The Space

"Vila Besida" - where you will come to your senses
A luxuriously refurbished stone house “Vila Besida” for peaceful and inspiring vacation situated in an Istrian village Peruški.

FIRST GUESTS
"We have spent most summers in the past decade at Villa Besida, observing how this family has lovingly restored and developed the house, with exquisite taste. There is nothing more perfect that the evening view from the terrace. The village is on the south-east coast of Istria, with the more touristic areas a short drive away. Perfectly suited to our family, which includes two children now aged 10 and 12. We cannot recommend it highly enough."

ABOUT THE ACCOMODATION
There are 6 rooms at your disposal. One of them is a large room for 2-4 persons with en-suite shower room and there are 5 double bedrooms. Two of them have toilet ensuite, for the rest, there are 4 separate bathrooms available, three with a shower, and one of them with a traditional bathtub as well.
The house has two kitchens and a small living room with an authentic Istrian fireplace. There is also a large living room (7x6m) that can be used as a conference room or for similar activities. Three terraces with a breathtaking view of the Istrian coast are smartly distributed on all levels and sides of the house. Tavern for evening entertainment, a barbecue and a large garden surrounding the house (300m2) where one can relax, sunbathe, play sports etc are crucial elements of a relaxing vacation.

BUT WHERE'S THE POOL?
We tend to be as much Earth friendly as possible.
That is one of the reasons why we have decided to invest our future funds in renewable sources of energy instead of investing in a pool. We believe that one can enjoy nature without the pool and that swimming in the amazingly clear sea on the nearby secluded beaches is a more valuable experience.

WHAT MAGAZINES SAY ABOUT THE AREA
"PULA in Croatia is best known for its unspoilt scenery, wine-making and fishing. That’s if you’ve heard of it at all. (...)

Pula’s ancient treasures include an impressive Roman amphitheatre that now plays host to the city’s film festival every July.
...
The city’s gates, walls and temples are a monumental treat and you can cover them all easily on foot.
Then head for the picturesque main street, Sergijevaca, where you’ll find souvenir shops, pretty bars and restaurants overflowing with locals (...)

No time for hangovers, though. Next stop was the Brijuni Islands, a short ferry ride away. Once a part of Italy, the islands were ceded to Yugoslavia after World War Two.
The stunning port is carpeted with ancient pines and a 1,700-year-old olive tree. The best way to nip around the island is on a golf buggy.

Almost 100 heads of state visited there and Yugoslavia’s leader Marshal Tito made it his summer home, along with stars including Sophia Loren, Elizabeth Taylor and Richard Burton.

There’s a cute tourist train that lulls past 13th Century St Mary’s Church but the main attraction on the island is a safari park full of animals descended from those given as gifts to Tito.

After fun in the sun, naturally we had to finish off with a selection of the finest seafood and wine, washed down with lethal local honey brandy.
The harbourside restaurant Korta finished us off with dish after dish of delicious fish.
The final meal of the holiday was at local restaurant... The owner, a fisherman, has his family serving up a variety of — yes, you guessed it — fish.
Watching the sun go down on the terrace while eating a variety of delicacies, from juicy scallops to raw sushi and brudet (fish ghoulash), then a variety of desserts like homemade cheesecake and our favourite mint chocolate mousse, ensured a food coma and the first decent night’s sleep of the trip.

If you want to impress, then take your loved one to this magical city."

Guest Access

The guests have access to all amenities and areas of the house during their stay except for 2 rooms for staff.

Interaction with Guests

I communicate with guests over e-mail or phone to make sure that everything is going on fine and to check if they need any help. There is always someone who will greet the guests on their arrival and departure. Of course, I am always at disposal if any help or assistance is needed.

The Neighborhood

The neighborhood is a perfect match for someone who wants to be in touch with nature. The village is never crowded and the house being at the end of the village provides a space for socializing with friends and family under the sky fool of stars, mesmerized by the scent of herbs mixed with a fresh breeze from the sea. The location is ideal for both, those who seek adventure in nature and those who want a peaceful retreat, for those who like to take long walks through the woods to the sea, for advanced cyclists and scuba-divers but equally for families with cars who have everything within reach in 15 min driving.

Getting around

A car is a must. There is enough parking space in the yard.

  • When booking over the internet where you get served the best and beatuifullest images, there is always the question before you arrive to the house: how will it be in real? And this house is in real even better than on the images. This old renovated stone house has both - the charme of an traditional and the luxury of a modern house combined with a very distinguished handwriting regarding the renovation through its owners.
On the date of our arrival Goran was waiting for us at the house. We were late because of to much traffic on the roads. Goran and I were in contact through our mobiles (SMS) and he told us not to hurry. When we finally arrived, Goran served us water and wine and then made a tour through the house and its 6 spacious and individual painted rooms (4 of them had their own toilet) and 2 big kitchens and the big livingroom and 4 seperated bathrooms (1 of them was locked) - nobody had to wait for taking a shower.
And not to forget 1 big stone grill outside the house for grilling meat of fish or vegetables.
We were 7 adults and 5 kids - and we had enough space on the veranda attached to the house (actually there were 2), where we were eating breakfast and dinner. A dishwasher and enough dishes made it easy for us on this vacation - no time spended or better wasted in the kitchen for cleaning the dishes by hand.
There is even a small market in Peruški where you can get water, eggs, butter and fresh bread, if you forgot to buy those basics.
The area itself is anything else than a crowded touristic area. The house is situated at the end of the village and the ocean view is great and - it is just beatifully located. The beaches nearby are naturistic and the water fantastic. Our kids were snorkeling all the time - so no problems getting in and out of the water although some used water shoes which made it feel better for them.
We really liked our stay at Villa Beside and I can recommend this location as a top destination in Istria.

  • Great villa! Absolutely huge with 4 bathrooms and 2 kitchens, our extended family had a great week enjoying the location without feeling that we were living in top of each other. Great long table under cover outside to share evening meals. Thanks again Goran, your place was fantastic

  • The Seaside Istrian Villa is a truly magical place. If you have a group of 8+, this house is ideal. Nestled in an authentic small village, there are virtually no tourists.

LOCATION: 20 minutes from Pula. In a town called Persuki. Renting a car or having a driver is a must. If you are in a group, Goran can help arrange a driver. If you plan to travel to other islands, set ample time aside. This villa is not for groups who wish to see all of Croatia, rather spend time with each other and enjoy the surroundings.

The closest "beach" or cove for that matter is one of the best on the whole Peninsula. Each trail to the coast leads to unique outlooks and places to swim. This area is about a 30-45 minute walk and 5 min drive. If you are a runner, it is a great way to start the day ( the run takes you past olive farms, vineyards, lavender fields). BUY OR BRING WATER SHOES.

HOUSE: The house is masterfully decorated and fully equipped with all cooking utensils. Each room is spacious, comfortable, and has a balcony with magnificent views. The outdoor tables all have excellent views of the ocean and can seat many. Be sure to bring mosquito repellent and close your balcony windows!

EATING & DRINKING: When you arrive in Pula or anytime you travel to Pula, be sure to go to kaufland to grab bulk groceries. There is more variety and cheaper than the local market. Also be sure to check out the fish market in Pula to buy fresh fish ( closes at 1:00 PM). The wood burning grill is a great for BBQ's

An absolute must is going to the Silian Wine-house. Their wine has won numerous of awards as well as best wine in Croatia . The owners are very warm and welcoming. This was a huge highlight for our group. Wine is very reasonably priced. Be sure to grab some of their grappa as well! Also ask the owners for restaurant recommendations.

CONTACT: Goran is very responsive and unbelievably helpful with any requests you may have. Also visit the tourist office in Pula and ask for a girl by the name of Maya. She is more than happy to assist with any questions or helpful tips.

A morning coffee on the terrace or an evening drinking wine under a blanket of stars, will surely convince anyone to stay at the Seaside Villa.

Feel free to reach out to me personally with any other questions!

  • I spent with my family my mother's 60th birthday at Vila Besida and we had a truely unforgetable stay at that special place.

Goran and his family welcomed us warmly, showed us around and the house was beyond our expectations. It is even more beautiful than on the pictures, fully equipped, lovingly furnished and the view to the seaside is absolutely breathtaking. Goran is a totally reliable host that is easy to communicate with and very helpful.

I do absolutely recommend this AMAZING place surrounded by beautiful istrian nature. There was nothing that we were missing. And these people are great :). We will be happy to come back one day.

About
We are a family who restored the house the way that will make us and everyone staying at Besida feel even better than at home. We wanted to make it cozy, visually appealing and, above all, we wanted to make it a relaxing and inspiring space. Although we live in central Croatia, we have always loved visiting Istria because its people, landscapes, and magical atmosphere always boost our spirits and help us unwind and enjoy life. This house was ideal because it is situated near the sea, airport, highway and a short and pleasant drive away from almost every Istrian attraction, festival or charming location. We fell in love with the house because it is a stone house that carries the aura of old and romantic rural Istria but with adaptation we added a modern and artistic touch to it with all the necessary modern appliances and carefully decorated interior. Every room has a terrace with a sea view. The air is fresh with a scent of wild herbs. The night sky looks a lot better than even the most precise HD presentations of stars. People coming from towns and light polluted areas could not believe we were standing under the same sky.
