Our family home is yours to enjoy, from the living room swing to the backyard treehouse. Just 2.4 miles from downtown, this urban retreat is the perfect place to escape the hustle and bustle of the city, while being close to the action.

This house is super fun and comfortable for babies, kids, and their grown-ups. There is a swing in the living room (that can be easily taken off its hooks and put away should your little one decide the wooden seat makes a better weapon than a swing). The kids' room sleeps 6 and has 3 sets of bunk beds, a mini climbing wall, and a lego drawer - making for super awesome play days. Your big kids will fight over who gets to climb the rock climbing wall up to the top bunk. And they'll be eager to get started on their day when they slide down the fireman's pole to come to breakfast.

Enjoy the extensive children's library, board game collection, Nintendo NES and classic children's toys. In the backyard, the kids are sure to keep busy in the giant sandbox that is nicely shaded under the sun-room or defending their positions from the double-decker tree house. Sand toys, a play kitchen, and other outdoor toys like balls and soccer goals are provided.

This house has basic baby-proofing and comes with all the baby friendly gear you need.

If accommodating wee ones doesn't apply to you, just skip right over this paragraph. But for you families traveling with young children, who've spent hours combing through listings trying to see if a place is kid-appropriate, you've come to the right place. In addition to the standard baby-proofing (gate at the bottom of the stairs, outlet plugs, etc.), there are several other kid and baby-friendly amenities available for guest use during your stay. These include:

Sleeping arrangements:

There's plenty of room for everyone in our 3,000 sq ft family home. Upstairs is the master bedroom, with a king-sized bed and a chaise lounges (listed as toddler beds), perfect for little ones who needs to be close by. There is also plenty of room in the master to set up a pack 'n play (or two!) if needed. Just off from the master is an extra long twin tucked into a nook in the studio. The full master bathroom upstairs has two vanities and plenty of space for spreading out.

Downstairs is the kids' room, which has three twin bunk beds. This room can handle a gaggle of kids... Just toss 'em in. There is a half bath just across the hall for late night potty runs, but they'll have to fight over the grownups' bathrooms if you want to hose 'em down (or just have 'em run through the sprinkler out back... if it's summer, why stress?)

The yellow guest room has a queen bed and its own attached private full bathroom.

The blue guest room has two twin beds and a private full bathroom.

There is plenty of room in any of the bedrooms to set up a pack 'n play.

If there are additional warm bodies that still need a place to crash, we have three very sleep able full sized couches, one comfy love seat and one chaise lounge for very short or very small people. In a pinch, we also have two folding camp cots in the closet that are surprisingly comfortable and an air mattress. Extra bedding is available.

The beds are all made up with fresh linens, and plenty of towels are provided. If you need extras, just ask.

The kitchen is fully stocked with staples like sugar, flour, spices, and the like. You are also welcome to help yourself to any food you find that may have been left by previous guests (there's usually a decent stock of canned food, boxes of mac and cheese, etc.)

You're not going to find a bare minimum of kitchen supplies. Our kitchen is well-stocked with all of the regular pots and pans and other implements that a regular lived in kitchen would have. Some appliances may be tucked away in our endless cupboards so if you need something, start looking, there is a good chance you'll find it hidden away. And if there's something specific you need, let me know and I'll do my best!

The kitchen has the following small appliances that you are welcome to use:

rice cooker
immersion blender/chopper
Keurig single-serve coffee maker
coffee grinder
aeropress coffee and espresso maker
regular old coffee maker

There is enough dishware for at least 10 full place settings.

We also have a propane gas grill out back that you are welcome to use.

There are hair dryers in all of the full bathrooms, and small baskets with extra toiletries, in case you forgot something. Individual "hotel style" soaps are provided, in addition to large bottles of shampoo and conditioner in each bathroom. As mentioned earlier, there are plenty of towels and washcloths provided.

We've had some pretty big groups stay here, and I'm proud to say that we've never run out of hot water, even with several folks showering at the same time.

I go over this in another section, but I need to reiterate here. This is a NON-SMOKING house. We have many many families with young children who come through, and so I must be very strict about this rule. There is NO smoking anywhere in the house or on the property. If you need to smoke, you need to walk down to the street. Not on the front porch, not on the back deck, not in the backyard or the front yard. On the street. This is the one thing that I am super duper strict about. If that's not something your group can be okay with, then a different listing would probably be a better fit for you. Please know that a $500 additional cleaning fee will be assessed for violating this rule.

Ok, now for the good stuff. Here is your reward for reading all the way to the end! We have a pretty extensive nerf gun collection. Just say the word, and I'm happy to have my turnover assistants restock it for your group for some ultimate nerf wars, or a little early morning sniping. All I ask is that your group does their best to collect the fifteen million nerf darts that will end up everywhere and corral the guns back into their bin before you leave. Our family home is located in Adair Park, one of Atlanta's most up and coming historic neighborhoods.

It is a beautifully diverse neighborhood filled with some of the most amazing neighbors I've ever met.

Awash in Southern hospitality, don't be surprised by friendly nods from the neighbors as you pass by their front porches or see them on your morning walk.

The neighborhood has three parks, two with playgrounds. On most evenings, families with young children are out, catching up on the latest with their friends and neighbors, while the kids burn up some energy on the swings and jungle gym.

On any given morning or evening, expect to find lots of folks walking to or from the nearby West End MARTA (subway/train) station on their way to or home from work or taking their dogs out for walks.

A few things to keep in mind:

This is a neighborhood that is still in transition. Most of the houses in my immediate area are beautifully restored craftsman homes but there is still the occasional vacant boarded up home in foreclosure. It is a safe and comfortable community with a walkable family vibe and I have always felt safe strolling around the neighborhood with my kids.

The neighborhood is also very diverse, both ethnically and socioeconomically. In my opinion, it makes for a rich and beautiful community, reflective of the larger heart and soul of Atlanta.

However, Adair Park is just 2.4 miles from downtown, in the middle of one of the largest cities in the Southeast, and if you get nervous in an urban environment, then this may not be the place for you.

Our expectation is that you will respect our friends and neighbors who live next door and along these streets. We ask that you extend them the same courtesy you would your own neighbors - no loud noises late at night or early in the morning, being conscientious of where you park your car and where you leave your belongings and trash, and not smoking in and around the property.

Our family motto is "Be Kind." It's not fancy, but it certainly suits us.

After receiving a level of kindness from strangers that we never could have imagined, I hold steadfastly to the belief that everyone is kind, if we can only give them the opportunity.

We are Team Hill, myself (Rachel), and my son Jude (6 years old) and daughter Evie (4.5 years old).

My husband and their loving father passed away on Christmas Eve 2013, after a two and a half year battle with cancer. During that season, we crisscrossed the country countless times for various treatments, stayed in the homes of strangers who became friends, and received untold kindness and help from friends who became family.

We are currently staying in Los Angeles, where the kids are attending Kevin's alma mater, Village Christian Schools.

We have a beautiful house in Atlanta, Georgia that we have "turned into a hotel" as my four year old tells everyone. She encourages you to enjoy the swing in the living room, the rock climbing wall up to her brother's bunk bed, the slide and the treehouse out back, and to especially make sure you enjoy the "ginormous" sandbox under the sunroom.

Other than that, the house is yours to respectfully enjoy in comfort and privacy. We love our community, and our neighbors have been great as we navigate this current season where we are not living full time in our house. We ask that you respect our neighbors' privacy and sense of safety by not disturbing them except in case of emergency, by keeping volume levels appropriate, and especially by not smoking in or around the house.

In addition, please do not park in front of our neighbors' houses. There is ample parking in our driveway and in front of our house. If you need additional parking, please park down the street so that our neighbors may park safely in front of their own houses. We appreciate your understanding!
