The space
Welcome to our cozy studio unit! A minimal, aesthetic and fully functional home.
Our place can be easily reached by train🚊, bus 🚌, car 🚗 and/or taxi🚖 .
As per building admin’s guideline, a maximum of 4 occupants only (includes visitors who will stay/not stay) & additional 1 kid under 2 years old. If you have visitors who will not stay and already exceed max of 4 guests, you can only meet up them in the lobby area.
Each guest must present a valid government-issued ID (Copy of the passport for foreigner) upon arrival at the front desk of our building (except for infants, minors can present their student ID or any valid identification) together with the approved Guest Approval Form.

🛃 WELCOME KITS
Free hotel slipper, a tea, a coffee stick & sugar for each guests.
For all guests free to use bath towels, hand towels, shampoo & bodywash.
Note: please don't take toiletries towels, shampoo & bodywash: All of the bottles you see are refilled please leave them in situ. Used towel please leave them in bathroom rack.
🍽 LIVING & DINING
The accommodation has a living and dining area. Enjoying drinking with our elegant wine glasses. It has four chairs and a table for work or dining. Equipped with YouTube and Netflix-ready (account already logged in) - 42-inch smart TV. Have a good time while singing using our bluetooth karaoke with two mics. Use our smart clock to set an alarm and to play music from Spotify. Just say "Hey Google set alarm", "Hey Google play a song", "Hey Google play Sarah Geronimo songs" (say the singer's name with the song at the end). Enjoy playing cards/board games such as kids jumbo playing cards, Uno, Uno No Mercy and Scrabble. Use our sofa bed to relax while watching TV or when needed for sleeping; extra bedsheet, pillows and blanket are in the bedroom. Iron, hair dryer, medical kit and emergency contact numbers are included within house rules clear book are placed under the TV console.

A fully functional kitchen: refrigerator, electric kettle, rice cooker, microwave, induction stove with range hood, cooking utensils, frying pans, pot, plates, cutlery, wine glasses, drinking glasses and mugs.

Equipped with Wi-Fi, internet speed up to 100Mbps, Telephone so you can call anyone within Metro Manila or order your favorite pizza while watching a show on Netflix/YouTube!
🛏 BEDROOM
The bedroom has a queen-size bed for a hotel-like accommodation. Use our sofa bed in the living room when needed; extra bedsheet, pillows and blanket are in the bedroom. Fresh linens are installed for every guest to ensure cleanliness, good hygiene, and a good night's sleep. Comes with a split-type air conditioner. There is a clothes rack to hang your clothes and cabinet to keep your clothes. We also put reading books for you to read with a floor uplighter/reading lamp. The safe is for repair.
🚽🚿 BATHROOM
Enjoy your cold and hot bath with our shower heater. Toiletries such as bath towels, hand towels, shampoo, bodywash and toilet paper are provided for free.
💂♀️ SECURITY
Guards are present 24 hours a day in the building to ensure the safety of guests. Use the phone intercom to connect with the front desk and guards in the lobby area.

Stay fit while you are in the building and enjoy your free access to the outdoor gym. Sit and relax in the amenity lounge. And there is soon to open playground for the kids.

A pre-registration is required to be done with the assigned Security Guard and/or Pool Attendant at the 7th floor-swimming pool area. Please wear proper attire. Check pool rules in the photo tour under additional photos. Please advise us on how many guests will swim and when to swim for us to be able to provide you with paid swimming pool coupons.
🅿️ PAID PARKING
•We have our paid parking slot to offer for you 300 pesos a day/overnight. Check in: 2pm and Check out: 12nn. Note: parking reservation must book 5 days before the checking date. Message us to check if dates are still available and you have to pay via bank transfer, gcash & in cash.
•Available in the building outside parking, 30pesos for the first hour, and 30pesos for the succeeding hours. Overnight parking 7pm-7am for 300pesos.
•Open paid parking is also available in Mayflower Parking, located at the back of the building.

24-hour convenience stores, banks, restaurants, cafes and spa are in the vicinity and nearby shopping malls - Fame Mall within the building, Shangri-La Plaza, SM Megamall and Starmall are within walking distance. Plus a highly recommended weekend night markets in the Greenfield area for those looking to stroll and relax.
📖 HOUSE RULES
Please follow the HOUSE RULES:
- Strictly no smoking inside the unit. No smoking inside comfort room and balcony.
- No pets allowed (building admin rule).
- No loud noise. No events.
- Not allowed to leave any footwear at the front door.
- Always close main door, balcony door and window.
- Always close door when cooking.
- Always use the range hood when cooking to help reduce smoke, steam, and odors in the kitchen.
- Please always keep the table dry. Kindly wipe right away if any liquid spills because there is an extension cord under the table to prevent serious fire accidents.
- Do not put things in the balcony. No laundry drying in the balcony.
- No eating & drinking in the bedroom.
- Please avoid wetting the sofa bed. It will destroy the foam. Do not put any water or drinks on the sofa bed.
- When ironing clothes, please use the ironing board and place it on the table for stability. Do not place the iron on the bed or sofa bed to avoid damage to the fabric or structure.
- For safety, please flat straight the single spray hand held shower before closing the shower glass door to avoid breaking the door.
- Please make sure to dry the plates, spoons, forks, and all kitchen utensils thoroughly before putting them back into the overhead cabinet. This helps keep the cabinet clean and prevents moisture buildupt. If not dry yet, please just leave them in drying racks.
- Please do not use any sharp things when using the refrigerator.
- All garbage should be put in the trash bin. Before leaving the unit, please throw it in the garbage room outside the unit.
- Please do not use or place an extension cord in or on a bed and in the table, or anywhere it could be covered or damaged, to prevent serious fire accidents
- For safety, please avoid touching the TV or placing any items near it or the TV console.
(The TV is not wall-mounted, so it is more vulnerable to being moved or damaged.)
- Always use the remote control when operating the TV.
- Do not allow children near the TV or TV console to prevent accidents or damage.
- Any stains or pungent odor left in the condo unit that requires deep cleaning will result in an additional cleaning fee of not more than Php 5,000 (USD 100).
- You are held responsible for any damage or missing items in the property during your stay.
- Read the printed copy of the building’s PENALTY MATRIX FOR VIOLATIONS in the House Rules clearbook. Any penalty or fine must be settled immediately at the admin office, failure to do so will incur an additional admin fee of not more than Php 1000 (USD 20).
- Please notify us right away if there is concern during their stay.

In accordance with the condominium corporation’s duty to ensure the safety and security of its premises, the corporation reserves the right to inspect bags, backpacks, purses, and other personal belongings. This policy aims to promote and maintain a safe and secure environment for all unit owners, tenants, visitors, guests, Property Management Office (PMO) staff, and service providers through the conduct of inspections of bags and personal belongings upon entry to or exit from the premises. The following items are not permitted on the premises: Pets; Unauthorized weapons (unless expressly authorized); Illegal drugs or substances; Stolen or suspicious property; and Any other item deemed dangerous, hazardous, or inappropriate by the PMO or condominium corporation, subject to applicable laws and regulations. Violations of this policy may result in: Denial of entry or access of the subject bags, backpacks, purses, and other personal belongings; Issuance of a violation notice; Disciplinary action (for employees or staff); and/or Legal action as deemed necessary.
