Please note: the estate is elevated on pilings and requires climbing stairs to access the main living level, river bank, sun deck and dock, so the property is not wheelchair accessible.

Bringing 19 guests together should feel effortless, without the need to split your group across separate structures or compromise on privacy. Our entire retreat sits unified under one single roof, featuring 6 spacious, dedicated full-sized bedrooms so every traveler enjoys genuine comfort and personal space:
• Master Suite: Features a King bed, a dedicated sitting area, and a private ensuite spa bath with a soaking tub.
• Bedroom 2: Full-size private bedroom featuring a King bed and a comfortable sitting area.
• Bedroom 3: Full-size private bedroom featuring a King bed and a dedicated sitting area.
• Bedroom 4: Full-size bedroom equipped with a Queen bed, a single bed (bunk), and a sitting area.
• Bedroom 5: Dedicated full-size bunk room featuring 2 bunk beds, plus a sitting and game area.
• Bedroom 6 (Upstairs): Expansive full-size upstairs suite featuring 3 bunk beds along with its own sitting and game area.
To guarantee the absolute highest standards of hygiene and comfort, all bed linens and bath towels are cleaned by a professional offsite laundry service. Additionally, all comforters, decorative pillowcases, and throw blankets are regularly washed and sanitized. For our youngest travelers, all baby crib linens are laundered separately using gentle, hypoallergenic baby detergent. While we take every reasonable precaution for delicate skin, guests with severe medical allergies or specific skin conditions are encouraged to inspect bedding prior to use or bring their preferred linens, as the host cannot accept liability for individual sensitivities.
CHEF & GATHERING SPACES
• Indoors: Fully equipped chef’s kitchen (double waffle maker, air fryer, gas range etc.) and dining for 20.
• Outdoors: A massive covered outdoor entertainment plaza under the house with a full outdoor kitchen, fans, and dining tables.
• The Grounds: 2 acres of fenced area, fire pit, hammock, and string-lit paths leading to the river.
SPECIAL EVENTS & GATHERINGS
Unlike standard rentals, we welcome special events!
• Approved Events: Micro-weddings, rehearsal dinners, workshops, and reunions (max 50 guests).
• Fees Apply: Events involving non-registered guests, weddings, rehearsal dinners, workshops, or outside vendors incur an Event Usage Fee and may also require a refundable security deposit.
• Please inquire before booking to discuss your event needs!

THE ESTATE
The entire 2-acre property, house, and dock are yours to enjoy!
RV & Camping Options:
• RVs: Electric hookups are available for $5 per day (please notify us in advance). Note: No sewage hookups.
• Camping: Backyard camping is permitted. Due to wildfire risks, ground fires are prohibited; please use the provided fire pit.
WATER SAFETY & SWIMMING
While swimming directly from our riverbank is restricted for safety reasons, you have unrestricted access to Lake Granbury (Brazos River) for fishing and boating. For swimming, Granbury City Beach Park is a short drive away with safe, sandy entry points.
EXCLUSIVE GUEST SERVICES (Additional Fees Apply)
• Water Sports: We can arrange boating, boat fishing, and board surfing (instruction included) for our guests through our preferred local vendor.
• Airport Transport: We provide a meet-and-greet transfer service for guests from the airport to the property and back.
IMPORTANT
Seamless Digital Arrival: To maintain insurance compliance for our luxury waterfront estate, primary guests complete a quick 2-minute digital DocuSign waiver prior to check-in. This simple step ensures guest safety around the river and acknowledging house rules and restrictions.

1. Sleeping Capacity (Max 19 Guests)
To ensure a comfortable stay, please review our bed configuration closely:
• Adult Limit: We can accommodate a maximum of 13 adults (sleeping in King, Queen, and lower bunk beds).
• Bunk Beds: The 6 top bunks are designed specifically for children and teenagers. They hold standard single mattresses (75" long) with a weight limit of 190 lbs. The ladders are not suitable for adults.
• Recommended Mix: For the best experience, we suggest a group composition of roughly 8 adults (3 Kings, 1 Queen) and 11 kids/teens.
2. Accessibility & Child Safety
• Stairs Required: The home is built on high pilings. Access to the main level and dock requires climbing stairs. The property is not wheelchair accessible.
• Families with Infants: We provide a Pack 'n Play, high chair, and collapsible baby bath (upon request) for your convenience. However, please note the property is not baby-proofed. Due to the stairs inside and outside, we ask that you supervise young children at all times.
3. House Rules Summary
• Quiet Hours: (Outdoors) 10:00 PM – 8:00 AM (Strictly enforced).
• Saturday Checkouts: Saturday checkouts are only available for bookings of 7 nights or more. For shorter stays, please choose a Friday or Sunday checkout.
Digital Guest Agreement: Because Brazos Breeze is a premium waterfront estate, our insurance requires the primary guest to sign a brief digital DocuSign agreement prior to arrival. Takes under 2 minutes to complete and covers waterfront safety, occupancy guidelines, and event terms if applicable.
