Dowling House is an 1830s stagecoach inn set among the rolling fields and forests of the countryside. This historic farmhouse has been lovingly maintained and updated with modern comforts while preserving its original character—wood floors, beams, and the charming quirks of a 190-year-old home. A relaxed gathering place near Prince Edward County, Sandbanks, farm fields, vineyards, Napanee, Tyendinaga, Belleville, and Kingston.

The space
Dowling House sits atop a hill overlooking the Napanee River Valley and Mohawk Bay on the Bay of Quinte. Built in the 1830s as a stagecoach stop, it is one of the oldest homes in the region. The house has been thoughtfully renovated to showcase its original timber frame and pumpkin-pine floors while preserving the character of a historic country home.

On the main floor you’ll find a kitchen with basic cooking amenities and a large window overlooking the historic Kingston-to-York Road. The dining room comfortably seats your whole group, and the spacious living room features couches, cozy recliners, a sofa bed, a 60" UHD TV with streaming services, sound system, and a woodstove for relaxed evenings.

As a nearly 200-year-old home, Dowling House has the charm and quirks of historic architecture, which many guests find part of its appeal. The house is carefully cleaned before each stay, while still retaining the natural textures and character of a heritage home. Watch the sunset over the valley, gather around the woodstove, or step outside to enjoy the quiet countryside skies.

Guest access
Guests will have the main House with three bedrooms to themselves, as well as access to the 1 acre property with lawns, campfire spot, gardens, and lots of trees. Inquiries about access to laundry are welcome. A den/fourth bedroom with sofa bed and television may be available to accommodate larger groups, depending on availability.

Other things to note
Bookings for 9 guests or fewer will be provided only with access to the main house with kitchen, living and dining rooms, two full bathrooms, three bedrooms, backyard and gardens. Laundry available upon request. Bookings of ten or more guests will also be provided with access to the attached den and fourth bedroom. Please inquire if you have questions or if yours is a small group but you would like access to the entire property.
