours during the months of April-September.

**Please make sure to read the entire listing, house rules and view the pictures and captions so you are aware of what we offer and allow.
- Any additional visitor to the property beyond your reservation must be approved by the host in advance.
- You will be able to hear some plumbing noises and the hosts’ footsteps. We are a quiet household with a reasonable schedule but noise from above should be expected to be heard by the nature of the build of these older houses. For your convenience, earplugs are provided and white noise/music can be played using the Alexa echo dot in the suite.
- EXTERIOR ONLY security cameras are located at the front, side, and backyard area for security purposes and to monitor the house rules.
Guests with no previous review history will be required to submit their ID after the booking is confirmed through the AirBnB messaging app. Failure to submit the ID will cause the reservation to be canceled .
