"We have spent most summers in the past decade at Villa Besida, observing how this family has lovingly restored and developed the house, with exquisite taste. There is nothing more perfect that the evening view from the terrace. The village is on the south-east coast of Istria, with the more touristic areas a short drive away. Perfectly suited to our family, which includes two children now aged 10 and 12. We cannot recommend it highly enough."

ABOUT THE ACCOMODATION
There are 6 rooms at your disposal. One of them is a large room for 2-4 persons with en-suite shower room and there are 5 double bedrooms. Two of them have toilet ensuite, for the rest, there are 4 separate bathrooms available, three with a shower, and one of them with a traditional bathtub as well.
The house has two kitchens and a small living room with an authentic Istrian fireplace. There is also a large living room (7x6m) that can be used as a conference room or for similar activities. Three terraces with a breathtaking view of the Istrian coast are smartly distributed on all levels and sides of the house. Tavern for evening entertainment, a barbecue and a large garden surrounding the house (300m2) where you can relax, sunbathe, play sports etc are crucial elements of a relaxing vacation.

BUT WHERE'S THE POOL?
We tend to be as much Earth friendly as possible.
That is one of the reasons why we have decided to invest our future funds in renewable sources of energy instead of investing in a pool. We believe that anyone coming here can enjoy nature without the pool and that swimming in the amazingly clear sea on the nearby secluded beaches is a more valuable experience.

Guest access

The guests have access to all amenities and areas of the house during their stay except for 2 storage rooms for staff.

Interaction with guests

I communicate with guests over e-mail or phone to make sure that everything is going on fine and to check if they need any help. There is always someone who will greet the guests on their arrival and departure. Of course, I am always at disposal if any help or assistance is needed.

Check it out
When you arrive at Besida, take the time to walk around and evaluate the property. If you have small children or elderly relatives, look for accidents waiting to happen. For example, are there steep or uneven steps? Holes or pits or low beams in the garden or immediately surrounding the property?

Lock up
The safety of your belongings is important. When leaving the property check that all windows and doors are locked securely.

Fire, what fire?
Fires are a major threat to properties. The best way to protect yourself and your family is to be extra vigilant and avoid potentially hazardous actions. During the summer, surrounding grass and plants are dry and extremely inflammable, be careful when lighting any fire.
* UNPLUG THE ANTI-MOSQUITO DEVICE EVERY MORNING TO PREVENT DANGER OF FIRE

* SMOKING IS STRICTLY PROHIBITED INSIDE THE HOUSE.
* OUTSIDE THE HOUSE, SMOKING IS ALLOWED AT YOUR OWN RISK, MAKE SURE YOU USE THE ASHTRAY AND EXTINGUISH YOUR CIGARETTE TO PREVENT FIRE.

* BARBECUE ONLY IN AN OUTSIDE FIREPLACE, AND MAKE SURE YOU HAVE EXTINGUISHED THE LIVE COAL WHEN FINISHED.
* DO NOT LEAVE BURNING CANDLES UNATTENDED.
* MAKE SURE YOU HAVE TURNED OFF THE GAS EVERY TIME YOU FINISH COOKING.

Which way is out?
Should a fire occur in your own house it is highly likely that you would know exactly what route to take by instinct. In your holiday home, this will not be the case. In the confusion of a smokefilled and unfamiliar environment it is possible that valuable time could be wasted taking the wrong route to escape the building.
Take a few minutes to evaluate the quickest and safest route out of the building, avoiding areas with a lot of electrical equipment. Locate the fire extinguisher in the house.

Health tips
Do not bring food into the sleeping rooms - remains of food attract bugs and insects.
For the same reason, please do not leave the dish dirty for longer time, especially when you end your holidays in the villa.

Earth awareness
Please turn the air-conditioning off when leaving the premises.
Do not waste water.

By using your common sense and taking a few precautions, you can protect yourself and your loved ones from danger and hang on to your possessions.

This property didn't disappoint. It is every bit as beautiful in person as the pictures show. What you don't see in the pics is the great little village that it's in. The neighbors are very friendly as is everyone we ran into in Peruski. It's around a twenty minute or so drive into Pula where there's some great tourist stuff to do. Then it's the scenic, winding road back to a quiet and peaceful night's sleep - away from all the tourists. Goran's parents, Borko and Sanja, ended up having to wait on us for several hours as we had a problem with our transportation there. Instead of being irritated, they greeted us with snacks, wine and big smiles. They even gave us a ride into town and helped us sort out our transportation issue. These people bring old-fashioned Balkan hospitality to your trip - something you may not experience elsewhere. Thanks Goran for a very memorable stay!

Was a stunning house to stay in. The hosts were so kind in their contact with us and left us lovely wine and cheese and prosciutto to dine with the evening of our arrival! Very much in the countryside- there were charming small towns in the vicinity which we loved to visit. This house was beautiful, comfortable, and had wonderful views, we thoroughly enjoyed our experience!

We could not be more happy with our stay in this wonderful house. It's a beautiful and huge home, located in a charming rustic village. Our host was extremely easy to work with and our entire stay went off without a hitch. The house has everything you could possibly need and is just spectacular. Strongly recommend!

The Seaside Istrian Villa is a truly magical place. If you have a group of 8+, this house is ideal. Nestled in an authentic small village, there are virtually no tourists. LOCATION: 20 minutes from Pula. In a town called Persuki. Renting a car or having a driver is a must. If you are in a group, Goran can help arrange a driver. If you plan to travel to other islands, set ample time aside. This villa is not for groups who wish to see all of Croatia, rather spend time with each other and enjoy the surroundings. The closest "beach" or cove for that matter is one of the best on the whole Peninsula. Each trail to the coast leads to unique outlooks and places to swim. This area is about a 30-45 minute walk and 5 min drive. If you are a runner, it is a great way to start the day ( the run takes you past olive farms, vineyards, lavender fields). BUY OR BRING WATER SHOES. HOUSE: The house is masterfully decorated and fully equipped with all cooking utensils. Each room is spacious, comfortable, and has a balcony with magnificent views. The outdoor tables all have excellent views of the ocean and can seat many. Be sure to bring mosquito repellent and close your balcony windows! EATING & DRINKING: When you arrive in Pula or anytime you travel to Pula, be sure to go to kaufland to grab bulk groceries. There is more variety and cheaper than the local market. Also be sure to check out the fish market in Pula to buy fresh fish ( closes at 1:00 PM). The wood burning grill is a great for BBQ's An absolute must is going to the Silian Wine-house. Their wine has won numerous of awards as well as best wine in Croatia . The owners are very warm and welcoming. This was a huge highlight for our group. Wine is very reasonably priced. Be sure to grab some of their grappa as well! Also ask the owners for restaurant recommendations. CONTACT: Goran is very responsive and unbelievably helpful with any requests you may have. Also visit the tourist office in Pula and ask for a girl by the name of Maya. She is more than happy to assist with any questions or helpful tips. A morning coffee on the terrace or an evening drinking wine under a blanket of stars, will surely convince anyone to stay at the Seaside Villa. The house is absolutely gorgeous, inside and also the property outside is fabulous. The owners have payed an incredible amount of attention to detail. Everything is exactly how you see in the photos, better in fact. The private beaches nearby are just amazing, such beautiful water for swimming. The hosts were incredibly helpful when checking in, they even took my husband for a drive to show him were the best, more secluded beaches are. They also recommended a fabulous fish restaurant in the area. All in all, we had a great time and are considering going back. Would definitely highly recommend staying at Villa Besida!

We had an amazing welcome from Goran - a delicious generous platter of prosciutto, cheese, nuts, coffee and bottles of local wine. the house itself has been beautifully renovated with very tasteful decoration and furnishings that highlights its rustic charm. The result is truly extraordinary. It's spaciousness means that even with 7 of us staying, it never felt cramped, it is a wonderful place to stay to "get away from it all" for a while, and just relax. There is a choice of nearby beaches to visit, but they are a little too far to walk to. As long as you have a car, beach access is not really a problem. One of the beaches is more secluded, very beautiful (and very quiet and peaceful). However we found it a bit of a challenge finding it the first time. Overall, we loved our stay and cannot express enough how wonderful the house is.

We are a family who restored the house the way that will make us and everyone staying at Besida feel even better than at home. We wanted to make it cozy, visually appealing and, above all, we wanted to make it a relaxing and inspiring space.
Although we live in central Croatia, we have always loved visiting Istria because its people, landscapes, and magical atmosphere always boost our spirits and help us unwind and enjoy life. This house was ideal because it is situated near the sea, airport, highway and a short and pleasant drive away from almost every Istrian attraction, festival or charming location.
We fell in love with the house because it is a stone house that carries the aura of old and romantic rural Istria but with adaptation we added a modern and artistic touch to it with all the necessary modern appliances and carefully decorated interior. Every room has a terrace with a sea view. The air is fresh with a scent of wild herbs. The night sky looks a lot better than even the most precise HD presentations of stars. People coming from towns and light polluted areas could not believe we were standing under the same sky.
