This cozy home is perfect for the under 40 crowd. It's all about the location - close to everything and stocked with all you need. Comfy bed, screened in porch, compact kitchen,& a flat screen with wifi, WD, Apple TV (Netflix, youtube, PBS, HBO Go)
Located one block from Atlanta's Beltline, this 1 bedroom charmer sleeps 2-3 comfortably (queen bed and couch) and has a screened in porch. It is located on a quiet, safe street surrounded by newly built high end homes on both sides. The cozy IKEA kitchen has butcher block counters, microwave, fridge,coffee maker, and a gas stove. Cups, plates, silverware, sheets, and towels are all in place to make your stay nice and homey. The mattress is super comfy as it is fairly new. This home doubles as my office M-F but I'm usually out in the field although will occasionally pop in (to the other office/bedroom) to knock out a bid or write a check between the hours of 9-6. On weekends I'm not there so you get the whole house to yourself along with Sadie.
Located in Reynoldstown, its super close to great shopping/bars/restaurants in Little 5 Points, East Atlanta, Cabbagetown, and 1-20 gets you downtown in 3 min!
Sadie (who lives there full time is super low maintenance but needs to be fed and let out in the back yard to go) is an adorable mix who loves company. You can throw the stick or ball for her in the (mostly) fenced back yard or take her for a walk down the Beltline.
There's a great coffee/beer bar 2 blocks away serving up great fare and they even cater to vegetarians. Kroger grocery is 4 blocks away next to Target and ther are many great restaurants you can walk to.
I'm a house fiipper so this house doubles as my office/construction storage (shed out back) and the furnishings are what I use for staging. There's a new flatscreen TV and Apple TV with Netflix, HBO Go, Hulu for movies/tv/documentaries. If this ad comes up on airbnb that means I'm in between flips and all furnishings are in place.
Marta is close by (7 min walk), the bus line is on the corner, and I20 is a major highway 5 blocks away so you can get anywhere quickly.

Reynoldstown is the best! Great people: artists, musicians, creative types alongside families, dog lovers and original neighbors. It is close to Marta rail, and a hop skip and a jump to all the best bars and restaurants Intown Atlanta has to offer

Fill reservoir with water then put ground coffee in filter and press the on button (make sure all components are in place or it wont work) then wait 5 min
Towels and sheets have been cleaned and are in the dryer or chest in bedroom.
Please hang towels on shower rod after use
The space heater is set to 68 in winter, window AC is in good working order
Please leave front and back porch lights on when you leave along with middle hall
The bedroom speaker is bluetooth for ipod/iphone/ipad
Please let Sadie out back on the leash to do her duty in the AM and PM and pour 2 cups of dry mixed with 1/2 can of wet food, add dry food if bowl is empty. She loves walks around the block or fetch with tennis balls. Leave her inside when you leave.
If you have any difficulty getting her to come just pick up one of the big sticks/balls in the yard and toss it - she’ll bring it right to you
Please limit smoking to the back porch
To use Apple TV/Netflix, turn flat screen on, input HDMI 1, then push menu on the Apple remote, and scroll through - Netflix is free but any Apple Movie/Tv show purchases will be deducted from deposit (notify me via text)
Please put keys back in lockbox each time you leave
If the toilet runs please jiggle the handle
If you’d like some free time away from Sadie just put her on her lead on the umbrella stand or hook leash to porch railing - leave with bowl of water and tennis ball or put her in front office and close the door

First the good stuff. The house is located in a very interesting neighborhood with access to a lot of restaurants and bars. MARTA is close by, providing cheap and easy access to downtown. WiFi access is available and access to internet TV is provided.
I’ll be completely honest and say that this is a dog house that serves as a part-time office for the owner. The entire place reeks of dog smell, especially the sofa in the living room. We have no problem with dogs, we have two of our own. The dog here was well behaved, but looked as though it could use some veterinary care and a pedicure to get its claws trimmed back.
Like a previous reviewer, upon arrival we had to dry our own bed linens and make the bed. We quickly discovered that the dryer vent hose was hanging loose and the dryer was venting directly into the house. The “linens” and horrible pillows looked as though they had been stolen from a homeless shelter and once we got them on the bed we had to take extra precautions to keep the dog from wallowing on them.
Even though the place has a kitchen, don’t plan on doing any cooking unless you bring everything you need. Well-stocked would not be a term used to describe this kitchen. From what we could tell, there was one tiny frying pan, a kettle stored with some painting supplies on top of the cabinets and a few pieces of tableware stored in a dirty coffee can on the counter. There weren’t even any real glasses in the place, but only a couple of plastic party glasses and a few coffee cups to go along with some partial bags of coffee that no one had even bothered to close after use. Bottled water was at least provided so we were able to limit the number of times we had to put our hands on the kitchen faucet.
By all indications, the “housekeeper” is apparently Stephen Hawking. There was what can only be described as filth all around the refrigerator. Pellets that appeared to be rat poison were lying in the filth behind the refrigerator. Similar accumulations of dirt and dust bunnies were behind the bed and other areas around the house.
The bathroom is tiny, but fully equipped with one washcloth, some towels and fixtures that would be treasured by people who like to use old, stained porcelain for flower planters. Like the bedroom, the ceiling looked as though it might cave in at any moment. Fortunately, after luxuriating in the low-pressure dribble that comes out of the shower or the violent, uncontrolled splatter from the sink faucet that is missing the aerator, you can warm yourself with the modern gas heater that is mounted far too close to a wall directly across from the missing smoke alarm.
We would never choose this location again and this experience has made us very cautious about using AirBnB for future stays.
Place was as expected, location was good and sadie is cool. Bedroom could really use a door to make it more comfy and keep the dog out of the bed.
the neighborhood was nice, and sadie was a sweetheart. not too many things in the kitchen if you're looking to cook meals, but it wasn't bad. the house was a nice size and i loved the covered porch, but the bedroom definitely needs a door.
My boyfriend and I had a great time staying at this house! We were only here for a night so our stay was brief, but it was very accessible to the MARTA, and local shops and restaurants. We were able to walk to the Jimmy Carter Center from here and were a subway stop away from the King Memorial. This was important since we had no car and were mostly on foot. Sadie makes a great household companion as well for anyone who loves or misses their dogs at home.
We really enjoyed our stay last weekend. Cute neighborhood, convenient to little 5 points and restaurants. House is as pictured and it's nice it has off-street parking.
Sadie was super sweet and easy to take care of. I miss her! Would definitely like to stay here again.
We had a great time here! The location was great, we walked to two awesome diners - Thumbs Up and Home Grown. You can walk to great bars as well, we used Uber at night for a quick 5 dollar ride but would have been perfectly comfortable walking at night (it was a cold weekend which is why we used Uber)
Little Five Points is also an easy walk for those that enjoy exploring on foot.
The house had everything we needed and more for a two night stay and was very well heated. Jeff has instructions around the house to make things a bit easier to navigate.
Sadi was very kind and low maintenance. She was very insistent about being in the bed and when we did not allow her up she paced around the house on our second night. The downside to her pacing around the house is that the floors are hardwood and the bedroom does not have a door so we could hear every step that she took.

This was a great but quick stay. Met Jeff as I was checking in and he was leaving his office. He offered to help if anything was needed, but everything was great. The home is as pictured. And Sadie was fantastic to curl up with at night. :) You don't have to have her sleep with you, but just know she's a great bedmate!! I'd definitely stay again if the need arose to be back in the area.

I'm from Atlanta and love to travel for music gigs. I try to get out west at least once a year. I love pets, good food, great music, and motorcycles. I run a smallish design/build company and rent the spare bedroom in my office/house through Airbnb. I've met some great guests and love it!
