The Outlier Inn is a bucolic 12-acre property in New York state’s southern Catskill mountains, 90 miles from NYC. The Inn offers a peaceful and inspiring respite from life in the Big City. It is a retreat center, an event/workshop/location space, a fiber and vegetable farm, and a world-class recording studio. Please visit our website to view our Local Guide.
The dome is an incredible "Glamping" space and guests are required to BYOBed. Bring air mattresses, camping air pads, sleeping bags, pillows and towels. There is a wooden floor in the dome and screen windows for airflow and to keep out bugs. For an extra fee the Dome can be used for workshop space, shoots, rehearsal space, or sleep over parties :) For guests who stay in the dome, there are outdoor double hot showers, a sink, and a claw foot bathtub. Also, a complete outdoor kitchen and grill, fridge, sink, and big fire pit are available for your use. We are located on a farm in beautiful Sullivan County, close to Bethel Woods, the Catskill Park, Neversink Unique Area and Sam's Point. There are many animals on the farm. Merino sheep, angora goats, alpacas, oberhasli dairy goats, chickens (running free so please leash dogs!), two cats and a dog named Beulah. We have a greenhouse and vegetable garden, a pond for doggies to go swimming, and a lake across the street. There is a full-service recording studio on the premises as well as a fiber arts workshop space. The wool from our alpacas is shorn and hand-spun into winter accessories. In June, a vintage clothing store is opening on the property. Check out is no later than noon on Sunday as there is a weekly yoga class at 12:30. It is donation based and anyone may join. Bring a mat!
Sullivan County was the site of hundreds of Borscht Belt hotels and resorts, which had their heyday from the 1920s through the 1970s. When air travel became more attainable, the area's tourist industry declined and left many camps and resorts vacant. Recently, many artists and small farmers have moved into the area and are working to bring it back culturally and economically. The county is extremely diverse with a mixed population that is similar to that of the South Williamsburg area of Brooklyn. The natural offerings given by this area are prized by residents. There are hikes that will lead you to rivers, waterfalls and look-out points. Lakes are everywhere and offer great fresh water swimming. The Basha Kill wetland is the largest wetland (over 3,000 acres) in southeastern New York and is home to a diverse population of wildlife and plants. Many beautiful and sustainable farms are close-by and welcome visitors. Information can be found in the guidebook.
  • I rented the Dome for my birthday weekend celebration in mid November. As someone who has never camped before, I didn’t account for how cold the weather would be in November. As my birthday weekend approached, we learned that there would be an artic blast blowing through that very weekend. I messaged Josh a couple days before to see if the Dome would be able to accommodate the additional space heaters we wanted to bring to help combat the cold; not only did Josh reassure me the Dome would be able to accommodate the additional space heaters, he even surprised me by offering us one of his bungalows to stay in as well in case it was too cold in the Dome! It was super sweet and thoughtful of him to offer. We did end up spending most of our weekend in the Bungalow as it was indeed very cold outside. My friends ended up using the Dome to hold a surprise birthday event. Hands down my best birthday to date and it was all made possible thanks to this amazing Airbnb space Josh has created!

  • Joshua was such a wonderful host! The property alone is incredible with an amazing laid back vibe. The place is full of cute decorations, it's the perfect place to get away and enjoy nature and relax. The dome was such a cool experience to stay in for a few nights. It does get a bit chilly inside so bring extra blankets although he does provide some as well. Looking forward to staying again one day!

  • Joshua was an amazing host and the property was SO SPECIAL. I, along with group of 30+ friends and family stayed at Joshua’s place for my 30th birthday and it was a life changing experience for most! The property has so much to offer and is truly glamping at its best. We cooked together in the outside kitchen, incorporated greens from the garden into our meals, enjoyed the spring fed swimming hole, made s’mores over the fire pit and fell in love with the cedar hot tub under the stars! I couldn’t have asked for a better weekend in nature. There are just so many gems and surprises on the property including a shop in the barn with the most beautiful clothing made from the alpaca wool, the cutest animals who became our friends, and even two gorgeous recording studios!! HIGHLY RECOMMENDED!

The three of us stayed in the Geodome, which was an incredible experience, but all of the properties are so charming and definitely worth checking out in the future. Josh was incredibly hospitable and our 4yo son fell “in love” with him – thanks for letting him feed the animals, Josh! Overall, the Outlier Inn is definitely worth the experience.

    1953 Spartenette Trailer located on Outlier Inn Recording Studio in the Catskill Mountains! Sleeps 4. Two twin beds and one full bed. There is running, potable water in the kitchen and bathroom sink and shower. The toilet does not function but there is a nearby outhouse. Trailer guests are invited to use the nearby outdoor kitchen for their cooking needs. We are located on a farm in beautiful Sullivan County, close to Bethel Woods, the Catskill Park, Neversink Unique Area and Sam's Point. There are many animals on the farm.   • The second time at this magical spot and just as amazed as the first. This time around we stayed in the RV that is in such great shape! It’s wood interior is such a beautiful mid century modern design. It very nicely decorated and actually offers so much space! The property alrtogther was beautiful this time of year. And full of nice and open people. Defnailty a great place to escape the city or get together with some friends ! We will be back.

  • We had a great stay in the restored Spartan trailer. It was cozy and the weather was cool during our stay in these late August nights. The only drawback was the mosquitoes, but as long as you remember bug spray you should be alright. This space is most definitely a communal one, but each place is far enough apart to allow enough privacy for you and your guests !

    Less than a two hour drive from NYC. A well equipped private retreat in a quiet wooded location with lots of outdoor recreation area. Just two blocks from a lake, close to Bethel Woods, Monticello Casino and Waterpark.
    Very quiet location surrounded by trees. Lots of birds and a pair of very friendly chipmunks visit during summer. Large outdoor deck for entertaining, star gazing from the hot tub or relaxing in the sun. Large back yard with fire pit for smores memories.
    The cabin is located in a quiet lake community. Outdoor activities are swimming, walking around the lake, hiking the wooded trail to the hidden reservoir, biking and kayaking. Bethel Woods entertainment center and the casino are both about 5 miles away. There is a great restaurant within walking distance or hop on the bicycles (2 provided) for a short ride.
  • This was my first Airbnb and it exceeded my expectations. John is an incredible host that often went above and beyond to make sure our stay was wonderful. His home really did feel like my home away from home. It’s also very awesome that dogs are allowed -all types of dogs! Even my pit bull. His house is full of positive messages and we were greeted with a bottle of wine at check in! Thanks again for everything John and for letting us checkout late!

  • John was an excellent host. He had some great suggestions on things to do as well as restaurants. The house was exactly as the pictures show. It was nice and cozy which was exactly what we were looking for. The hot tub was perfect on a cold February day as well. My only suggestion for anyone else renting is if you are planning on cooking any meals to bring your own tools. There was some provided but they were old or inefficient for us. There were plenty of wine, martini glasses and coffee mugs but nothing for water or if they did it looked old and dirty.

  • John is a wonderful host. He picked us up from the bus stop and was very accommodating to our arrival time. He even picked picked us up and took us back to the bus stop at checkout - saving us multiple taxi trips! He EVEN brought us bacon and eggs one morning because the local grocery store was closed. Responded almost instantly whenever we had any questions. The hot tub was amazing under the stars and snow. We saw multiple herds of deer wandering the backyard during the 3 days we were there. The wifi and TV worked perfectly (easy to access netflix/hbo/hulu/etc.). Kitchen was stocked with basic necessities. We will definitely be back :) Things to note - Uber/Lyft DO pick up in the area, but the 2 times we tried to get a car the apps said it would take 20 mins for drivers to get to us. And as of this date, you can't schedule pickups in advance. So make sure you bring ALL the supplies you need if you don't have a car (i.e. food). Especially in winter, because the closest market is a 20 min walk (and it was closed when we got there).

    Come spend the weekend at our comfortable and cozy lakefront cottage tucked away in a serene country setting less than 2 hours away in Neversink, New York. Get away from the busy city life and relax in our beautiful retreat. Wake up with a cup of coffee to a peaceful morning on the deck overlooking Lake Paradise.
    This quaint 1950’s 2-bedroom cottage is less than 2 hours away from New York City. Modern furnishings and conveniences include fully stocked kitchen, oven, microwave, washer/dryer, barbecue grill, wi-fi and plenty of board games. Both bedrooms have full-sized beds with memory foam mattresses that will cradle you to sleep. There are plenty of beautiful hiking trails all over the place!
    The cottage is located in the small town of Neversink, located at the foot of the Catskill Mountains, in between the towns of Liberty and Grahamsville. There is a general store about a 5 minute drive away that has a deli, gas and a mini-grocery store that sell local goods such as honey, coffee and soap. The nearest full-sized grocery store, drug store, and restaurants are 15 minutes away in the city of Liberty. Plenty of birds, including several bald eagle sighting, families of beavers, ducks, geese, squirrels, chipmunks, and deer! Hiking is available pretty much anywhere, from right outside the front door to select areas in the Catskill Mountains less than 5 minutes away. Catch amazing waterfalls throughout Catskill Park. Both the Neversink Reservoir and the Roundout Reservoir are about 3 miles away where you can fish and even kayak. There’s plenty of fly-fishing on the Willowemoc and Beaverkill Rivers. In the winter, ski at Hunter Mountain or Mohonk Mountain, both are an hour away. Attend concerts in Bethel Woods, the original site of the Woodstock festival! Play your luck at the nearby Monticello Raceway and Casino and the new Resorts World Casino, around 20-25 minutes away.

  • The serenity and silence of the area around the home is beautiful. Patrick’s place is both quaint and homey. Lots of board games, darts, and books for entertainment. The view of the lake matched with the mini waterfall that can be heard inside one of the bedrooms was amazing. I would love to come back again in the Summer to enjoy the outdoor amenities. Overall an awesome place to stay.

  • I really enjoyed my stay at this Lakeside cottage . It was very comfortable, Patrick was very quick with responses. And it was a nice quiet area for relaxation. Although it is right off of a country road there are very few cars passing by. I’m looking forward to visiting again during the warmer weather and making more use of the outside amenities.

  • This is a great spot. We enjoyed watching the lake partially freeze and thaw. The heat was great, and the bed super comfortable. Especially loved the sounds of the waterfall creek outside the bedroom window. The kitchen worked well for us, too. Overall the place is cozy and quaint and a great value. Patrick was super fast to respond to any questions.

  • This cottage on the lake is definitely peaceful, relaxing, and cozy. The space was perfect for doing yoga, reading, and cooking. Although I can imagine there are many benefits to staying in the summer; it is a lovely little spot for the winter. It was very clean and the host left thoughtful touches which made the space feel welcoming. The cottage is close to little towns such as Callicoon, Narrowsburg, and Livingston Manor.

  • Attention to detail is the best way to describe my experience at the lake house. From the ground up this place feels like everything was well thought out. The kitchen is magnificent, modern appliances and well stocked. Natural light just poured in from the many windows, which offer an excellent view of the lake and surrounding nature. On my last morning I watched an otter scamper across the ice before diving into the water,followed not too long after by 2 bald eagles flying overhead. This is really a Beautiful place.

It has a well-equipped kitchen; we only did breakfast there, but there were enough pots and pans if someone needed to cook meals. Two bathrooms made it much easier. Kathy and Badal are amazing hosts, very kind and thoughtful. They were both clear in their communication and always responded in a timely manner. We enjoyed our stay there.     This charming, private guest house used to be the Rolling River Café, converted into a cozy space with a pellet stove, a queen bed upstairs and a futon downstairs. Perfect for 1 to 4 guests, such as 2 couples, 3 friends, or a family of 3 or 4. It is private - no sharing with any other guests. It has an open floor plan on both floors.
    Our comfortable guest house is a real treat! Both upstairs and down have an open floor plan. There are no bedroom doors. We have thick, opaque surround curtains around the queen bed upstairs that block all view. Located in the beautiful Catskills along a year-round river, 1 1/2 hours drive from New York City. Come and stay in a lovely historic house by the river and enjoy the nature and amenities. It is fully equipped for a nice vacation with lots to do in the area. Whether you are 1 guest or more you get the whole house to yourself - you won't share with unknown guests. This space was the Rolling River Café for 10 years. We are moving our kitchen to the Upward Brewing Company in Livingston Manor, so we converted the restaurant into a guest house, with a cool commercial kitchen, funky and fun! We have a queen bed upstairs and a futon downstairs, accommodating up to 4 guests comfortably, with a half bath downstairs, & bath with shower upstairs. The house has a fully equipped kitchen, a movie screen on both floors to watch a lot of DVDs which are supplied, and wifi (no cable TV). A nice pellet stove in the living room keeps the place warm in winter. In the mornings, enjoy a continental breakfast supplied for you with coffees, teas, cereals, milk & juices. In the summer outside we have a charcoal grill and picnic table for a riverside barbecue. We have air conditioning. Check-in time is 3:00 pm. If you want to check in before then, please just let us know. Check out time is 11:00 am. If requested, later may be possible. There are many activities for a perfect vacation. We have a nice 1.5 mile walk on a Rail Trail in Parksville, a live music venue just 2 city blocks away on Main Street called Cabernet Frank's. In a 5 minute drive on Route 17 west is Livingston Manor, with the Catskill Brewery and great shopping, and the Catskills Art Society - a renowned art gallery. We are 20 minutes from Bethel Woods Performing Arts Center. We are 10 minutes from Monticello Casino and Raceway and 15 minutes from Resorts World Casino. We are close to the Willowemoc River for the best trout fishing ever. Close by is an educational New York State trout hatchery, Hunter Lake for motorboating, for camping and swimming Mongaup Pond State Park and Neversink Reservoir for rowboating and fishing. Other things to do in the area are horseback riding at Bridle Hill Farm or Sonoma Falls where there is also a cider mill & country store, hiking, camping, antiquing, yoga classes at Just Breathe Yoga, visiting art galleries such as Catskill Art Society and Liberty Art Museum. In wintertime cross-country skiing, snowmobiling, and ice fishing. Holiday Mountain is a small family mountain 15 minutes away. Belleayre and Plattekill are 1 hour away for nice downhill skiing. These other places you shouldn't miss: wineries BashaKill and Eminence Road Farm, shops in Livingston Manor: Morgan Outdoors, Willow & Brown, Main Street Farm, Brandenburg Bakery, Catskill Brewery and The Delightful Place. In Roscoe take a tour through the Prohibition Distillery. Enjoy the lovely rural surroundings.     Our neighborhood is the little hamlet of Parksville. This hamlet was thriving when the O & W Railroad ran through it, but had an economic downturn since then. But there is now a music venue called Cabernet Frank's, and there will soon be a coffee roaster and an antiques auction house on Main Street. It looks a little like a ghost town, but is very walkable and fun to see the historical corner pharmacy where Steven King filmed a scene for his HBO movie "Bag of Bones," and there is a serene 1.5 mile Rail Trail along the river. Not a long drive west from Parksville is lovely Livingston Manor with interesting shops, a bakery, a brewery, a local grocery store, and a beautiful school on the river that runs through. And 5 miles distance are all amenities like grocery, hardware, bank, liquor store, tailor, pet supplies, etc.

  • This place was magical- exactly as described, immaculately clean with a pellet stove that was perfect for a 16 degree night and a big, soft warm bed. Kim was responsive to all my questions (I had no idea how the pellet stove worked) and there was plenty of privacy. The kitchen looked amazing too (former cafe and restaurant), but I was only there for a night and didn't get a chance to try it. The town is pretty enigmatic too- several abandoned businesses and houses when you first get into town.

    You enter the cabin through the front door that sits on a wooden deck. This is the spot where you will most likely spend hours sipping on your morning coffee as well as enjoying a cold Catskill Brewery beer watching the sunset after a day of adventures. From here you step straight into the livingroom that makes you feel like you are deep in the woods. The wood cladded walls creates a warm atmosphere where you can feel like home. The livingroom connects with the kitchen where the minimalistic and clean design makes you wonder if the catskill is actually located in Scandinavia but the local supplies sitting on the shelves will bring you back home again. The cabin has one bedroom with a queen bed made with high quality flannel bedding from Lexington Company. The newly renovated bathroom connects to both the livingroom and bedroom and has all the amenities you need for your nature retreat. The Cabin has a new full kitchen filled with essentials for the simple life. Cooking stove, small fridge and freezer and a spacious apron sink. The shelves and cupboards has well selected glassware, service ware, cutlery and tools for cooking as well as baking. When furnishing the cabin we got really excited about all the beautiful enamel ware we found in antique shops and thrift stores - there's nothing like enjoying a cup of coffee in an enamel cup on a deck over looking the mountains. Oh and we stock great coffee for you at the cabin! We also have the essentials such as local honey from the Catskills, oats, tea, olive oil, salt & pepper etc. Anything else you need through your stay you can find either in the local markets just a 2 min drive from the cabin or on select farms around the area. After a long day exploring everything from a hiking to a secret waterfall, a local smoked trout sandwich, alpaca petting and tasting all the different types of beer that the Catskill Brewery offer its time to sleep. We have done everything we can to create a comfortable space for you. Change into the comfortable robes that's yours for the stay and feel like home. The dark flannel bedding helps you sleep long nights and the walk in shower will wake you up in the morning and get ready for new adventures.

The location to the town could not be any better and if you’re a beer lover all you have to do is walk down the driveway to the amazing brewery. You are fairly close to the other Airbnb but it does not feel like it one bit when you’re in the cabin. You’re in a secluded little nook that feels very private. Definitely would go back!

The cabin is very cozy, well decorated, and conveniently located with enough privacy from surrounding homes/road while also being very close to Livingston Manor’s Main Street. Tom and Anna provided us with many recommendations for food, grocery, and activities- all of which we took advantage of during our trip. We enjoyed being walking distance from the brewery and just a short drive from many hiking spots in the area. The house was perfect for our little getaway which was conveniently located close to restaurants and about 15 min away from kartrite indoor Waterpark and resorts world casino. The house Exceeded our expectations with its cleanliness, stocked with goodies , and all the necessities we literally wouldn’t of have to bring much. The house even included a bunch of fun toys and activities for our 2 year old daughter. Super safe environment for those also with small children.   • The house is a part of a small community located adjacent to a private lake (~200 feet away). Alan was incredibly responsive and thoughtful even when I was only preparing for our trip upstate. When we got there in the evening, he had already warmed up the place and turned on the lights to prepare for our late arrival. The place was stylish, clean yet warm and cozy. I have three kids with me, and they instantly changed into their PJs, except when they wanted to play on the frozen lake. The beds were comfortable, and the kitchen had everything we needed. The washer and drier were there, as well as a key to a boat, and life preservers. I can't wait to visit again in the summer. It's located 7 min from Adventure land, 40 min from Kartrite indoor swimming park, Holiday ski resort, and all sorts of trails and rivers for fishing. AMC movie theatre was also nearby, when the kids felt too tired to play outside. All in all, the house and its host made it a memorable weekend for the entire family and my daughter's friend. Definitely going back!

  • My family and I had an outstanding time this past weekend. Chris was such a great host and went above and beyond to welcome my family. We had a baby traveling with us so Chris let us check in a little early Friday afternoon, which helped out more than anyone could imagine. When we arrived, there was a bag of fresh cookies from the local bakery as well as fresh coffee beans which we enjoyed. Overall, every aspect of this house was incredible.   • This was a great home for our getaway weekend in the Catskills! It was super stylish, had a great kitchen and seating, lots of comfortable lounge space for us to relax, and super comfortable beds! There were also huge windows all throughout the house so you felt like you were in the middle of nature, which was really nice and peaceful. and if you're not in the mood to cook, it's a 5 minute walk from the Arnold House which was a nice change up for dinner one of our nights. Chris was also very responsive, messaged to check in on us on our way up given an incoming snow storm, and even got the house ready for us early. Highly recommend this spot!

Watch the sun and moon rise, see stars and hear birds, explore cherry and apple trees and gaze at the Shawangunk Mountains in the distance. There are two cleared areas one next to the home and one overlooking the property a short walk up. Old stone walls and trails throughout the property makes for a great escape getaway. The home is in the heart of the Catskills--under two hours north of New York City. Nearby you will find Hurleyville Market,a cozy country market for great coffee and local organic products. Lace up your shoes and go bowling at Kiamesha Lanes, take in a class or film at the Hurleyville Arts Centre or tinker and create at the Maker’s Lab. We are less than ten minutes away from Stagedoor Manor and approx twenty minutes from the Center for Discovery. We are surrounded by some great hiking spots in the Catskills, including Verderkills Falls and the Ice Caves.
    White House is on an unpaved country road on Bow Tie Hill in the Loch Sheldrake area. This is the Catskills, so cellphone reception is spotty. Use Google Maps—and drive slowly. There's sledding and skiing in the winter, and hiking in the summer.
  • This was maybe the best air bnb we’ve stayed at. The house was Perfect for our needs - six friends getting out of NYC for NYE. Although it was very cold and very Icy, we made ourselves right at home with plenty of blankets, fire wood, games, and cooking in a very well stocked kitchen. They even had a waffle Maker which we loved! Truly very thoughtful and communicative. The single beds were super comfortable but the double beds could use an upgrade. Definitely would love to stay again when we can utilize more of the outdoor space - there’s a fantastic fire pit in the back and a dart board!

  • Bow Tie Hill made our birthday weekend getaway all the more special. The house was private, beautifully decorated, with the stylish living room and kitchen being the stars. The view is amazing and we were stuck looking at it for our entire stay, especially after waking up and walking down the hallways from the bedroom to see it. The house has all the amenities to make it truly feel at home, there’s even a waffle maker! Shterni and Motti definitely made us feel at home, clearly communicating with us and even leaving a bottle of wine for us to celebrate.   • We had a fantastic time at Nick and Nelly’s. Communication with Nick was great. He gave us lots of great recommendations of what to do in the area. Nick even went out of his way to make sure there was kids’ shampoo and soap in the bathroom without my requesting it! The space was great for our needs. My kids loved the backyard swing set, hammock, and all the other kid related stuff like crayons, coloring books, games, and outdoor water toys etc. The deck was great for relaxing. The beds were large, comfy, and soft. The kitchen was fully stocked with all the basics and we were told to help ourselves to anything in the kitchen and throughout the house as if it was our own. The space is currently being updated, so there was some contact paper on the floor by the newly redone bathroom that we were told about in advance. If you’re looking for hotel perfect space, this isn’t it. This is a cottage in the Catskills so there are bound to be various little bugs making their way inside at times. The cottage was clean, cozy, inviting, and we had a great stay! We would definitely come back!

While not super luxe, it is comfortable, clean, and charming. The house provided a great home base for us, but the much of the value we got came from the vast local knowledge that Nick shared in advance of our trip. It made it easy for us to plan each day and really get the most out of our Catskills vacation. She was very quick at answering any questions I had and I could feel she genuinely wanted us to enjoy her home. Everything was spotless. Nestled quaintly in the woods and minutes from just about every local attraction, including the original Woodstock grounds. Kitchen was spacious and easy to maneuver. The living area is nice and open, central to the whole house with super comfy couches. The fireplace can be a little finicky, make sure you read the instructions the Melissa left in the welcome packet. My wife and I highly recommend taking some time to walk around the huge property, as there's lots of little spots outside the house to just take it all in! We can't wait to go back!

  • All around amazing experience. The cabin is exactly as described, really cute and very clean. Well equipped kitchen as well if you want to cook a meal at all. The fire place was so nice to have and very easy to light. Melissa thought of everything, she was so easy to reach and very accommodating. My husband and I were staying over New Years and Melissa went out of her way to make sure we knew about the local places to visit that would be open. She recommended a restaurant for New Year’s Eve dinner that was really good. I’d highly recommend staying here, we can’t wait to come back!

  • We stayed at Willow House Cottage with our two young children. Lovers of old homes and antiques will enjoy the thoughtful interior, which along with being beautiful perfectly suited our needs for the week. On the property we explored the koi pond, roasted marshmallows in the fire pit, made a salad from the garden, lunched under the vine-entwined veranda and hiked the trail that begins at the property’s edge. The beauty of this region in autumn cannot be overstated. Stunning! Activities we did within 30 minutes: Mountaindale Park (playground and swings) Hurds Family Farm (Fall festival) Catskill Mountain Railroad Minnewaska State Park Without traffic the city is about 90 minutes away — not bad! We went in for one day. Two fantastic restaurants on Main Street: High Voltage Cafe (ask about the wooded creekside area out back, complete with hammock and tables) Ba & Me, easily our best meal all week Paul was communicative and generous. We only met briefly but got a sense for his creativity and style through the property design, the beautiful old Volvo’s on the grounds and the unique artwork on the walls. Pack your rain boots, expect wildlife and enjoy the perfect Catskills getaway. We will be back!

  • Paul’s place is a perfect place to escape to. We stayed for 2 weeks and we had an amazing time. The cottage is fully equipped and had plenty of space and privacy for a full family and was very clean. The garden was beautiful and we loved the accessibility to the lake and town. It is a quiet and quaint little town with a few lovely places to eat and shop at, but we also loved the ease to access to the Minnewaska state park, Ice caves, Ellenville, New Paltz, Woodstock and other surrounding towns for incredible climbing, hiking, biking, running, restaurants and shopping. Paul was responsive and very hospitable, offering local tips and assistance when needed, but leaving us alone on the couple of days our stay in the cottage over-lapped with him being in his house. We would definitely stay there again for a weekend or for weeks at a time.

  • Paul's cottage is so cozy, clean, and comfortable. We were in the Fall during a pretty bad storm, but we still had a beautiful, relaxing time surrounded by nature. We definitely plan on coming back during the summer to take advantage of the nearby trails and lake. Paul wasn't around, but he responded very quickly to our emails and arranged to have his very warm friend let us in and orient us to the cottage. There isn't too much in the immediate area, but there's a fantastic Vietnamese restaurant a five minute drive away that we ate at both nights we were there. And there's plenty of great hiking, restaurants, and other attractions within a 20-40 minute drive away. Thanks for a fantastic time, Paul!

    Off the beaten path in a quiet lake community, our Catskills cabin is steps from the Forest Reserve at Smallwood, home to picturesque waterfalls and a blueberry-edged dog park. You'll catch daily deer sightings from the cabin's gazebo or sun room, and can enjoy events at the Bethel Woods Center for the Arts, just 5 miles away (aka Yasgur's Farm, home of the original Woodstock!). The cabin is perfect for disconnecting in peace, and is a quick drive from charming Catskills' shops and restaurants.
    You’ll know the second you walk in that the cabin was carefully crafted as a getaway from city life, with cozy paneled walls and warm wood planks running throughout. However it has been thoughtfully updated for modern life, and is a great launch pad for exploring the Catskills. The living room has a leather sofa you will love curling up in, and a dining table that easily seats six (and is perfect for jigsaw puzzles and board games!). In addition to gas heat, there is a cozy fireplace with a stack of wood provided (please let us know if you're new to making fires, we can help!). The FIOS internet is lightning fast and the Roku TV can connect to all your favorite streaming services. Off of the living room, you'll walk into a light-filled sun room, filled with seating perfect for conversation, reading or contemplation. The master bedroom has a queen-sized bed with a Tuft & Needle mattress and a walk-in closet. The closet also houses a 32-inch Roku TV that you can easily plug in for some bedtime movies. The room is simple and serene, overlooking nearby trees and the occasional deer passing through. Down the hall, you'll find the guest room with another queen-sized bed with Tuft & Needle mattress. Vintage windows provide a treescape and allow light to filter in from the sun room. Fall asleep to the white noise of the brook across the street and wake up to the sound of birds chirping. The third bedroom is furnished as an office with a futon sofa that is convertible into a double size bed. The office is completely ready for working from home, with an extra monitor, keyboard and mouse available to hook up to your laptop (you must bring your own computer!). The master bathroom is situated between the bedrooms. It has an awesome 50s vibe with aqua mosiac tile floors, and also features a great showerhead that provides excellent water pressure. The second bathroom, a half bath, makes this a convenient getaway for 3-4 persons, and is located right off of the kitchen. The kitchen is richly rooted in the 70s, but is equipped with everything you need to make a full meal. Additionally, you'll find a gas BBQ grill in the gazebo, which you can easily pull onto the patio to cook up some brats or corn. Back inside, we have a lovely breakfast nook that is perfect for enjoying your morning coffee, and is well-stocked with cookbooks in case you are seeking culinary inspiration. Seltzer lovers will rejoice to see our SodaStream :) Outside the cabin, you can't miss the screened-in gazebo, a great spot to enjoy the breeze without the bugs. If you stay more than fifteen minutes, you'll likely be greeted with a deer passing through!

Outdoor enthusiasts will enjoy numerous local hiking trails and we're just 25 minutes from popular areas such as Mohonk Preserve, Sams Point, Minnewaska. A hobby farm on-site, animal lovers can visit with our goats, sheep, chickens, apiary and of course, local wildlife!

I am a host with over 30 years of career experience in the healthcare field - I understand the importance of infection control and personally guarantee our dedication to your health and safety during this troubling time! * New additions Nov 2019: new mattresses, new pots and pans, new WiFi booster, newly renovated bathroom There's nothing with more rustic charm than an Aframe (at least we think so!) And we certainly pack in a lot of charm to this perfect 600 square foot chalet. The Aframe is all yours - it is not a shared space. It has its own private entrance, and has a "transition room", which separates the Aframe from the main house. The Aframe is a completely private guest wing attached to the main house, with a living room, eat-in kitchen, and a loft with two full-sized beds. The bedroom comfortably sleeps two - four and a full sized pull out couch in the living room can sleep up to two more. The loft beds are cozy, and you wake up with a spectacular view out the front window. (Please note that the loft is a semi-private sleeping space with beds on either end of same loft space, with curtain divider) Beds have all new pillows and sheets with one feather mattress topper and one foam mattress topper for extra comfort. There are so many details to mention...the wood-burning stove, wraparound deck, original wide-plank wood floors, slate tilework in bathroom, and skylights in loft, kitchen and bathroom. The area is perfect for outdoor enthusiasts. Numerous countless hiking trails within minutes and Catskill Preserve trailheads just a short drive away. You can get to the infamous Blue Hole, among other local watering holes in the summer for a quick dip on a hot summer day. Also a short drive to the beautiful Mohonk and Minnewaska Preserve. You're a 10 minute drive into town for groceries, restaurants and local theater (Shadowland Theatre). We are animal lovers through and through and so if you enjoy nature but ALSO enjoy animals, this is the place for you! We have three rescue goats and a sheep (we'd love to tell you their story - so please ask!) as well as chickens (also rescues). We would love to have you meet them, hang out, give them treats if you'd like. Grain is provided. If you wouldn't like to (it's OK - we get it. Goats aren't for everyone) they are on the far end of the property, so they will not affect your stay. There is also an apiary on-site that you can visit and learn about beekeeping. You are guaranteed to see a variety of other wildlife (friends call me "Snow White") such as deer, rabbits, chipmunks, hawks, eagles, owls, woodpeckers and the occasional bear. Don't get me started on the birds! So many to see and we have dozens and dozens of yellow finch and hummingbirds in the summer! The wraparound deck with seasonal water views is great for lounging (during warmer months - we put furniture away in the winter) and outdoor meals. We love the area and we hope you do too!
    We are about 90 minutes from both NYC and Albany and 35 minutes west of New Paltz. The house is on an 8 acre parcel that is surrounded on three sides by preserved land. You can easily hike the property and there are hiking trails just minutes away that lead to beautiful waterfalls and swimming spots. The views and access to the reservoir are a real perk and there is an eagle nesting ground just a few miles away where you are almost guaranteed to see a bald eagle or two, In the spring, you can watch the newly hatched eagles poke their heads out. It's amazing!

We highly recommend staying in her beautiful and quaint A-Frame— it’s the perfect weekend getaway. It’s cozy but there’s plenty of space, and dog friendly, which was a huge plus for us! We were able to cook all of our meals in the kitchen, enjoying sitting on the deck with our morning coffee and were invited by Meagan to join her Goat hang and hike airbnb experience which was so much fun.   • Pulling up to the A frame, I knew I had made the right choice for a quiet weekend getaway. The loudest noise was the wind in the trees and the rush of the stream that runs through the property. The cabin smells pleasantly like old wood and wood smoke. It's like staying in a family's small, well-loved and well-tended cabin in the woods, which is exactly what it is, albeit attached to a grand farmhouse! As an animal lover, I was so charmed by the chicken and goat friends I was able to make during my stay. As a cook, I was delighted by the well appointed kitchen, with mixing bowls, several pots and pans, cutting board, colander, grater, just about everything I needed. Don't expect a sterile, untouched environment. The floors are nicely worn, the couch and chairs soft and well loved, video entertainment options include some truly great VHS gems (Indiana Jones trilogy! Star Wars! Muppet Show!), and in general the place feels delightfully lived-in and warm. I like to try out different places for my weekend getaways from the city, but this is one place I will probably keep returning to!

    Due to the covid 19 virus and in an effort to support our community and be safe, we are not taking reservations at this time. Stay safe! This is a quaint county cottage set in the Catskills located in Smallwood NY. This is a small home 900 square ft. 2 bedrooms, one with a queen and one with a pull out. All are welcome including pets, therefore you may find evidence of pets. Keep in mind if you have allergies to pets. The goal is for you to relax in the Catskills and enjoy 😊
    You’ll find a large soaking tub to relax in. No jets just a very large jucuzzi tub, so bring your bubble bath! Please do not have more than 2 people at a time in the tub. We also have two outdoor decks to use in the warmer months
  • This cottage was perfect for our Valentines weekend getaway. There were dozens of artistic and personal touches everywhere. The bathtub is huge and perfect for couples. The bed was amazing and so comfortable. We really loved this place and wished we could have stayed longer. Christine is an excellent host and provide tons of local tips and ideas for places to eat, ski and snow tube.

  • Christine was a perfect host! Every conversation we had was delightful. Her place is quaint! It is like being at Grandma’s Cabin in the woods. The house was a perfect size for the 3 of us. The kitchen is a nice size (there is a mini fridge) full size stove, air conditioning (but we didn’t need it) close proximity to the lake (which is beautiful). Christine left us directions to local eateries and shopping. Check in was a breeze. There is a washer and dryer on premises. Full size bed in one bedroom, twin in the other. The dining table is big and can seat 4-6 comfortably. This house is by no means perfect, it is an older house that is a work in progress. All work that has been completed is updating the house while keeping its charm. Abundance of deer in the area, Bethel Woods and the Lake are absolutely beautiful. We have already booked our stay for next year! Easy, fast access to the shows at Bethel Woods. We enjoyed our stay! Thank you Christine!

    Serene country home in the southern section of Catskill Park, a 600k square mile nature preserve. This property is situated on 150 secluded acres with views of the rolling foothills of the Catskill mountain range. In addition to the four bedroom home, there is a 130 year old barn with an entertainment area, kitchenette, bathroom/shower and a 60x20 pool. The farmhouse has a fireplace and three separate downstairs sitting rooms. A magical place to get away and only 2hrs from NYC!
    The expansive property has a set of hiking trails, a small "par 3" golf hole, an oversized swimming pool with views for miles. The property is in close proximity to the following towns: 15 minutes to Liberty 30 minutes to Accord 30 minutes to Livingston Manor
  • We had a great time staying at Holly’s house. As described, the house was spacious with thoughtful touches. Because it’s on the top of the hill, we enjoyed a beautiful view with privacy. We’d love to come back to the summertime to stay again!

    very light and airy. a real rustic charmer with more modern bathroom and up to date decor. Beautiful stone fireplace for those cozy nights by the fire on a chilly night.
    Quaint cabin in the middle of smallwood. A picturesque community with Cabins built in the 1920s -1940s.
    The community has its own beautiful lake, tennis courts, baseball fields. It has a beautiful stream leads to a breathtaking waterfall, all within the community. there are walking trails, and a dog park (gated), and beautiful trails for hiking.

    We are 7 miles NW of Ellenville in the Catskill Mountains. Our property is 53 acres of woods, fields and a cascading stream called The Good Beir Kill. Our BnB is a semi-detached structure.It has its own entrance,kitchen,bath ,bedroom, and living area. Our house is a combination of old and new. We combine an 1840’s farmhouse with a new post and beam barn like building.Come and enjoy local restaurants and hiking trails. It’s beautiful country, restful and stimulating.Take your pick.
    The BnB is entirely yours to enjoy. It is a fully equipped semi-detached structure, with its own kitchen,bath, bedroom, and living area.
    We are on 53 acres, you are welcome to wander. The steam is close to the house just past the edge of the woods, and is quite beautiful.Hanging Rock Falls is just a couple of miles down the mountain. Sam,s Point Preserve is just across the Valley. There are winery and distillery tours available through a local restaurant ( Aroma Thyme Bistro) , or you can explore on your own.The Catskills are right out our door, 2 hours from the city.

  • This was our second stay at Alana's place -- first was in May, 2019 -- and it was just as satisfying. So peaceful there -- we slept the way we never do in the city. And really nice touches and amenities throughout -- for instance, the huge, new bathroom. And Alan himself is just great -- responds quickly, warmly, accommodatingly. We hope to be back regularly.

  • Very clean and comfortable place! We enjoyed our time at Allan’s and appreciated the space. In addition to the sleeping area, there was a small living/dining area and kitchen. We also enjoyed the short walk to the creek in his property. Would definitely recommend and stay here again!

  • What a beautiful guest suite. It was a barn-like house and everything was new and clean. We didn’t get to stay that long but we really enjoyed it. Alan was very responsive and met us at the apt even if we got there so late. We didn’t really get to explore the area, but it looks like it would be a good area to do a hike

  • Alan's apartment is a wonderful place to sneak away for the weekend. It is separate from the main house (which is amazing) so you have your privacy. The modern renovation mixed with the traditional furniture is very welcoming and comfortable. I really appreciated the accessible shower, even though i don't need it, it is very thoughtful. There is a nice little path that leads to a stream in the back, and the wildflowers around the property make a nice setting. Overall a great place to stay, and I hope to be back soon.
