Delightful, bright double bedroom with ensuite shower, nestled in the charming Inverleith area of Edinburgh. The room offers a garden view and outlook over playing fields, creating a calm and relaxing atmosphere. Ideally located, just a short bus ride or walk from the vibrant city centre, historic sites and shopping areas. Enjoy nearby gems like the breathtaking Royal Botanical Gardens and local cafes, bars and restaurants. It's the perfect spot for a memorable stay.

The space
Welcome to my home. Your stay will be in a double bedroom with an ensuite shower room, on the ground floor of my traditional Georgian terraced house. The house is located in the leafy Inverleith and Warriston neighbourhood of Edinburgh.

About the Room
A bright ensuite (shower) room awaits you, with white Egyptian cotton bed linen to melt into and relax. Complimentary tea, coffee, hot chocolate and treats are available. Plus there is a small mini fridge. The room is at the back of the house and overlooks my garden and playing fields beyond.

No hot food is allowed in the room, however, there are many lovely cafes, bars and restaurants in the local area.

Dog and family
I have one lively dog, Milo a German Shepherd Cross. He is located downstairs so will not be in your room. However, you might occasionally hear him. I have another family member in the house who you may pass in the entrance hall or hear walking up/down the stairs.

Location
The East Gate of the magnificent Royal Botanical Gardens is located just a 2-minute walk away, and Inverleith Park is only 10 minutes away. You can enjoy open spaces, trees, and flowers while being in the heart of a bustling City. A bus stop is located 1 minute from the house with regular buses that take approximately 10 minutes to the City Centre and all it offers with historic sites, shopping and entertainment. The popular, bustling area of Stockbridge is about a 15-minute walk with shops, bars, restaurants and other amenities.

Guest access
Access to the house is through the main door (up a few steps), vestibule, and hall, which leads to your room on the ground floor.

It is a double bedroom with en-suite shower room only. There is no access to living rooms, kitchen or other areas in the house or the garden.

Access will be via a key safe/lock box. Instructions and liaison regarding your arrival will be provided.

During your stay
During your stay, Fiona will sometimes say hello but usually your arrival/access will be via a keysafe/lock box. However, you can message Fiona via the Airbnb message service and she will respond and help with any queries you might have.

While unlikely, you may pass other members of Fiona's family briefly in the house, but please direct all questions and conversations to Fiona, who will be happy to help you.

Other things to note
Edinburgh Visitor Levy

The City of Edinburgh Council, the local authority, are introducing a 5% Visitor Levy. It will be payable for all guests who book from 1st October 2025, for stays on and after 24 July 2026. Does not include the cleaning charge or any extras.

The Edinburgh Council advises that accommodation providers include the fee in the price advertised. Currently, I am unable to display this fee on the price quoted on the Airbnb platform, but please note that the amount you are charged will include the 5% levy. As an accommodation provider, I am responsible for paying this to the local authority on behalf of my guests.
