This renovated home is a sophisticated blend of contemporary and traditional Santa Fe. Throughout the home are beautiful hardwood floors, original thick adobe walls, and viga ceilings. Decorated with exquisite New Mexico art (both Spanish and Pueblo style) as well as traditional and contemporary furnishings. Excellent bedding: top end Sealy Posturepedic Optima mattresses and and Restoration Hardware/Hotel Collection linens have been selected for your comfort and enjoyment.
Refrigerated air-conditioning, state-of-the-art HD flat-screen television, basic cable, wireless internet, and very easy parking allow you to ease into perfect relaxation, with every modern convenience.
The large living room features a welcoming corner Kiva fireplace. The plush red leather sofa turns into a Temper-pedic queen bed ideal for two. You'll enjoy the rooms light and serenity as well as the many video options (Basic Cable, Apple TV and Xbox included).
The kitchen is well-equipped with Elba gas range, Sub-Zero refrigerator, Keurig coffee-maker, granite counters, dishwasher, microwave, and all the accoutrements to handle at-home gourmet cooking. Outside access the new Weber gas grill.
The separate dining room is casually appointed, with a beautiful round dining table that seats four or can expand into a larger buffet. You may also enjoy dining in the rear portal with it’s large and comfortable patio table and chairs.
The large master bedroom opens to the back Patio, features a king bed and ‘en-suite’ master bathroom of glass, stone, and marble, with a walk-in glass shower. Also, there is a large walk-in master closet with plenty of shelving and drawers. You can lounge with your morning coffee and paper in the private patio just off the master bedroom.
The guest bedroom has two extra-long twin beds that can be transformed into a king bed - just let me know how you want it. In the second bathroom, sink into an extra-deep whirlpool spa bathtub for those long bubbling tub soaks after a day of exploring, hiking or skiing.
Near both bedrooms is a laundry room with energy-efficient washer and dryer.

I grew up in Santa Fe and attended the nearby 'Garcia St. Club' as a young girl. I've always loved this historical part of Santa Fe and so pleased to own this authentic, yet modern, adobe. My fun discovery has been the eastside trail system that winds behind the homes and provide nice shortcuts to upper Canyon Road (El Farol, Tea House, and Gabriels), lower Canyon Road, as well as the Plaza. I also love the quiet and privacy of the home - so close to everything yet a welcome and relaxing home away from it all. I hope you will will feel the same at my house on Garcia St.
Santa Fe offers a bus that goes from sites to sites. Personally I enjoy walking or biking nearly everywhere.

Santa Fe Short Term Rental Permit: In Place. I pass along Santa Fe Short Term Rental tax of 7% on all rental fees including cleaning fee, but not on damage deposit. I usually collect this through Pay Pal so that the tax is not on top of the Airbnb fees.
Additional fees could include a $50 per pet per week fee, upon prior agreement (see Pet Addendum at end of this agreement.)
ABSOLUTELY NO SMOKING
Any evidence of smoking will result in a poor review and forfeiture of 50% of deposit. Please be aware of the dry climate in Santa Fe if you choose to smoke outside the home.

SPECIAL RULES for CHILDREN
This home can be a very special place for your family. I expect that parents ensure that children eat at the table, do not draw on walls (or Art!), do not spill on furniture or rugs. Children still in diapers or at risk of wetting beds should be in a crib or appropriate bedding that you provide.
NO DAILY HOUSEKEEPING SERVICE
While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. I can provide phone/emails for maid service that you can book and pay directly.
NO TOWELS OUTSIDE HOME
I do not permit towels or linens to be taken from the units, so bring your own for boating, swimming, or fishing (website hidden) POLICY
I believe it’s important to preserve our environment. Please take care not to use too many towels or linens. Separate recyclable trash. Keep heat and air conditioning at reasonable levels.
Parking is limited to two (2) vehicles. Vehicles are to be parked in designated parking areas only (at right and left side of the home). Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
Please do not drive my car (Fiat often parked in the back of the right spot)

Specific permission must be granted for bringing pets to the home. Please specify the kind of pet, breed, and size.
Guest hereby agrees to comply the following:
1.Guest to pay additional pet fee in the amount of $50 for 1 pet, $75 for 2, per stay or per week. No more than 2 pets allowed.
2.All pets must comply with the following specifications:
a.Must be at least 1 year of age or older
b.Must be house trained
c.Must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm preventive is highly recommended.
3.Guest is responsible for cleaning up any/all pet refuse inside and outside the home.
4.Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees.
5.All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival.
6.Pet must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be deducted from security deposit.
7.All pets must be leashed at all times outside the home.
8.Guest should prevent pets from producing excessive noise at a level that disturbs neighbors.
9.Pet will not be left unattended for an undue length of time, either indoors or out. Pet will not be left unattended on balcony, patio, or porch.
Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises.
The Guest shall be solely responsible for the pet while on the property.
Fran's home is exquisite in every detail. The furnishings are gorgeous, and the beds are deluxe. Even the foldout couch bed in the living room is exquisitely comfortable. And we are picky. Fran provides a list of fabulous restaurants, we enjoyed all of her suggestions. And when we phoned her with a question, she responded within the hour. The location is perfect for walking to old town Santa Fe. Fran and her home is so very welcoming. We are three girlfriends who have an annual reunion, and thanks to Fran, it was perfect!
We loved our stay - the house was exactly as pictured. The beds were comfortable and linens were nice and new - it's very quiet so we slept wonderfully. The kitchen was very high end and it was nice to have some basics available like sugar, coffee and condiments. 10 min walk to Canyon Road and a little longer to the main Plaza. Highly recommended - we'd stay here again!
Great home for a little getaway in beautiful Santa Fe! Close to everything, with a wonderful little coffee shop and bookstore walking distance from the house. Fran made sure the home was clean and welcoming. We were very pleased with our stay. Loved sitting by the fire in the living room. Super comfy beds and pillows a bonus!!!
Exactly as described and photographed, Fran's house in Santa Fe was our wonderful home for ten days. It was thoughtfully appointed, from very high quality housewares to her thorough instructions and personal guide to the area. The location just off Garcia Street was perfect for walking all over the city, yet private and quiet for a great night's sleep. Fran is a very conscientious host and we hope to return someday.
Fran's home was absolutely delightful. She thought of everything - all the little touches that make a guest feel so at home. Everything is so peaceful, quiet, quaint and yet very contemporary. Fran was a delight to work with - from beginning to end!

My primary home is in Potrero Hill in San Francisco. I love the home's gardens and fantastic views which you can see from five different patios or decks. My guests enjoy the combination of luxury and elegance with comfortable charm.
My second home, primarily a vacation home, is in Santa Fe, New Mexico, where I grew up. This home is truly "Santa Fe Style" with vigas (ceiling beams), Kiva fireplace, wood floors and thick adobe walls. The setting is spectacular in the heart of old Santa Fe with easy access to the museums, art, hiking trails, and plaza.
As you can see from my reviews, many first-time Airbnb guests have enjoyed my home. If you are new to Airbnb (or not) and want to book one of my listings, please consider these 'pro tips' gleaned from my airbnb experiences...both, as a host and as a guest:
1) Be Verified and have a nice, clear photo of your face on your profile *before* sending a note/booking request to a host (trust and transparency are keys to success here). As a woman it is especially important that I know who is staying at my home
2) Read the Airbnb FAQs thoroughly! Hosts with popular listings are busy people and we appreciate it when prospective guests ask questions unique to their travel situation and/or the listing in question.
3) PLEASE thoroughly read through my listing(s). I assure you that your questions about parking, public transportation, check in/out, etc. have been included in the listing(s)
4) Tell me about yourself. Since you may have few/no reviews, hosts like me must make a guess as to what sort of guest(s) you might be (and some hosts won't even consider people new to Airbnb). In the absence of a review, you might consider the following to ensure I (other hosts) will feel comfortable approving your request:
• in your initial note, it is appreciated when you include what your plans are during your stay (sightseeing, attending a conference, partying at clubs, etc)
• include assuring comments about how you will treat my home (i.e. "I will treat your home with the same respect I treat mine")
• let me know you've read the house rules, and that they are agreeable to you (this is a must, please)
5) Finally...I, like other busy hosts, keep my calendar up to date! So, if Airbnb is showing either of my listings as available for your dates - the place is available! If my listing suits your needs, it is best to send the booking request right off. If you hesitate, the other person looking at my place for your dates will get it!
