INTRODUCTION
The 'Paisley Pattern Flat' is a fully licensed ground floor flat that is ideal for commuting - it has free parking outside & public transport (via bus) right on its doorstep.

Within a mile is the University of the West of Scotland - the train station adjacent can get you to Glasgow City centre in 12 minutes.

We do not charge cleaning fees - help us keep it that way by leaving the place clean and tidy upon check out.

ABOUT THE FLAT
The 'Paisley Pattern Flat' is a one bedroom, elevated ground floor flat - there are a few steps leading up to the entrance.
The flat is an approximate fifteen minute walk to the town centre of Paisley - meaning it is handy for the main campus of the University of the West of Scotland. Walking a little further will take you to the train station which can get you into Glasgow City centre in as quick as twelve minutes.
The 'Paisley Pattern Flat' flat is ideal for one or two guests but is licenced to sleep up to four. It was refurbished recently and complements the beautiful blonde sandstone building it is housed in - the building dates back to 1913.
Bus stops are more or less on your doorstep - East towards Paisley and Glasgow, and West towards Elderslie, Johnstone, Linwood, Largs etc.


LIVING ROOM
The lounge area of the flat has a two seater sofa bed and an armchair with a soft bounce. The dining table has two comfortable dining chairs and a bench. The dining table is spacious enough for both working and eating.
A 43", UHD, Samsung smart television has apps downloaded such as Netflix, YouTube and Amazon Prime meaning you are able to log in and continue watching your favourite shows. We provide a tablet with Spotify and Sonos applications installed so you can stream from our soundbar and speaker seamlessly.
Our super fast broadband gives you access to internet meaning you don't need to use your phone data whilst inside the flat.


KITCHEN
We provide a toaster, kettle, microwave, oven, induction hob, fridge freezer, washer dryer, dehumidifier and iron.
Everyday cooking utensils and crockery are stored in the cupboards - you will find plates, bowls, mugs, glasses, cutlery, chopping boards, pots and pans. We are more than happy for you to use these items, but we kindly request that you clean your dishes and put them away before checking out - in addition, any mess created while using the microwave, fridge freezer, oven or induction hob should also be cleaned.
We provide some condiments and cleaning goods to get you started - such as washing up liquid, cloths, tea towels, kitchen roll, bin liners, tea bags and sachets of salt, pepper, coffee and sugar.
We hope you won't need them but we have a fire extinguisher, fire blanket, and mini first aid kit in the kitchen.
If you are unfamiliar with the washer dryer there is a clothes horse stored in the living room cupboard - and a Dyson vacuum.
Please use the dehumidifier if you are cooking or drying clothes.


BATHROOM
The bathroom has toilet, bath, electric shower, floating vanity unit with sink, heated towel rail, shaver socket and LED mirror.
We provide enough shampoo, hand wash and toilet roll to get you started.
The bath can be slippery so please take care.
There is a dehumidifier on the shelf to assist with the removal of moisture.


BEDROOM
The bedroom has a double bed, two bedside tables with lamps on top, a clothes rail for hanging up your clothes, a large set of drawers with a hairdryer in the top section, and a small TV on the wall with an Amazon fire stick plugged into it - you are able to log into the downloaded apps and continue watching from where you left off.

There is the option to sleep on the sofa bed in the living room. The sofa bed is not recommended for long stays and an additional £20 nightly charge will be applied, after you book, to utilise this option - unless you have already booked for three or four people

THREE REQUESTS
1. We kindly ask that you take care of and show respect to the flat if you decide to book with us. This place is not suitable for you if you cannot adhere to this request.

2. We would appreciate it if you could remove your shoes at the entrance whenever possible - this will greatly assist in maintaining the condition of the flooring.

BEDDING & TOWELS
Bedding and towels will be provided according to the number of people you have stated are staying at the flat.
For each person staying at the flat, one bath towel and one hand towel will be provided for stays up to two nights.
For stays of three nights or more, two of each towel will be provided per person.
When you book for one guest the price is for one guest. Ensuring you have reported the accurate number of guests when booking the flat will mean you have an accurate price. Charges for additional guests vary throughout the year and can be up to £30 per person per night.

BINS
Refuse should be bagged and tied before disposing of it appropriately, as outlined in our welcome booklet. This allows for a smooth waste management system and ensures a clean and tidy environment for all concerned.


SERVICING
We have dehumidifiers in the kitchen and both bedrooms - it is important that you use these devices when cooking, ironing or drying clothes to prevent the accumulation of moisture.
For short stays we aim to arrange any servicing of the flat outwith your stay.
For longer stays we ask to visit the flat to look for any required maintenance approximately every two/three weeks. During these visits we aim to address any minor maintenance issues that arise.
Rest assured we will provide you with prior notice of any visits and make every effort to accommodate your schedule.


HEATING & ELECTRICITY
Power is included in the cost of your stay.
To offer competitive nightly rates we have priced our accommodations based on fair power usage and programme the thermostats accordingly.
During the colder months we ensure the living room is heated to 21 degrees Celsius, while other rooms are set lower.
Overnight, when guests are typically asleep, the thermostat is programmed lower until approximately 6am.


SECURITY
The flat is alarmed via 'Ring' - we set the code to be the last four digits of your phone number.
External cameras point away from the living room and bedroom windows - they are normally only accessed if a concern is raised.
The residents who stay in the building will appreciate friendly visitors to the flat who show mutual respect. It is deemed deeply inappropriate to disturb the residents of the building who are going about their normal, everyday lives i.e. work etc. Guests will have their stay ended early if any disturbances are reported.


IDENTIFICATION
You will be asked to send a copy of photographic identification for each guest staying at our place via our messaging platform.
You should only ever have the number of guests you have booked for in the apartment, and these guests will have provided us with their identifications before arriving.


YOUR RESPONSIBILITIES
If you book this flat you will be held responsible for both your own actions and the actions of your companions.
In the event that any damage occurs or if our space is neglected, you will cover the costs of repairing or replacing the affected items.


R.E.S.P.E.C.T
For long stays you are expected to keep on top of the general cleaning - we can organise cleaning on your behalf at an additional cost.
When you check out we kindly request that you leave the flat in the same neat, clean, and tidy condition like when you arrived - this allows our prices to be competitive.
We expect you to leave the flat, more or less, as you found it - at the end of your stay our cleaner carries out a basic service that includes washing used towels and bed linen, with some hygiene cleaning in the toilet and kitchen (we have budgeted for this in your costings).
The cleaner does NOT pick up your rubbish, dispose of your belongings or remove stains from furnishings - we do not plan or budget for this type of cleaning and the £250 bill we receive for a domestic cleaner will be charged to you.
We do NOT wash or put away any of your used crockery, pots, pans or utensils. We also do not expect to clean the oven, hob, microwave or fridge freezer after your stay - we do not plan or budget for this type of cleaning and the £250 bill we receive for a kitchen porter will be charged to you.



NO PETS
We are NOT pet friendly.
This policy is in place to ensure a pleasant experience for all our guests.
Accommodating pets requires a more extensive and unattainable cleaning schedule, which would compromise our availability and quality of service. Quick turnarounds can also result in unpleasant odours lingering in the property.
You will be charged all losses incurred as a result of you bringing an animal to the flat - this could involve associated damage, cleaning costs or even accommodating future guests elsewhere until the matter is resolved.

PRICING
Generally, the longer your stay the cheaper your nightly rate works out. In line with UK law, by giving 28 nights notice you can shorten your stay but your request to shorten the number of nights stayed could result in an increase the nightly rate. NO SMOKING
Our license, and local law, forbids smoking and vaping in or around the property. Smoking/Vaping within the premises will result in a fine of £2500, which may be increased depending on any associated damages.


We expect and appreciate respectful guests, however not all individuals are aware of common courtesy towards our belongings hence the need to emphasise these rules.

Neighborhood highlights

The flat is located on the boundaries of Paisley's town centre.

I grew up in this area and my family and I actually live in a housing estate across the road from this flat.

This flat is in an historic 1913 building across the road from where one of Paisley's 'famous' thread mills was once based - Ferguslie Thread works. There are many historic buildings in the area relating to this mill and the works that went on here - hence the name for our flat, Paisley Pattern Flat. These mills in Paisley are where the famous 'Paisley Pattern' garments were produced in their numbers hence the name of the design - although the design originated in India!!!

Ferguslie is not to be confused with Ferguslie Park - There is a train line separating these two areas.

We ask you to respect that the neighbours will be living their normal, everyday lives (working etc) and will not appreciate any disturbances.

The town's University, the University of the West of Scotland, is along the road from the flat.

Glasgow airport is actually situated in Paisley and is a ten minute drive away - you could walk but in my opinion the pavements to walk there aren't the best for suitcases.

The flat is only a short walk from Paisley's shopping district and main tourist attractions (Sma Shot Cottages, Paisley Town Hall, Paisley Abbey).

The city of Glasgow is easily accessed via the regular bus and train services.

The town's cycle track is also easily accessed and cyclists can cycle, traffic free, East towards Glasgow, or West towards Ayr.

Braehead Shopping Centre and Silverburn Shopping Centre are within fifteen minutes driving distance and are popular with locals.

Both Phoenix Retail Park and Abbotsinch Retail park are within five/ten minutes drive.

The flat is located a ten-fifteen minute walk from the Royal Alexandra Hospital and a fifteen-twenty minute drive to the Queen Elizabeth University Hospital.

Paisley is often named as the largest town in Scotland, in the historic county of Renfrewshire. Paisley is the fifth-largest settlement in Scotland.

Paisley has a higher proportion of listed buildings than anywhere else in Scotland except Edinburgh – there are 122 in the town centre alone.

Football is one of my main hobbies and my favourite Scottish club is St Mirren Football Club - who are from Paisley.
