Our property consists of four individual apartment units, each boasting its own private entrance. Guests will have access to shared amenities including a pool and surrounding areas, perfect for relaxation and recreation. Please note that while the apartments share these communal spaces, each unit is completely separate and does not connect to the others, ensuring privacy and comfort during your stay.

We expect guests to treat our home with respect and as if it were theirs.
HOUSE RULES:
1. Visitors not listed on your reservation are not allowed.
2. This is a family friendly property. Children and infants are more than welcome but each one must be specified on your reservation.
3. Every person in your group must be included in the guest numbers, not following this rule will incur in a $250 penalty for every extra guest.
4. CHECK IN AND CHECK OUT: Checking in early or before 3:00 p.m. is not allowed unless previously coordinated and authorized by us. Checkout is at 11:00 am, please be considerate as our staff needs to clean the unit for the next guests, everyone wants to arrive to a clean house. (Late checkout fee $150 per hour)
5. NO PARTIES OR EVENTS ARE ALLOWED.
6. Guests are responsible for keeping the house in clean and sanitary conditions until the end of their reservation.
7. QUIET ENJOYMENT: Guests shall not use the premises in such a way as to violate any law or ordinance, commit waste or nuisance, or annoy, disturb, inconvenience, or interfere with the quiet enjoyment of any other or nearby residents or other guest in the villa. Illegal activities or drugs of any kind are not allowed on this property.
8. Guest will be charged the total cost to replace any missing or damaged items during their reservation. ANY DAMAGE MUST BE NOTED WITHIN 24 HOURS OF CHECK IN OR IT WILL BE CONSIDERED TO HAVE BEEN CAUSED BY THE GUESTS.
9. Guest agrees to know and pay for following fees if any rules are broken:
a. Smoking: $350 for each day you are in the apartment smoking
b. Late checkout: $150 (for every hour) if your checkout is unauthorized to be late
c. Lost keys: $250 to replace keys and locks as of lost keys
10. You ensure you have a crime free record and won’t carry any weapons to the property.
11. ACCIDENTS, INJURIES OR ILLNESS: The unit is privately owned. Host is not responsible for any accidents, injuries or illness that occurs while on the premises or outdoors. Host is not responsible for the loss of personal belongings or valuables of the guests.
12. A violation of the house rules can lead to an immediate removal of all guests without refund.
13. You agree to be booking in good will and you will not attempt to damage the property because you are dissatisfied with a ruling by Airbnb or the host in the event that a violation of the House Rules occur.
14. If any non-following of the house rules leads to having to discount or refund the next guest, you are responsible to cover the resulting costs.

The client shall maintain the premises in a good and clean condition, and use the premises only in a careful and lawful manner. The clients shall leave the premises relatively close to the manner it was delivered to them. Clients shall pay for maintenance and repairs should the premises be left in a lesser condition. The clients agree that the Host may charge the clients any services if clients cause damage to the premises or its furnishings. The client shall pay for any loss or unreturned keys. If lock must be changed, the client will also be charged for this.
- Do not exceed the maximum occupancy. If you bring more persons to the property, without approval and consent of the host you will be forced to vacate the premises immediately and receive no refund.
- The reservation does not include DAILY MAID SERVICE.

- Turn off air conditioners and electronics domestics when not in use. If the host confirm that the air conditioners are turned on during the hours that the property is vacant you will be charged extra for excess of use and damage to the units. The host has the right to turn off air conditioning units found on when no one is at the property. There is no need to leave all on while you are out all day either by the pool, beach or exploring around.
- Turn off the property lights when not in use. We conserve energy and do our best to be green. Please help us achieve this goal by conserving water and electricity
- Please empty the refrigerator and fridge and put the trash in the wastebasket before departing.
- Please clean all used dishes and cooking gears.
- Please lock all doors and windows
- No Pets are Allowed (if this rule is broken is $150 per day fee)
- No Smoking. A $250 fine will be enforced if evidence of smoking is found inside the house.
- The client will only use the parking assigned by the host during the stay
- Do not have parties, gatherings or visits without prior consent and approval of the owner
- The clients shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and client shall then immediately vacate the premises. Quiet hour starts at 10 PM and Pool and outdoor noise should be kept to a minimum. Changes to this agreement should be made and approved by the owner.

- Please do not leave food on the kitchen counters, tables or bedrooms
- Candles and open flames are not permitted in the house.
- We recommend you do not throw tampons or wipes into the toilet as it can cause a septic backup.
- The owner may only but is not entitled to provide a "starter supply" of toilet paper, paper towels, soap, trash bags and dish detergent. Refill or any other consumables are to be purchased by the client.
- The Client agrees to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by the owner enforcing this agreement.
- In case the client experience outages that are beyond our control during the stay, no refunds or compensation will be given for any outages.
- In case of availability of Cable TV and WiFi it has been chosen by the host. No refund shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service or WiFi service.
- Valuable items left behind by client will be held for the client and every reasonable effort will be made to contact the client for return. If items are not claimed for longer than 1 month they shall become the property of the host. The host shall not be held liable for condition of said items.
- There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions, work and/or family emergencies or other commitments.
- Guest agrees to use the property as a vacation rental and shall obey all applicable laws.
- The use of control substance and / or drugs are not permitted in the property, unless there is an approval of the host.

As such, Guest is responsible for Guest's safety and the safety of any guests of Guest.
