Vacation rentals with outdoor seating in Bristol County

Wanted a different family Thanksgiving experience and we got just that at Nancy' beautiful home. We felt at ease. Nice 10 min walk to the beach which suited our four legged friend. Plenty of games on hand to pass the time. All round it was very satisfying and would totally recommend it.

We stayed here as the home base for our annual holiday trip to Newport. Herb was so kind, friendly and a great communicator. We loved the 1900’s feel of the hardwood floors, claw foot tub and rooms, and it had everything we needed. The backyard is a lovely oasis, with a willow tree overlooking the koi pond and curious and sweet fish. We could walk about a Mike to get to coffee and parts of Town. It was such a lovely stay and we would definitely recommend and return 🙌🏻

Angela was great! The house was perfect for a girls getaway and a very close distance to downtown Newport we would definitely stay here again!

We were visiting my daughter at school & this was the perfect place where we could all relax & enjoy our time together. So peaceful & beautiful. Plenty of space to spread out. Home was immaculately clean & had everything that we could need. Wish that our visit was longer!!!

Great location with all great restaurants and shops within steps of the house. Easy 10 min walk to Bowen's wharf, and also a delightful 25 min walk to the Mansions and Cliff Walk. House was very well equipped. Only slight issue was the only bathroom upstairs has a slanted ceiling above the sink, so a bit hard to navigate during our stay... Newport was beyond our expectations and this house made our visit even more perfect!

The location was ideal, close to town and close to walks on a public beach. We drove in to pick up pizza easily, and were able to welcome extended family who could only get hotel rooms for a hot cider before a family funeral. The house was homey and cozy, and fit all our needs perfectly. Thank you. Lydia

We are repeat visitors to Kaios’ home, but it had been a few years since last visit. The rental is consistently excellent, but each visit brings new improvement surprises (decking, landscaping, grille, etc…). Kaios’s is a gold standard host. Excellent communicator and an all around friendly, chill guy. Pre arrival communication is proactive and clear. Any potential queries addressed to in a very timely and helpful manner. The house is wonderfully situated in a quiet, upscale coastal community. Although steps from the beach, the decor is more aligned with the zen woodland plot setting amongst tall trees, interesting flora and wildlife visitors… squirrels, foxes, ample birdlife and an abundance of pet dogs parading their owners. I hope everyone enjoys Kaios’ home as much as we do. Thank you, Kaios.

We had a great stay in Portsmouth. Go to 15Point restaurant (about a mile away). So yummy. The house was clean, nicely decorated and had good amenities ...and there was a Keurig. The host was awesome too!

Wonderful apartment in a very desirable location in the middle of all the harbor activities. Great views from the deck and very comfortable space we enjoyed. Would definitely recommend!

We loved our stay at Magnolia Manor! Jeffrey was a great host and provided helpful into. The area is very walkable. Easy to get to Thames, easy to get to the beach. Great coffee shop just a few blocks away. We enjoyed every minute!

We loved our stay and the next time we visit, we won't want to stay anywhere else! Lovely place! Lots of space, comfie beds, nice location. The hosts are wonderful and will make sure you have everything you need. 🥰

The listing was perfect for our family of two adults and two kids. Everything was exactly as listed. It IS on a busy street, but we couldn't hear any outside noises even with window cracked open at night. Bathrooms were stocked with hotel-esque amenities, kitchen had everything needed (pot holders would be only added benefit) with some additional things that were nice to see!, tv in living room, vacuum in closet, extra pillows and blankets of needed. Location was a perfect distance from Newport and Providence areas. Was right near everything we wanted. There is even a small playground walking distance away. Would return in a heart beat! It is on the second floor of a three story building with people commonly above and below. This didn't bother us one bit.

Location, location, location!! If you want to be in the center of it all in Newport this is it. I’ve been visiting Newport for over 30 years and this is a great spot to see it all. The rental is spacious and beautiful. It’s a historical home that has been updated tastefully. If you want to cook this is your rental. Fully equipped new kitchen. This unit has a gorgeous central wood staircase from the ground level to the 3rd floor. Layout is enter on ground floor, half bath and work hour way upstairs to the second floor. Here is the main living space. Kitchen with tv room to the left and a bar area to the right. Then Head up to the 3rd floor with 2 bedrooms and a huge full bath. We loved the historic character of the space and everything is in close walking distance. It also allows for 2 cars to park off street which is worth every penny in high season. You won’t be disappointed!

We had a great time at Jim’s place! Many nice touches, great location and Jim communicated well. Highly recommend!

We had a great stay at Waites Wharf! We came to spend time with family in RI for Thanksgiving and thought we’d check out Newport in the off-season. The apartment was very clean and welcoming and had everything we needed. Even was able to make a few dishes for Thanksgiving dinner there, so really appreciated that. The location is wonderful being able to walk a half a block to Thames Street with all the restaurants, pubs, shops that you could want. If we find ourselves in Newport again, we’d gladly stay here again!

Location was spectacular. Had to book this at the last minute as we had another VRBO booked that cancelled on us 2 days prior to our arrival for unknown reasons. Well, it was a blessing in disguise. You cannot ask for a better location in downtown Newport. We walked to everything and left the car safely parked in the carport. The staff was very attentive to all our needs. Clean, comfortable and homey. Definitely would love to return!

Trip and Christina were very friendly and responsive hosts! Their space was charming and full of character. The location is perfect, steps from one of the best brunch spots, tons of coffee shops and restaurants, walkable to everything on Thames st. We were there for a wedding and the space was equipped with everything we could have possibly needed or forgotten, full length mirror and iron in the closet, bath products, and some common toiletries. The balcony space was incredible for sipping coffee in the morning. Would highly recommend for anyone traveling to Newport!

The condo was a great location could not have asked for a better location to everything The place was extremely clean and well decorated. We will definitely be staying here for our upcoming trips to Bristol . Thanks for having us. Denise

I highly recommend staying at Liliane’s! Everything was perfect inside and was so close to the center of Newport! Everything you need is a 5 min or less walk which was so convenient. Check in was also so easy and smooth and parking was right across the street. Could not recommend staying here more and will try to stay again in the future

We had an amazing stay! Loved the hot tub!! The space was clean and accommodating. Would definitely return in the future!

We booked a last minute stay at Kelly’s place and she was great. Always super responsive and helpful, especially when we had trouble finding the place at first (totally our own fault!). The place was perfectly clean and well stocked with anything we could possibly need. It was also in a great central location near many shops and restaurants. Would definitely stay there again!

Perfect location to Thames St. and very walkable to all the water front locations. Great parking, easy check in, beautiful views, lovely beds and bedding. Worth the price. Only disappointment was uncomfortable seating, but we dealt with it! Two thumbs up!
